The following are observed: Test Pit No. . Washington 98036 (206) 743-4774 a� s The following recommendations are made: 1) {1 French drain should be installed 10 feet away.from the proposed east wall as well as along the south property line. The French drain should be as deep as possible, with a minimum depth of 8 feet. The French drain should be dav-lighted at the southern part of the site and may require a sump pump. I explained to Mr. Bob Aklin, the excavator, about the drainage and recommended that I be contacted as soon as the French drain is installed. 2) �Reinspection_of the. -.building -area should be. made as to whether the site drainage is performing satisfactorily. By digging test pits, we will determine the effectiveness of the groundwater dewatering. In our opinion, once the.groundwater drainage along the east side.is completed, ,you may.construct the building with a minor modification of the proposed building.plans. 3) The minor modification would be that the basement at the northeastern corner may be deleted. It all depends on the recommended French drain's performance along the east side of the building. Therefore, our reinspection is important. 4) The building should be moved toward "B" Street, and in the southerly direction as much as possible. A five -to -ten foot off -section towards the favor.ab,le location will make a noticeable difference in the construction costs. 5) All footings should be poured as soon as the excavation is completed, without a delay of even several hours. Once a footing area is excavated, lean concrete should be poured immediately to protect the bearing surface from the sloughing., This is necessary because rainwater or the groundwater will adversely affect the footing excavation with sloughing- -2- ' 6) Footing excavation for the north wall should be inspected by a soils engineer during excavation, not after the excavation. This is important because excessive undercutting towards the adjacent property could trigger a slide to the adjacent pronerty. Safe excavation slope in the area is 2H:1V. A slope steeper than the one recommended could.trigger slides. The footings should be constructed in a series of sections 15 feet long at a time.. If a stiffer angle of cut is tdesired, a shoring system will be required to protect the adjacent property. 7) Retaining walls should be sufficiently reinforced to withstand .the earth pressure behind the wall.- The earth pressure on the wall is estimated to be 65 pcf of an equivalent fluid unit weight. A sliding coefficient of 0.4 can be used. A minimum width for the proposed retaining wall footings should be 3 feet. 8) All.footings should be cast two feet into the very dense soil, and should be inspected by a'sbils engineer. 9) A peripheral basement drainage system should be installed. A guideline for the basement drainage system is attached herein. The performance of the drainage system is.the contractor's responsi- bility. The owner should make this clear with the contractor.
