(71-- l ID This report provides recommendations for the design and installation of helical anchors that will be used to resist seismic ground motions on the Calais apartments located at 1115 4th Avenue South in Edmonds. We have met and discussed the procedures you are following to evaluate the strength characteristics of the existing three story building using IBC 2003 design parameters for this analysis. Based on the results of your preliminary analysis the structure shear wall system will need upgrading along the west side of the building. In addition to foundation tie -down anchors there will be a need for helical ground anchors to transfer vertical structure loads into the subsoils as well as to provide for uplift resistance. Our previous reports provided confirmation of the design parameters that you are using in connection with this voluntary seismic upgrade. Site Conditions The Calais property is underlain by dense Outwash deposits consisting of silty sands, sandy silts and gravels. These soils extend under the three story building to depths in excess of 25 feet and they are dense to very dense to this full depth. The permanent groundwater table is at least 50 feet below this property, and due to the dense nature of the underlying soils the potential for liquefaction is considered very low. The building pad was excavated to a level surface and the foundations were constructed on the onsite native soils. Excellent foundation support is available at or near the ground surface. Geotechnical Recommendations An allowable soil bearing value of 2500 psf may be used for evaluation existing bearing wall foundations under this three story structure. For new underpinning pad footings under the shear walls, this value may be increased to 3500 psf where the pads are at least 2x2 feet in dimension. This bearing value may be increased by 33% to account for temporary loading from seismic or wind conditions. It is recommended that the grade beam excavation be hand compacted with a mechanical tamper to provide a firm and unyielding surface for proper interaction with the underlying native soils. Soil strength criteria for this site can be based on the following: Dense Outwash soils (silt -sand) c = 100 psf, cp = 38°, y = 120 pcf Active pressures on buried walls should be analyzed for 35 pcf with a level backfill condition. Resistance to lateral forces can be provided by a passive pressure of 300 pcf on continuous bearing wall foundations, and a value of 350 pcf on retaining walls (FS = 1.5). Estimated total settlement for the existing or new foundations will be less than 1/2 inch under DL + LL or dead plus seismic loading. Estimated differential settlement will be about 1/2 of the total settlement over a distance of 20 to 25 feet. A subgrade modulus Of 250 pci may be used for these dense Outwash soils. Temporary screw jacks will be required for support of the existing footings while the new pad footings and grade beam are excavated and poured under the new shear wall construction. These jacks will be placed on an 18x18 inch concrete pad and a 6x6 inch steel plate for proper bearing under the existing foundations at 36 inches on center. Subgrade soils exposed under the screw jacks should be inspected prior to pouring the individual concrete pads. Helical anchors will be installed under each end of the shear walls that will be located across the west side of the building, and they will extend into the new grade beam. These anchors may extend into the existing foundation walls if they have sufficient strength and a suitable connection can be made. It may also be possible to extend the hold down anchors into the grade beam below the shear walls, with the helical anchors at the ends of the grad beam. On the basis of the above soil strengths and our experience with similar soil conditions in Edmonds, we recommend that 12 inch diameter, single helix Dixie anchors (N-6203- 0013) be installed at the locations as specified in your seismic design. These anchors will include a 1i/2 inch square shaft with a 1/2 inch thick single helix that is hot -dipped and galvanized per ASTM A153• Installation will be accomplished with a portable drive capable of up to 6500 ft lbs of torque. These are working loads that have a factor of safety of two included. At least 90 to 95% of the anticipated compressive forces and all of the uplift forces during seismic ground motions will be transferred from the shear walls through the grade beam and into the helical anchors at each end of the grade beam. Field load testing