Edmonds, Washington ' Project No. 643-9610009 Dear Mr. Schroeder: This letter summarizes Giles Engineering Associates, Inc. (Giles) observations of slope conditions below the Hall residence and provides recommendations for extending the patio foundation to bear on firm, native soils. Giles completed a reconnaissance of the slope below the Hall residence on January 23, 1997 in conjunction with a site visit to observe ongoing repair of the Beresford slide. At that time, it appeared that an area extending roughly 10 feet east of the Hall/Beresford property line had slumped down towards the Beresford upper slide block, indicating that loss of support caused by the movement of Beresford's upper slope may have contributed to or caused this localized movement. The upper limits of this localized slumping on Hall's property have exposed and partially undermined approximately a 2-foot wide segment of Hall's patio footing. Maximum downward movement of soil below the footing was approximately 18 inches. Further east on Hall's property, a roughly 20-foot wide section of Hall's slope has slipped and created a small tension crack adjacent to Hall's patio footing. Near the east end of the Hall patio, a small tension crack was moss -covered, indicating that soil creep has occurred for a number of years on this slope. This movement was not caused by or contributed to by Beresford's property condition, in our opinion. This conclusion is based primarily on the direction of movement, which is straight downslope rather than towards Beresford's property. It appears this movement represents downslope creep of the near -surface; loose, weathered slope soil estimated to be on the order of several feet (possibly 3 to 4 feet) thick. Soil creep is considered a natural and unavoidable phenomenon common on slope as steep as those below the Hall and Beresford residences. Soil creep generally occurs very gradually year after year and may occur in small increments triggered by major storm events or unusually wet weather such as has occurred recently. On January 23, 1997, Mason Excavating and Trucking was placing the easternmost gabions referenced in our Daily Field Reports prepared for the Beresford slide repair project. The eastern edge of these gabions was estimated to be approximately 7 feet from the Hall/Beresford property line. February 19, 1997 Project No. 6G-9610009 Page 2 During Giles ' site visit on the afternoon of January 23, Brad Mason pointed out that future access to the Hall property with heavy equipment would not be feasible after backfilling the east end of the gabion wall, and that he was willing to excavate and place additional gabions a distance of approximately 10 feet onto Hall's property (east of the property line) at this time to buttress the previously mentioned slumped soils. Due to the anticipated depth of excavation to reach bearing soils for these additional gabions, and the steep slope angle from the proposed cut to the Hall patio, and considering that a portion of the soil which would be exposed by this cut had already slumped, it was recommended that the excavation not proceed further east than its present location at approximately the property line. The excavation between the end of the gabions and the propert;, line was subsequently backfilled with quarry spalls and gabion placement continued to the west on the Beresford property. Soil Conditions Soil conditions were explored at the Hall patio footing where the maximum amount of subsidence (approximately 18 inches) was observed. Soils were explored using a hand auger and Dynamic Cone Penetrometer (DCP). The DCP blowcounts indicated on the attached hand auger log are corrected to represent approximate Standard Penetration Test (SPT) "N" values which give an indication of the relative density of the site soils. The hand boring revealed approximately 1 %i feet of loose, silty sand beginning at the surface and interpreted to represent fill and weathered soils. Below 1 i2 feet, soils graded to afirm, tan, gravelly medium sand increasing to dense below a depth of 3 feet. 1 ire dense, gravelly, sand continued to the bottom of the exploration at approximately 7 feet. Recommended Repair The Hall residence patio footing has been exposed and partially undermined within a section up to 10 feet in width at the northwest patio corner, by the above -mentioned soil movement. Further downslope creep of the slope surface is likely to continue slowly over time and could further undermine this footing causing settlement of the patio and separation from the house. It is recommended that new foundation support for the patio be obtained by pouring a new footing directly below and connected to the old footing. This new footing should bear on the firm/dense native gravelly sand anticipated to exist at depths of 2 to 3 feet below the existing footing. New footings could be designed for a maximum allowable soil bearing pressure of 2,000 psf. The actual depth required should be established in the field by a Giles representative once excavation is in progress. The excavation required to expose the suitable bearing layer will temporarily undermine the existing footing. Therefore the new footing should be poured in two stages of about 5-feet width each. Once