The underlying glacially compacted soils are relatively impermeable and :eater will tend to perch atop this stratum. Additionally, traffic across these soils when they are damp or wet will result in disturbance of the otherwise firm stratum. Therefore, the Contractor should be prepared to direct surface runoff around stripped areas if it becomes necessary. This may be accomplished by perimeter curtain drains or open ditches. All footing walls should be provided with a drain at the footing elevation. Drains should -consist of perforated pipe enclosed in a pea gravel, sand -free trench. They should be constructed with sufficient gradient to allow gravity discharge away from the building. Root and surface runoff should not.discharge into the footing drain system but should be handled by a separate tightline drain. In planning, exterior grades adjacent to walls should be -sloped downward away from_ the structure to achieve surface drainage.. Dear Ben, In.. reply to the request of your builder, Hummel Homes, Inc., we mzd6 a.visit to the. above mentioned site to conduct a limited subsurface exploration and prc;* ode geotechnical design recommendations regarding construct o; i, on or near the existing slope on the south and west sides of the lot. This letter presents our observations and conclusions. 1.® PIR E T AND SITE RUCRIPTION This report was completed with an understanding of the project based on design concepts developed by. Edward Abbott, Architectual Designer. Present plans call for the. one-story structure to extend some 13 feet out, over the edge of the existing slopes on the south and west sides of the property. We understand that conventional wood -frame construction will be used throughout. The location of the proposed structure on the property is shown on a drawing titled 'Harbor View Estates, Lot 12 Residence, prepared by Edward Abbott and dated 20 May 1985. In the event that any changes in the nature, design or location of the structure are planned, . the conclusions and 1 37'!a PARK LANE / KIRKLAND, wASHINGTON 98033 / (206) B22-0044 v recommendations contained in this report should be reviewed and modified or verified as necessary. Our field study consisted of excavating a series of 4 exploration pits. to determine the subsurface conditions on the southern and western edges of the site. The conclusions and recommendations presented in this letter are based on the 4 exploration pits completed for this study. Because of the nature of exploratory work below ground, extrapolation between exploration pits is necessary and differing subsurface conditions may. sometimes be present due to the alteration of topography by past grading and/or filling. The nature and extent of any variations between the field explorations may not become fully evident until construction. If variations are observed at that time, it may be necessary to reevaluate specific recommendations in this report and make appropriate changes. The soil conditions on the site consist of up to 3 feet of loose fill over the edge of the slopes. The. fill is underlain by medium dense, silty, gravelly sand which becomes denser with depth. Where the lower sands are dense, they will be capable of providing suitable foundation support for properly placed footings. The locations. of the footings were numbered for reference on. the above - mentioned drawing by Edward Abbott. Structural Points SP-3 and SP-4 are in the far southwest area of the house under the master bedroom and have the highest loads on them. SP-S, SP-7, and SP-9 are along the southern edge. of -the house and carry less weight. Based on the loads supplied by .your, structural engineer, Rod Knudson, and the subsurface soil conditions exposed in the exploration pits, the footings at SP-3. SP-4, and SP-5 should be 3' x 3' in size and set back from the edge 110 of the dense soil stratum a minimum distance of 3 feet. The footings at SP- 7 and SP-9 should be 2' x 2' in size and set back from the edge of the dense soil stratum a.minimum distance of 4 feet. We recommend that all footing excavations be inspected by a qualified Geotechnical Engineer to verify that the proper bearing soils have been exposed, that they are undisturbed, and that conditions are consistent with the recommendations contained in this letter. We are available to provide footing inspections if desired. We recommend that loose material be removed from the slope if there is any chance for it to increase in moisture. If rain or drainage enters the loose soil, it can become unstable. During construction, slopes should be protected by covering with plastic.
