ORDINANCE NO. 3467
AN ORDINANCE OF THE CITY OF EDMONDS,
WASHINGTON, AMENDING THE OFFICIAL ZONING MAP
OF THE CITY OF EDMONDS TO CHANGE THE ZONING
DESIGNATION OF CERTAIN REAL PROPERTY
IMMEDIATELY NORTH OF THE PARCEL ADDRESSED 8017
238' STREET, COMMONLY KNOWN AS THE
DIPANGRAZIO REZONE, FILE NO. R- 2003 -47, FROM CG TO
RM -2.4; AND FIXING A TIME WHEN THE SAME SHALL
BECOME EFFECTIVE.
WHEREAS, on June 25, 2003, the Planning Board held a public hearing to .
consider an amendment to the official zoning map regarding certain real property commonly
known as the DiPangrazio rezone, located immediately north of the parcel addressed 8017 238th
St. S.W., and legally described in Exhibit A, attached hereto and incorporated herein by this
reference as if set forth in full; and
WHEREAS, • the Planning Board subsequently submitted its findings and
recommendations to the City Council, and
WHEREAS, the City Council considered the Planning Board's recommendations
and conducted a public hearing regarding said rezone request on August 5, 2003; and
WHEREAS, the City Council has determined that the proposed amendment
satisfies the criteria of Chapter 20.40 of the Edmonds Community Development Code (ECDC)
and warrants approval; and
WHEREAS, the City Council adopts the findings and conclusions of the Planning
Board after careful consideration of the same, and

WHEREAS, the City Council, in making its determination that the rezone
application satisfies the review criteria enumerated in Chapter 20.40 ECDC, specifically
concludes that the proposed rezone of the subject property is consistent with the land uses and
zoning of surrounding properties; and
WHEREAS, the City Council finds that the subject property as rezoned, comports
with the City's comprehensive plan, NOW, THEREFORE,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON,, DO
ORDAIN AS FOLLOWS:
Section 1. The City Council adopts the findings and conclusions of the Planning
Board regarding the proposed rezone.
Section 2. The official zoning map of the City of Edmonds, as adopted by action
of the City Council, is hereby amended to change the zoning classification of certain real
property located immediately north of the parcel addressed 8017 238th St. S.W., as provided in
file No. R- 2003 -47 and legally described in the attached Exhibit A, from CG (General
Commercial) to RM -2.4 (Multiple Residential -2,400 square feet).
Section 3. The Planning Director is hereby instructed to effectuate the necessary
amendments to the official zoning map of the City of Edmonds pursuant to this ordinance.
Section 4. Effective Date. This ordinance, being an exercise of a power
specifically delegated to the City legislative body, is not subject to referendum, and shall take
effect five (5) days after passage and publication of an approved summary thereof consisting of
the title.