should also be performed on the first installed anchor location using appropriate jacking and pressure cell equipment to record the amount of torque resistance provided by the anchor. Expected depth of these anchors will range from 15 to possibly 20 feet, but will be determined by the resistance of the dense Outwash soils. Field inspection should be performed during the drilling of all of the helical anchors to verify their actual load capacities as installed. Summary Special inspection services should be preformed during initial excavation for the underpinning pads and grade beam installation to confirm compliance with the project drawings and specifications. Appropriate testing and inspection of the helical anchor installations will also be required. The conclusions and recommendations presented in this report are based on 1) our interpretation and evaluation of soil conditions on this site, 2) confirmation of the actual subsurface conditions encountered during construction, and 3) the assumption that sufficient observation and testing will be provided during appropriate phases of the work. Our findings and recommendations of this report were prepared in accordance with generally accepted principles of geotechnical engineering as practiced in the Puget Sound area at the time this report was submitted. The Geologic Site Hazards and Foundation Checklist as contained in ASCE 31-03 "Seismic Evaluation of Existing Buildings" includes the following items as described in Section 3.8: • Liquefaction — the onsite soils consist of dense to very dense Outwash silty sands and gravels; depths to the groundwater table are well over 5o feet, and these soils are not subject to liquefaction; (compliant) • Slope Failure — the existing building was constructed on a level graded pad on native soils; there are no slopes adjacent to the building that would impact the stability of the existing foundations; seismic ground forces will not adversely affect this building site; (compliant) Surface Fault Rupture — the nearest known fault zone is the Whidbey Island fault zone that is located 7 miles to the northeast; the potential for ground rupture due to a nearby earthquake epicenter on this fault zone is considered very low; return periods on this fault system are well in excess of 500 years for a moderate sized earthquake; (compliant) • Foundation Performance — an inspection of the existing perimeter foundation walls supporting this three story building show no evidence of differential settlement or lateral movement; in our opinion the foundation system has performed well over the life of the structure, and will continue to provide satisfactory structural support; (compliant) • Deterioration — based on the above foundation inspection there is no evidence of • concrete deterioration or damage due to corrosion or chemical attack; (compliant) This building site and foundation evaluation was performed in support of the Tier 1 Evaluation and the voluntary seismic upgrade that involves life safety issues only. It is understood that the City of Edmonds has authorized this limited scope per IBC 2003 Code that is based on member strength of the existing structural components. The original concrete retaining wall height was to be 4 to 5 feet, but there was a design change to allow construction of this wall to a final height of 6' 6'. Our original recommendations included an active earth pressure of 35 pcf and a passive pressure of 25o pcf be used in the design of this new wan. An allowable soil bearing value of 2000 psf was increased to 250o psf based on the presence of dense native silty sands in the base of the footing excavations for both the concrete wall and the interlocking block wall. The latter block wall was also increased in height to a maximum Of 4' 3" using the increased bearing pressure. In my July 7th letter I recommended the use of a peak ground acceleration value of o.o7g in addition to the recommended active earth. pressure. A site inspection was made just prior to the pouring of the concrete wall footing and the segmented block wall footing, and we approved the bearing soils for the revised 250o psf design value. I was aware of the field inspections made by Mark Heinzig during the construction of both retaining walls, installation of the rear wall subdrain, and the backfilling of these walls. The purpose of our site inspection was to document the site soil and slope conditions, and to provide recommendations for the design of the replacement wall system. 