The City of Edmonds Engineering Division has approved your fence permit. Your plans
indicate the existing open ditch along your south property line will be filled. A grading
permit will not be required at this time as you are not proposing a fill in excess of 50
cubic yards.
However, in researching Edmonds View Estates and documents for your property the
purpose of the drainage ditch and easement on the southerly 10 feet of your property is to
collect surface water runoff and distribute it to the storm detention system for the plat. It
appears as though the open ditch does not receive significant surface flows due to the
installation of a drainage system on the properties to the south (subdivision -Sea Mountain
Estates) of Edmonds View Estates.
It is highly recommended however, that you maintain some sort of system in this area.
One option would be to install perforated drain pipe with washed rock and filter fabric as
shown in the detail provided below.

COVENANTS CONTAINED ON THE FACE OF THE PLAT AS FOLLOWS:
Owners and all persons having any present or subsequent
ownership interest in these lands and the successors and assigns
of owners or other parties having any said interest-, hereby agree
that the City of Edmonds shall be held harmless in all respects
from any and all claims for damages for injunctive relief which
may be occasioned 'low or =n the future to adjacent land or
j improvements, by reason of the construction; operation and
maintenance of the drainage system, and hereby waive and release
the City of Edmonds from any and all claims for damages,
excluding damage caused solely by an act_ or omission of said City
and injunctive relief which the owners, or their successors or
assigns, may themselves have now or in the future by reason of
the construction, maintenance and operation of said drainage
system.
The right to drain all road and streets over across any lot
where water might take a natural course after roads are graded
in. No land drainage shall be diverted to public roads rights of
way nor shall it be diverted or blocked from drainage along its
normal course. Any enclosing of drainage waters in culverts or
drains or re-routing across lots shall be at the expense of the
land owner. All as dedicated on the face of the plat..
EASEMENT PROVISIONS CONTAINED ON THE FACE OF THE PLAT, AS
FOLLOWS:
An easement is hereby reserved for and granted to Public Utility
District No. 1 of Snohomish County and General Telephone Company
of the Northwest, Inc., and the City of Edmonds, their respective
successors and assigns under and upon the exterior 7 feet
parallel with and adjoining the street frontage of all lots in
which to install, lay, construct, renew, operate and maintain
underground conduits, cables and wires with necessary facilities
and other equipment for the purpose of serving this subdivision
and other property with electric, telephone and water service,
together with the right to enter upon the lot at all times for
the purposes herein stated.
Also, all lots shall be subject to an easement 2.5 feet in
ti width, parallel with and adjacent to all interior lot lines for
purposes of utilities and drainage.
No lines or wires for the transmission of electric current or for
telephone use, CATV, fire or police signals, or for other
purposes shall be placed or permitted to be placed on or upon any
lot outside the buildings thereon unless the •same shall be
underground or in conduit attached to the building.
