During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following . information, clarifications, or changes are neededReviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter formatindicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. nd Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8am-12pm on Wednesdays. General Review Note: 1.The regulatory oversight of required backflow prevention assembly installations for landscape irrigation systems is under the City of Edmonds Public Works Operations Division. A completed ‘Landscape Sprinkler Permit for Backflow Prevention Assembly Installation’ – see attached – must be completed and returned prior to the installation and the required inspections performed as specified. On sheet A-0.1 – Cover Sheet: 2.General Notes a.Note #12 – Change on the plans the code version regarding the required attic draftstopping from ‘2009’ to ‘2012’. b.Note #19 – Change on the plans the wording for the sign to be posted on the egress side of and on or adjacent the main exterior door from ‘This door to remain unlocked during business hours’ to ‘ This door to remain unlocked when building is occupied’ per 2012 International Building Code (IBC) 1008.1.9.3. On sheet A-2.1 – Floor Plan & Door Schedule: 3.Floor Plan c.Indicate on the plans the proposed alterations providing an accessible route to the area of primary function per IBC 3411.7. The costs of providing the accessible route are not required to exceed 20 percent of the costs of the alteration affecting the area of the primary function. Installing a ramp per ICC A117.1-2009 section 405 (as required) to serve the relocated entry door and the installation of grab bars per A117.1-2009 section 604.5 in the restroom are viable options in meeting the requirement. d.Indicate on the plans the proposed size of the crawl space access in compliance with IBC 1209.1. e.Identify the element represented on the plans adjacent the ‘stop’ side of the door opening to the ‘Existing Office’. It appears that it could be a sliding door. If so, indicate the required sliding door hardware installation that is exposed and usable from both sides when the door is in the fully open position per ICC A117.1-2009 section 404.2.6. f.Indicate on the plans the minimum required beam to support the loads over the relocated door on the west side of the structure to guide proper review, construction, and inspection. 4.Door Schedule g.Remarks #2 – Change on the plans the code version regarding the required placement of accessible signage from ‘2003’ to ‘2009’. h.Door Notes #1 – Change on the plans the code version regarding the allowance for key-operated locking devices on main exterior doors from ‘2006’ to ‘2012’.