'Existing wall height ranges from about 4 to 5 feet behind the carport where there is a 2H:1V slope extending up to the apartment building on the east side of the property. This concrete wall will be replaced with a n interlocking block wall about 41/2 feet high with a 2H:1V slope extending up 2 to 3 feet up to the property line. On the basis of our site inspection and review of your construction drawings, it is my opinion that the proposed Keystone (or Mesa) wall can be constructed as proposed. This wall will have a granular drainage blanket behind the block, and will abut the native stiff sand silt soils. It is recommended that an active earth pressure of 35 pcf and a passive pressure of 250 pcf be used in the design of this new wall. An allowable soil bearing value of 2000 psf may be used for support of the base of the interlocking block wall. This wall should be underlain by 4 to 6 inches of crushed gravel, and the lowest block should be embedded at least 8 inches below final grade. The existing apartment building foundations are 18 to 20 feet behind the new wall and will have no lateral pressure influence on the earth pressures acting on the block wall. Temporary slope cuts in the native soils may be made at V/21-1:1V up to a height of five feet. Above that height the slope should be laid back at a 11-1:1V gradient to prevent sloughing into the wall construction area. During construction, I performed periodic civil site observation (site visits) at intervals appropriate to the stage of construction, to observe the progress and quality of work completed by the Owner/Contractor. I found the install of the temporary dewatering system & repairs to the existing utilities to be in general conformance with the design intent of the PE stamped, permit approved drawings referenced above, and PE stamped post -permit, engineer field repair details. Finally, while all circa 2007 onsite civil infrastructure repairs that I field observed were performed by the Owner/Contractor in general conformance with design intent of the above referenced, permit approved plans & field details, I am not providing any direct or implied construction warranty on the recent utilities repairs. CI COPY 0 • Engineer's Discussion on Carport's 2006 Engineered Repairs (Mark Heinzig, PE of Heinzig Enterprises, Inc. July 8, 2006) L Overview: Following is a brief narrative summary of the Calais Apartment's Carport design/permit history between 1981- 2006, recap of Mark Heinzig, PE circa 2006 non-invasive structural condition survey of the Carport, it's (existing) structural deficiencies, and an overview of the circa 2006 Carport engineered repairs designed & drafted by Mark Heinzig, PE of Heinzig Enterprises, Inc. IL Design, Permit & Construction History: As outlined on S 1.0, based on archived permit records obtained from the City of Edmond's Building Dept., the 1-story, semi -opened, Carport structure is part of the Calais Apartment Complex originally designed in 1981 by Robert E. Young (WA Architect # 1394) & WA PE civil engineer Duane C. McMahan of McMahan & Baker, Inc in 1981-1982, per the1982 Uniform Building Code & City of Edmonds Development Code in effect (See reference drwg A1). The "original" Calais Carport design by Robert Young (depicted on A 1) was `changed' by Owner Monte Clouston in 1984, with PE stamped structural drawings in 8.5x1 t & l 1x17 format prepared by WA PE Kevan Pirbazar, included in Part 6. On 6/24/05, the Owner/Contractor, Monte Clouston of Western Commercial, applied for construction permit for the Calais Apartment complex (3- story bldg + Carport) with the City of Edmonds (Permit #850461), and received subsequent permit approval, construction inspection review/approval. After construction, Monte received a June 12, 1985, Certificate of Occupancy from Mr. Harold M. Reeves, Bldg Dept. III. Structural Condition Survey, Circa 2006. As part of rental to -condo conversion effort, Monte retained Mark Heinzig, PE of Heinzig Enterprises, Inc to perform a limited scope, non-invasive, structural condition survey of the existing Calais Apartment complex, including review of the existing Carport. During (2) field visits, Mark observed several (apparent) structural deficiencies in the Carport's existing lateral force resisting system (LFRS), and evidence of excessive damage to (some parts) of the (E) Carport's retaining wall system; this included some excessive wall rotation, excessive width "through wall" cracks, & spalling of (E) retaining wall concrete in proximity to embedded post bases/columns along Grid B columns between Grid 