Councilman Nordquist questioned the Planner on whether or not there could possibly be any grave sites in this tract, as it has been a part of the cemetery for some time. Plans were presented and reviewed, followed by discussion and comments from the applicant. There is an easement that connects to the alley, so that trucks can be parked off-street. The Board said that the applicant will need to have exact landscaping plans for the project. MRS. BERNHOFT MOVED, SECONDED BY MR. GOLDSMITH TO APPROVE THE PLANS AS SUBMITTED, SUBJECT TO APPROVAL OF FINAL LANDSCAPING PLANS. It was pointed out that the applicant could not receive a final occupancy permit until he has the final landscaping plans. MOTION CARRIED. Mr. Westlin asked if approval has been received regarding the plantings in the right-of-way. It was indicated that this has not been discussed, but could be gone into at the time of the submission of the plans. It was suggested that the applicant discuss this with the Engineering Department, and to indicate the location of existing sidewalks and property line. RML_F Mr. Wallis presented the plans for review. There was a discussion involving the parking requirements and the space provided. The comment was made that there is not enough room to back up or turnaround. There was discussion which indicated that the adjoining apartment does not have adequate parking, which creates somewhat of a problem. M Mr. Wallis said that this could be a non -conforming condition. The City Engineer stated that if, in any way, they block the way of the road, they are in violation of the rules of the road and can be towed away. There was discussion on landscaping in the right-of-way. Don Burton, Park Superintendent, who was present in the audience, was asked his opinion with respect to a tree developing until it gets to the point where it has to be trimmed up to 8' and you would have nothing left but a stem. Mr. Burton said that it would depend on the type of tree used, but as long as there is.sight clearance there is no problem. There were no comments from the audience. MR.
