I can appreciate the volunteer portion of what your doing. I hope the other resident appreciate your work. To answer a few or your questions. A confidence test on both your alarm and sprinkler system requires a certified technician. You could try giving Pacific Fire a call, although some company's only monitor. Usually if they do service also, they put a sticker on your alarm and sprinkler. I didn't see anything on yours. I have dealt with a few local companies on some issues that I've been impressed with, one has an Everett address and one is in Lynnwood. I believe FPI and Procom come to mind. Again, this is not an endorsement, just company's that do local work. The exit and emergency lighting are usually a bulb or battery issue. Your building is so new that I doubt a replacement unit is necessary. I have seen the units at the local big box stores, so they may carry the batteries also. Concerning the PUD meters. I personally am not oppose to you locking them as long as a key was provided, but I would check with PUD. Usually in fire situations, the PUD personnel just pull the meter, which stops the flow of electricity to the unit. We like to be able to turn unaffected units back on after a fire. Having them keyed a like is a great idea. I would be happy to meet with you for the keys, either I can label or you can label and drop by my office. I am in City Hall, 121 5th Ave N, 3rd floor. I am in the field a lot so whatever is easiest for you is good with me. I would verify the keys and place them in your FD lock box. I will be in class Tues through Thurs this week, but get into the office at 0600 to get messages. If necessary, I'm willing to meet early, but next week is good also. I am back home and will resolve these issues as soon as possible. I wasn't aware of the testing requirements, but wondered I learned about the backflow test requirements, which are now being tested twice a year. I'm sorry you had difficulties tracking me down. The transition from the bank ownership to the condo association a year ago did not go real smoothly, as they provided no instructions about these kinds of requirements. I'm a volunteer, and am learning as I go. Can you provide a little more information about the confidence test and the sprinkler systems test? Pacific Fire & Security monitors the system. Would they be the type of vendor who would conduct these tests? I will check the exit and emergency lights and replace any that are not working next weekend I also have all the keys that you have asked about, but I need to test and label them. Can I drop thern"by your oiffice when they are ready? The electrical meters are exterior and are located on the south wall of building 121. They are currently unsecured, but I think I will put locks on them, since anybody passing by can shut of some or all of the power to the building. Would you need keys? I had gone to the building numerous days and times attempting to make contact. A fire inspection was conducted on 12/20/13 and the following deficiencies were noted: Numerous exit lights and emergency lighting in stairwells and parking garage are not functioning. Fire Alarm needs confidence test — required annually — no record of it being completed since building was complete. Automatic Sprinkler System needs test — required annually — no record of it being completed since building was complete. Key in Fire Department Key box only allows access to common stairwells and parking garage. Need access to Fire Alarm/Riser room, electrical meter room if interior and elevator mechanical room. Reference our conversation, the Alarm/Riser room was unlocked, but key would not unlock if it had been locked. Please contact me upon your return so we can take care of these issues. The amount of allowable leakage specified above may be increased by 1 fl oz. per in. valve diameter per hr. (30 mL/25 mm/h) for each metal -seated valve isolating the test section. The tests went well, Barry was great to deal with and the techs were more than helpful. The knox box still needs to be locked down but he wasn't ready yet and they need a padlock on the PI valve. He asked if he could at least get an inspection of the fire line piping from the vault to the building. I told him he'd have to ask Mike Smith if he's willing to look at that ...