2 - 9. Also, since the (E) Carport's existing 6x14 roof beams were supported by 6x cols, securely bolted to "rotating" retaining walls along Grid B, they (some columns & roof beams) were also `rotating' & showing signs of member/connection distress. Altogether, these conditions, field documented in (50+) photographs & engineering sketches (not included), left portions of the Carport superstructure (along Grid B) vulnerable to partial collapse, due either to `P-Delta' effects or continued (excessive) rotation & collapse of the retaining wall system. IV. Carport's (E) LFRS Design Vulnerabilities: Mark's informal review of the Carport's existing LFRS system historic design (Part 6), indicates it didn't meet the 1982 UBC code criteria, and had several design/detailing flaws. It appears the historic design engineer (Kevan Pirbazar, PE) intended the Carport's (E) LFRS system to consist of (a series of) transverse timber "rigid" frames, (1) gabled end reinforced shear wall & (1) longitudinal reinforced shear wall along Grid D. But, neither the Carport's `in -place' transverse or longitudinal LFRS system were (apparently) properly designed, detailed or field installed accordingly. Therefore, the Carport's LFRS system was structurally deficient, and vulnerable to code prescribed N/S & E/W lateral loading. For example, there wasn't any LFRS system on either the N or West side of the Carport superstructure, and there were several LFRS structural deficiencies on both the E & S side of the Carport structure. Some other (observed) design deficiencies & field install errors included excessive diaphragm aspect ratios, unblocked diaphragm, incomplete drag strut/chord force connections, (suspect) inadequate diaphragm nailing, & missing/incomplete detailing of LFRS elements & transfer mechanisms. For example, there was /J, no means of collecting & transferring longitudinal (N/S) lateral forces to the N/S reinforced retaining (shear) wall at Grid line B (beyond). Nor, was there any (E/W) transverse (interior) shear -walls. Nor was there any gabled end (transverse) shear -walls on the , North or South gabled ends; as would be both necessary, if the engineer intended the roof structure to act as a series of discrete 3- Sided diaphragms, with an `open' end along the full length of grid C. !V Carport's (E) Retaining Wall Vulnerabilities;, Mark's field, and (informal) office review of the Carport's historic, existing retaining wall historic design (included in Part 6), and independent analysis (Part 7, Enercalc software output), indicates portions of the Carport' retaining walls systems along Grid B, between Grid 3.2 — Grid 9.1 are damaged beyond serviceable repair. This is (apparently) due to improper designed & detailing, and (suspect) field install errors, most likely due to missing or `conflicting' structural detailing callouts. The wall damage & rotation can be traced to the improper design use of (undersized, 6") reinforced footing, and improperly designed/detailed wall -to -footing anchorage, which resulted in a semi -fixed condition or `semi -pinned' condition' rather than wall/footing `fixity' required of a cantilevered retaining wall to properly resist lateral earth pressures from retained soils. Other (apparent) problems improperly designed footings, essentially improper (too small) footing toe geometry, and insufficient stem wall thickness to allow for proper concrete cover of wall reinforcement near post -base connections. These (apparent) design omissions, coupled with (suspect) improper field errors, has resulted in (suspect) excessive soil pressures, partial footing failure, excessive wall rotation, and excessive `through wall' cracks field along Grid B wall, roughly between Grid 3 — 9.1. And, while no assessment` can be made of `concealed' footings or concealed retaining walls, there wasn't any (observed) excessive wall rotation nor (observed) field damage to the exposed faces of the 8" thick reinforced retaining wall system on Grid B, roughly between Grid 9.1 — Grid 11, nor any (observed) field damaged (beyond serviceable repair) to the (E) exposed faces of the existing retaining walls along Grid 1 & 11. V. Carport's 2006 LFRS Upgrade (Seismic Retrofit): At the owner's direction, Mark engineered repairs to upgrade the (E) Carport's superstructure to meet current (IBC2003) code prescribed wind & seismic loads, rather than historic 1982 UBC criteria. The engineer analysis & repairs are included in Part I — 4 of this PE stamped calcs set, and the attached PE stamped (2406) structural repair drawings. In brief; the "seismic retrofit' involved upgrading the Carport's existing LFRS system to handle the worst case, (current) code prescribed (lateral) seismic forces2 or lateral winds & uplift forces. The (BC 2003) wind analysis3 utilizes ASCE7-02 criteria for an open structure, with Exposure Category B, Importance Factor = 1, Basic Wind Speed = 85 mph (3-Second Gust), and a topographic factor Kzt=1.0.Other wind analysis design coefficients are included in the structural drawing notes and wind cafes. 