the initial section has cured, the remaining section could be excavated, formed, and poured in one, final stage. All excavation activity should be performed by hand. Excavated soil should be saved. Once the footing has cured, the soil should be placed and compacted against the outside face of the footing to a depth of at least 2 feet. The soils should be sloped to promote drainage away from the footing. It is likely that soil on the slope below the Hall patio (and the rest of the slope on adjoining properties, for that matter) will continue to creep downslope at very slow rates as they have; done for many years. leis is a rat'aral and unavoidaHe process. Efforts to prevent creep would be cost prohibitive and of little value unless structures are threatened. The patio repair described above provides a low-cost, effective GILES ENGINEERING (-')SSOCIATES, INC. Mr. Art Schroeder February 19, 1997 Project No. 6G-9610009 Page 3 means of protecting the portion of the patio which was undermined during the Beresford slope repair. The most notable sliding on the Hall property occurred near the Beresford property line and was most likely triggered by the adjacent slide on the Beresford property. This slide has since been repaired with rock armor which should buttress these soils and reduce the chance of further downslope movement of these soils (other than natural creep). Concentrated water sources discharging on slopes such as from downspouts drains or broken irrigation pipes increase the potential for landslides and erosion. It is therefore recommended that all such potential sources he eliminated. Two drains currently discharge onto the slope approximately 20 feet below the patio. It was originally recommended that these drains be tightlined to an appropriate drain at the base of the slope. When Brad Mason's crew was on -site, Mr. Hall reported that they tested the downspout discharges and the referenced drains do not carry only water collected in footing drains and patio drainage. The volume of water generated in these drains is, therefore, not considered necessary to tightline to the base of slope. Attempts should be made to divert sheet -flow water away from the top of the slope if possible. Sheet -flow off the Hall patio, however, is considered to be a relatively minimal volume. Attempts to collect this water could lead to a potential concentrated source point were the collection system to fail. Therefore, no collection of the water off the patio is deemed necessary at this point. We trust this letter serves to meet your.current needs. From: Monte Reinders, John Zipper Date: March 11, 1997 Subject: Hall Residence Patio Repair This letter and the attached figure present our findings of soil conditions at the base of the Hall residence patio corner. The hand auger boring was completed earlier for our previous letter but has been included here for reference as well. Soils were explored today by hand excavating and probing in front of and below the foundation at several locations. The excavations were performed in the area where the majority of downslope creep appears to have occurred as described in previous letters. Sections A -A' and B-B' on the attached figure are drawn through the areas where excavations were performed below the existing foundation. The excavations exposed the base of the concrete footing at both of the locations. Generally, it appeared that the outer 6 to 8 inches of the footing edge is situated on very loose topsoil and fill and in places has been undermined by downslope soil movement. The remaining footing area appears to be supported on a very dense, gravelly sand deposit. Probing in front of the footing revealed that the dense, gravelly sand layer dives off at an inclination of 1H:1 V or steeper, presumably matching the angle of the existing steep slope. The material between approximately the concrete patio wall face and the top of the slope, a horizontal distance of about 4 feet, appears to consist primarily of fill with a mantle of topsoil. Based on earlier observations at the property line during the Beresford slide repair, it is estimated that an approximately 4400t thick veneer loose fill and "slope wash" material mantles the dense native soil on the slope. Based on the observed conditions, it is recommended that the patio foundation be underpinned as planned to reduce the chance for structural damage if further downslope movement of the slope soils occurs. It is understood that underpinning will consist of hand excavating below the foundation in the central portion of the affected area and pouring a concrete footing 5 feet wide which will be embedded into the dense native soil which exists below the foundation. It is recommended that the footing extend approximately 3 feet below the base of the existing foundation. In this way, foundation support would be obtained from dense soils approximately 3 feet below the inferred plane of soil movement at the fill/native contact. Giles should be allowed to observe soil conditions in the footing excavation prior to pouring concrete to verify that the footing extends the recommended depth into the bearing layer. Additionally, the location of the footing should be field located in consultation with Giles Engineering.
