Email: edmondsremodel@gmail.com RE: PLAN REVIEW COMMENTS FOR PLAN CHECK #BLD20110451 WEAKLAND/LEE DECK PERMIT APPLICATION LOCATED AT 640 – 13TH WAY Dear Mr. Brewer: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: 1. Site Plan: Please make the following revisions to your site plan: a. The dimensions of the third tier of the deck as shown on the site plan are 8’ by 16’; however, they are indicated on the building plans as 8’ by 18’. Also, the cut corners of the tiers as shown on the building plans are not indicated on the site plan. Please correct these discrepancies. b. Verify that all existing structures are shown on the site plan. c. Provide the lot area. 2. Height: Since a portion of the deck is proposed to be covered, height calculations are required. Please indicate the height rectangle and height calculations on the site plan, and indicate the average grade, maximum allowed height, and proposed height on the elevation view. Refer to the attached height calculation handout for guidance on how to conduct height calculations. 3. Lot Coverage: Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Please provide lot coverage calculations on your site plan (including a breakdown of the areas of each individual structure on the site). Note that the lot coverage calculations must include the areas of the footprint of the existing residence, garage, proposed deck, and any other existing or proposed structures. Please provide the total lot coverage in square feet and as a percentage of the lot area. The maximum allowed lot coverage for the RS-6 zone is 35 percent of the net lot area. 4. Setbacks: In order for staff to verify compliance with the required setbacks for the site, please indicate the shortest distance from all portions of the proposed deck to all property lines. All submittals should be made to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