1 While Mark has attempted to assess the expected (long-term) performance of the (E) retaining walls via `independent' analysis of the "design condition", Mark has not, and cannot, observed the `insitu' structural condition, geometry, placement, size of the `concealed' retaining walls, footings & associated reinforcement. Therefore, neither nor Mark nor lieinzig Enterprises, Inc. can provide any warranty on the adequacy/sufficiency of (historic) 3'd party designs, nor have assessed the structural condition of `concealed' members, nor can make any groducdconstruction warranties (stated or implied) on this project. The seismic analysis employed full seismic static force procedures per IBC 2003, Section 1616.6. 1, for Site Class D, Building Category II, Use Group 1. The building system & design coefficients are included in the structural drawing notes and seismic calcs. 3 The wind forces were determined for two different "open structure" roof confi gurations, gurations, one configuration/analysis assumes a single pitched sloped roof (Carport Wind Force, Method 1), the second configuration/analysis assumed a dbl pitched, gabled end roof. Both analysis were deemed necessary, since the gross roof area was `truncated' into (3) discrete diaphragms, with the `interior' diaphragm (between Grid 5 9) not having any `hip' roof areas. Therefore, this could have materially affected the combined lateral & uplift wind uplift forces. Both wind analysis models (Method 1 & Method 2) were undertaken, and compared for each of the (3) discrete diaphragms, and the configuration/analysis resulting in the greatest lateral wind & uplift forces was used. This most conservative wind analysis was the single pitched sloped roof (Carport Wind Force, Method 1). This is designated on the attached spreadsheets as Carport Wind Force, Method 1, whereas the Carport Wind Force, Method 2 is included for reference only. 3 The flexible roof diaphragm lysis, for both wind & seismic utilized ASD ( owable strength design) lateral loading values, and was based on the contributory roof geometry & weight of each of the (3) adjacent `discrete' diaphragms (sub - diaphragms). These (3) `discrete' diaphragms are identified in the calcs, are ea bounded by LFRS elements (the interior/gabled end transverse shear walls at Grid 1, 5, 9,1 I & a continuous roof member at Grid B), and are modeled as 3-sided diaphragms for both N/S & E/W lateral loading, with an open end at Grid C. The Carport's LFRS upgrade included install of (transverse) shear walls at both Grid 1, 5 & 9, and] 1, strengthening of the Grid B as a continuous drag element, and upgrade of the other (aforementioned) LFRS structural deficiencies. By placing interior shear walls at Grid 5 & 9, it was possible to break up the overall roof diaphragm into (3) discrete, adjacent, 3-Sided, `open ended' diaphragms that meet the current code's diaphragm `aspect ratio". Each discrete diaphragm, within the overall roof system is bounded by (N) shear walls on the N/S sides and a continuous (E) 6x12 bm element along the grid B. Whereas, Grid C, the West side of the roof structure, remains open. Other seismic (LFRS) upgrades field removal & replacement of (E) 3-tab asphalt roofing after field verification/install of (adequate) roof diaphragm nailing and ridge blocking. Also, by providing tension ties (continuity) between adjacent (E) beams at Grid B, it was possible to use these (e) 6x beams either as diaphragm chord members or `drag struts. Therefore, under the N/S lateral loading event, the collected shears along Grid B were transferred to the (E) 8" reinforced concrete retaining wall (shear wall). Also, all existing (and in many cases, deficient) post/bm, post/col base, truss/bm, truss/wall, and diaphragm/shearwall connections were reviewed, and properly detailed on the engineered repair drawings, so as to allow for a proper LFRS transfer mechanism, and to provide sufficient wind uplift resistance. Finally, to insure that proposed seismic (LFRS) retrofit repairs to Carport