FormerEWHS2.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: May 13, 2007 TO: Edmonds School District, Attention Matt FAX: 206-441-0478 FROM: Ann Bullis, Assistant Building Official RE: Plan Check #2007-0366 & 2007-0365 Project: Remodel Buildings F & H th Project Address: 23200 100 Ave W During re-review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Provide written responses to each comment and where changes can be found on the plans. Please submit revised plans/documents to Theresa Umbaugh, Permit Coordinator. 1.Previous item 1: Note the Type of Construction on the coversheet of the plans. 2.Previous item 3 (for reference, room numbering was changed on the resubmitted plans): a.The distance between required exit doors at Library H23 must be measured in a straight line from door jamb to door jamb (IBC 1014.2.1). Sheet G002 shows the measurement of actual travel distance which is incorrect. It appears it will not meet the minimum required dimension. A new second exit door must be provided. b.See item 3 below regarding staff lounge area (H13) c.The occupant load modifications for classrooms are subject to approval by the Building Official with the proposed Alternate Design. 3.Previous item 5: We disagree with the occupant load factor of 100 used for the staff lounge. The appropriate factor would be 15 as was previously on the plans. 2 exits are required, unless you plan to justify in your alternate design for occupant load modifications. 4.Previous item 7: The occupant load modifications for classrooms are subject to approval by the Building Official with the proposed Alternate Design. 5.Previous item 8: Detail and hardware information for the proposed egress gates must be provided for review at this time since it is a life-safety item. 6.Previous item 9: This item is still outstanding. It is the responsibility of the Architect of Record to show all existing and proposed fire and life-safety information on the plans. As stated previously, these building were built while under County jurisdiction and the City has no plans. The City cannot do a complete review of the proposed project without this information. 7.Previous item 10: Still outstanding – see item 6 above. 8.Previous item 14: See Building Official letter dated 5/10/07 9.Previous item 15: See Building Official letter dated 5/10/07 10.Previous item 20: On the coversheet list the exterior fences/exit gates as a separate permit. 11.The Alternate Design request submitted must specifically state which rooms the occupant load modification is being requested for. Use room numbers and uses of space. 12.Clearly show on Sheet G002 which rooms/occupant loads are part of the request for Alternate Design for the occupant load modification. 13.Alternate Design request must be stamped/signed by Architect of Record, Gerald Reifert.
