ORDINANCE NO. 3449
AN ORDINANCE OF THE CITY OF EDMONDS,
WASHINGTON, GIVING PRELIMINARY PLANNED
RESIDENTIAL DEVELOPMENT (PRD) AND PRELIMINARY
PLAT APPROVAL FOR A PROJECT COMMONLY KNOWN
AS MEADOWDALE ESTATES, LOCATED AT 6880 -172ND
STREET SW, AND FIXING A TIME WHEN THE SAME
SHALL BECOME EFFECTIVE.
WHEREAS, following public hearing, the hearing examiner of the City of
Edmonds recommended conditional preliminary approval of a Planned Residential Development
(PRD) and preliminary subdivision for property located at 6880 — 172'd Street SW in Edmonds,
Washington; and
WHEREAS, the City Council considered the recommendation of the hearing
examiner at closed record review on March 25, 2003; and
WHEREAS, based upon the record and the presentation of the parties of record,
the City Council finds it to be in the public interest to approve a preliminary plat and to give
preliminary PRD approval to the applications P- 2002 -93 and PRD- 2002 -40 adopting as its
findings of fact and conclusions of law the findings and conclusions set forth in the hearing
examiner's recommendation of February 21, 2003; NOW, THEREFORE,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON, DO
ORDAIN AS FOLLOWS:
Section 1. Preliminary subdivision approval under File No. P- 2002 -93 and for
Planned Residential Development preliminary approval under File No. PRD- 2002 -40 is hereby

granted, conditioned in accordance with the recommendations of the hearing examiner dated
February 21, 2003 and incorporated by this reference as fully as if herein set forth. The approval
is given for certain real property to be known as Meadowdale Estates and located at 6880 — 172'd
Street SW, Edmonds, Washington and legally described on the attached Exhibit A, incorporated
by this reference as fully as if herein set forth.
Section 2. Effective Date. This ordinance, being an exercise of a power specifi-
cally delegated to the City legislative body, is not subject to referendum, and shall take effect
five (5) days after passage and publication of an approved summary thereof consisting of the
title.