meets the design intent of the PE stamped drawings, the repair drawings require the Owner to retain the''E:O.R (Mark Heinzig, PE) on a T&E basis, to perform periodic engineering field observation during construction. VI. Carport's 2006 Retaining Wall Upgrade. At the owner's direction, Mark also provided circa 2006 engineered repairs to upgrade the (E) Carport's retaining wall foundations to mitigate `observed' wall failures & (observed) vulnerabilities, and to address (anticipated) future problems. These engineering foundation repairs, outlined in Part 4 &5, meet current (IBC2003, ACI 318-02) code requirements, and Geo-Engineer (Mr. Bob Pride, PE) design recommendations (Part 5). The existing damage, and proposed repairs to the (E) Carport's retaining wall system are primarily along Grid B, as clearly depicted in Structural Drawing S1, S2 & S3. Broadly speaking, the repairs include selective saw -cut & demolition of some (E) reinforced concrete walls (along Grid B, between Grid 3.2 — 9.1) that was were damaged beyond repair. In such locations, the (E) superstructure shall be temporarily shored, the (E) retaining wall cut & removed, and (N) 6x columns supporting the roof structure shall be installed upon the stem wall's remaining curb. And, in these locations, (N) Cornerstone gravity segmented retaining walls were design to be installed (uphill, behind the damaged walls), to resist the `insitu' retained soils. In some areas along Grid B (between Grid 5- Grid 9. 1), it was necessary to provide solid grouted, reinforced segmented retaining walls, whereas in other cases, (grid B, Between Grid 3.2 — Grid 5), gravel filled, gravity segmented walls was sufficient. And finally, in some locations along Grid B (between Grid 1 — 3.2), it was possible to salvage portions of the existing Grid B Carport retaining wall, by removing either part or all of the retained soils, acting against the (existing) retaining walls. VII. Geo-Engineer Participation/Recommendations: As part of the 2006 Carport repair effort, the Owner retained Geo-Engineer, Mr. Bob Pride, PE, to review the existing field conditions, and provide geo-technical design recommendations & (sub -grade) design parameters. The purpose of our site inspection was to document the site soil and slope conditions, and to provide recommendations for the design of the replacement wall system. Existing wall height ranges from about 4 to 5 feet behind the carport where there is a 2H:1V slope extending up to the apartment building on the east side of the property. This concrete wall will be replaced with a n interlocking block wall about 4 V2 feet high with a 2H:1V slope extending up 2 to 3 feet up to the property line. On the basis of our site inspection and review of your construction drawings, it is my opinion that the proposed Keystone (or Mesa) wall can be constructed as proposed. This wall will have a granular drainage blanket behind the block, and will abut the native stiff sand silt soils. It is recommended that an active earth pressure of 35 pcf and a passive pressure of 250 pcf be used in the design of this new wall. In order to account for temporary seismic forces on the wall it is recommended that a peak ground acceleration value of o.o7g be used in addition to the active pressure. An allowable soil bearing value of 2000 psf maybe used for support of the base of the interlocking block wall. This wail should be underlain by 4 to 6 inches of crushed gravel, and the lowest block should be embedded at least 8 inches below final grade. The existing apartment building foundations are 18 to 20 feet behind the new wall and will have no lateral pressure influence on the earth pressures acting on the block wall. Temporary slope cuts in the native soils may be made at 1/21-1:1V up to a height of five feet. (RM-1.5) This site is on the east side of 4th Ave., sloping upward from 4th Ave. The building will be built into the hill, with the main entrance on the second level. It will be oriented westward, with the entrance ` ;; l� to the east. Most of the parking will be to the rear of the site, with 12 covered parking stalls. There is a required rear yard setback of 15' for structures, but Mr. Bowman indicated the staff would support a setback adjustment to allow the parking structure. The trash enclosure is on the -north property line and is to be screened by a 6' high cedar fence with gates. Electrical meters will be on the southeast corner I 1 of the building. The building and carport will be tan stucco with Alwood D earthtone trim. The building will have asphalt shingle roofing the have landscape and carport will a gravel roof. The plan appeared adequate except for the hornbeams and vine maples at the rear of the site which grow to 35'- 40', and at such heights they would block the views of units to the east. No identification sign was proposed and the lighting plan was not shown. The location is the northwest corner of 224th and Highway 99 and requires the removal of an existing service station. The site layout appeared adequate but Mr. Bowman noted several items that must be corrected: (1) There is to be no landscaping in the Highway 99 right-of-way, so the planter area along the east property line must stop at the right-of-way and have a curb at this point. The existing curbing in the right-of-way must be removed. (2) There will be curbs and sidewalks along the south property line. (3) A 15' wide, fully landscaped setback is required from all streets and was not shown. (4) The curb cut along Highway 99 must be reduced to not more than 30'. It was noted that a covenant will be required in support of any future sidewalk LID on Highway 99. The building will be concrete block, tan in color, with an extending mansard covered with aluminum "rough shakes," colors to be red, orange, and yellow. The front elevation will be primarily plate glass, with aggregate plywood below the windows. The pump island will be supported by two poles with an overall height of 14 1/2', with a mansard covering to match the building. Mr. Bowman noted that the proposed landscaping did not appear adequate as the species proposed and the spacing would not allow a fully developed appearance within two years. No trees were proposed. He further noted that a 15' setback from the RM property to the west was required which was to be landscaped and permanently maintained with trees and ground cover, and that a minimum 6' high fence, wall or solid hedge must be provided. Description: 1. Application of Water-resistant Gypsum Backing Board in Shower and Bath Areas: Full-size sheets of water-resistant gyp- sum backing board having a minimum thickness of '/2 inch'are applied horizontally to supports and attached with nails or screws spaced not more than 8 inches on center, except that when ceramic tile is more than 3/s inch thick, the nails or screws shall be spaced a maximum of 4 inches on center. Where fire -resistive construction is required, Type X water-resistant gyp- sum backing board shall be used with the thickness and method of attach- ment as prescribed by the code or by technical report for Type X wallboard. All multiple layers of gypsum board shall be water-resistant gypsum board installed without adhesive. For fire- or sound -rated construction, the base ply gypsum board should extend full height, floor to ceiling. The gypsum board used as a base for tile or wall panels in tub and shower enclosures shall not be foil backed. A vapor retarder must not be installed behind water- resistant gypsum backing board on exterior walls. Building paper as required in Uniform Building Code Section 2516 (k) may be omitted; when used, it shall be of a type that is not a vapor retarder. When framing is spaced more than 16 inches o.c., suitable blocking or backing shall be located approximately 1 inch above the top of the tub or receptor and at the gypsum board horizontal joints in the area to receive tile. When the surface finish is ceramic tile, the spacing of studs 2%2 inches deep or less should not exceed 16 inches o.c. Studs 3%2 inches or more in depth may be spaced 24 inches o.c., provided blocking described above is utilized. Appropriate blocking, headers or supports shall be provided to support tub, other plumbing fixtures and to receive soap dishes, grab bars, towel racks and similar items. Interior angles shall be reinforced with supports to provide rigid corners. For shower and tub enclosures, the tub or shower receptor or pan is positioned with respect to the studs so that projecting lips of the units are flush with the outsidp face of the water-resistant gypsum backing board or as shown by illustrations on page 2. Shower pans, receptor or tubs shall be installed prior to the erection of the gypsum board. A minimum '/4-inch clearance between the paperbound edge of the water-resistant gypsum backing board and the tub, receptor or pan must be maintained. See illustrations in this report. Joints between adjoining pieces of gypsum board, including those at all angle intersections under areas to receive tile or wall panels applied over water-resistant gypsum board, may be taped (no finish coats) with joint compound and tape. All cut edges and openings around pipe and fixtures shall be caulked flush with waterproof, flexible compound. The bedding adhesive for ceramic tile shall conform to ANSI Standard No. A 136.1 for Organic Adhesives for Installation of Ceramic Tile, Type I, or latex portland cement mortar conforming to ANSI Standard No. A 118.4. Note: Water-resistant gypsum backing board as defined by U.B.C. Standard No. 47=14 is not for ceiling application. 2. Application on Exterior Surfaces: Gypsum wallboard or exterior soffit board may be used as a ceiling finish on exterior locations such as carports, open porches, walkways, etc., soffits that are tiorizontal,or inclined downward away from the building; and'on other applications may be on surfaces n6t exposed to the weather'as defined by Section 424 of the code. It shall be applied perpendicular to framing members with nails or screws in accordance with Table No. 47-G of the Uniform Building Code. In large ceiling expanses, or long runs, expansion joints shall b ed t L to exceed 30 feet. The fascias ll provide a minimum of a '/.-inch drip below the ceiling board or %4 inch below fascia -ceiling board moldings, whichever is lower. A space of not less than '/4 inch shall be provided between the edge of exterior ceiling board and adjacent walls, fascia, beams or columns. Soffits shall be ventilated in accordance with Section 3205 (c) of the Uniform Building Code or as shown by illustrations below. Wallboard and exterior soffit board joints and fastener heads shall be finished as prescribed by the Uniform Building Code for interior applica- tion. Alternate joint treatment may be by application of batten strips. The surface of the wallboard shall be painted by one of the following methods: 1. Two coats of a spirit thinned oil or alkyd vace exterior paint. 2. One coat of a "one coat" type exterior oil or alkyd base paint. 3. One coat of any latex exterior paint applied over an oil base primer. Fire -rated Construction: Where a fire -resistive floor -ceiling or roof - ceiling construction is required, the gypsum board of specified thickness and type as permitted by the code or by technical reports must be used. 3. Gypsum Board Substrate for Roof Assemblies: The shearvalues in Table No. 25-K are also applicable when %2-inch Gypsum Board Substrate for Roof Assemblies is used as a substrate provided the application of the plywood is in accordance with Section 2514 (c) of the Uniform Building Code except that the nail sizes in Table No. 25-K are to be increased one size. 4. Water-repellent Gypsum Sheathing: Where water-repellent gypsum sheathing is used, a weather -resistive barrier of building paper or rag felt as required by Section 1707 (a) of the Uniform Building Code is not required where approved weatherboardipgjs applied over the water-repellent gyp- sum sheathing. Whereportland cement stucco is used as the exterior covering, the weather -resistant barrier can be omitted, provided the water- repellent gypsum sheathing is installed vertically without horizontal joints and all vertical joints occur on framing members. When installed horizon- tally, portland cement stucco and metal lath may be applied directly over the sheathing, provided one of the following is done: (a) V-edge water-repellent gypsum sheathing is used and installed so that the horizontal joint will shed water running down the face of the board. (b) Where square edge board is used, the joint is covered with a water- proof tape or is caulked with an approved caulking compound. (c) Where paperbacked lath installed in accordance with Chapter 47 is used. Where portland cement stucco is applied, weep screeds shall be required per Chapter 47 of the code. 5. Application on Ceilings for a Horizontal Diaphragm: Allowable shear values in Table No. I may be used for gypsum board applied to ceiling framing in resisting wind or earthquake forces, provided the ceiling does not laterally support masonry or concrete walls. The values shall not be used cumulatively with other horizontal diaphragms. Perimeter nailing shall be to 2-inch by 6-inch or 2-inch by 8-inch blockings installed flat over the top plate to provide a 2-inch nailing surface for the gypsum board. Nails shall be 7 inches on center and a minimum of 3/8 inch from ends and edges of the gypsum board. Diaphragm proportions shall be limited to a maximum ratio of 2:1 spanning between shear -resisting elements. Rotation or cantilevered conditions are not permitted.
