Setbacks from the north and south property lines to the second floor cantilevers at the apartments should be shown. 2. The excavation for the bulkhead footings adjacent to the north and south property line could affect the adjacent property and details should show how it is to be mitigated. Section 2903(a,b) 3. The plans should indicate the location of the nearest fire hydrant. One drant should be provided within 300 feet. Section 10.310 UFC What type of fire flow is available? Section 10.301(c) UFC 4. The soil bearing value of 1500 psf should be verified. You may want to have a soils report to justify it. Section 2905(a,b). OCCUPANCY AND CONSTRUCTION 1. The occupancy separation between the RI - Apartments and B2 - Office should be a one hour separation. The 1 hour protection should be shown on the walls of the office and the crawl per Section 503(b). The typical sections should show an one hour wall and ceiling assembly and its approval number or listing. 2. The notes and site plan show that there is a carport on the site. The plans on sheet 17 show that this is a garage. In either case a 1 hour wall should be shown along the south property line as required per Section 504, Table 5-A. An approved I hour assembly should be shown for this wall. 3. The stairways on. the north and south sides of the building encroach into the zone where windows are required to be protected which is prohibited by section 3306(h). The stairways should be enclosed. 4. The windows in the office walls on the north and south sides should be protected with 3/4 hour fire assemblies where they are within 10'. Table 5A. 5. The walls of the carport and office should be protected to one hour construction where they are opposite each other. Section 504(b). Plan Check 2744 Dick Mumma, Edmonds April 26, 1990 Page 3 6. All shower areas should be shown as finished with a smooth hard non -absorbent surface to a height of 70" above the drain. This should be water resistant drywall or equivalent. Section 510(b) 7. The apartment bathrooms should show the width of minimum 30" for the space the toilet is located in and 24" in front of the toilet. Section 511(a) 8. Safety glazing should be shown for the front entry sidelights and door and the sidelights in the private offices if they are within 12" of the door. Section 5406(d)(6) EXITS AND FIREPLACE 1. This structure is a two story building per Section 420. The occupant load on the second floor exceeds 10. The two exits from this second story should be shown a distance apart of 50% of the diagonal of the area to be exited approximately 35'. The distance shown is 15'. Section 3303(c) 2. The east stairs for the apartment exit through the front entry. The occupancy separation between the R1 and B2 should be defined in this area. Either a 1 hour door should be provided at the bottom of the stairs and corridor construction in the entry or a one hour occupancy separation should be shown at the front entry walls including the office doors. The sidelights would have to be protected with one hour also. 3. The flame spread for the exits should be shown as class II. Table 42-A. 4. A maximum 44" sill height should be shown for both #2 bedrooms. Section 1204 5. The entry and office doors should have a 1/2" threshold. Section 3304(h,i,) 6. The minimum guardrail height of 42" should be shown for the metal guard rail detail 5 sheet 3. Section 1711 7. The closet/storage and janitorial spaces under the stairs should be covered with 5/8" type "x" drywall for a one hour protection. Section 3306(m) 8. The fireplace should be a listed and labeled appliance. This should be shown on the plans. Section 502 and 504 UMC 9. The clearances from the fireplace to combustibles, and hearth materials should be shown per the appliance listing. Note the fireplace opening appears to be larger than 6 sq. ft. a 16' hearth dimension should be verified per the appliance .listing. 10. The handrail in 2/3 should be 1-1/2" - 2" in diameter and should extend at least 6" beyond the last riser and return or end in a newel post. Section 3306(j). Two handrails are required. WEATHER PROTECTION 1. A flashing approved by you for exterior openings should be specified. Section 1707(b) 2. Crawl space under floors should be shown at least 18" and a minimum of 12" to the bottom of girders. Section 2516(c)(2) 3. Under floor area without the slab should be provided with a minimum of 18" x 24" access crawl hole. Pipes, ducts, etc., should not interfere with accessibility. The location of the access hole should be shown. Section 2516(c)(2) 4. The individual under floor concrete footings should project at least 8 inches above exposed ground unless the columns or posts which they support are approved wood of natural resistance to decay or treated wood is used. Section 2516(c)4 5. The individual under floor footings should be shown a minimum of 18" below grade. 6. The under floor area should be vented by an approved means or by openings in the exterior foundation walls with not less than 3020 square inches in net open area. Openings should be located as close to corners as practical and should provide cross ventilation. Section 2516(c)6. Both they and the access hole if on the north and south walls should be (somehow) protected by 3/4 hour fire assemblies. Probably a more practical solution would be to locate the openings elsewhere, use visqueen for the under floor space and use mechanical ventilation. 7. Damp proofing should shown for the lower level concrete walls. Section 1707(d) 8. The roof/decks for the apartments should show ventilation above the R30 insulation including the cross vent details. 9. The ICBO listing or other approval should be shown for the "span-tex" water proof coating for the apartment roof/decks. FRAMING 1. Fire stops should be provided to cut off all concealed draft openings, both vertical and horizontal, including the stairs; shower, fireplace, etc. Section 2516(f) 2. Girder end joints should occur over supports. When a girder is spliced over a support, an adequate tie should be provided. Section 2517(c) Plan Check 2744 Dick Mumma, Edmonds April 26, 1990 Page 5 3. Nailing should be specified per Table 25Q. 4. Double joists/blocking should be shown under partitions. 5. The minimum height of the studs for the crawl area walls should be shown as 14" or solid blocking should be shown. The maximum height of the studs for the crawl level should be shown as 4', or sized for an additional story - 3 x 4's should be used. 6. Draft stops should be provided for the attic and should be shown above and in line with the walls separating the tenant spaces. Section 2516 (f)4,B 7. The apartment roof/decks should show a minimum 1/4" per 12" foot for drainage. Section 2511(d)6 FOUNDATION 1. Typical footing sections should be shown for each type of footing including the interior spread footings, the exterior footing with the slab at the bottom but no restraint at the top and the footing with no slab. 2. The foundation plan should reference the correct footing sections to be shown on sheet 13. 3. Foundations supporting wood should extend at least 6 inches above the adjacent finished grade. This includes the section showing the planter above the brick veneer and the foundation. Also, the brick veneer section should shown weep holes at the bottom of the wall. Section 2907(a) 4. The exterior footing should extend 6" or 7" (the depth of the footing) below interior grade. This should be shown on the footing section(s) Table 29-A Footnote 2 5. Continuous footings should have a minimum depth of 18"/12" below exterior grade for a two/one story structure. This should be shown on the plans. Section 2907(a), Table 29A 6. The maximum foundation wall height and backfill should be shown for each condition. 7. The anchor bolts should be spaced to resist the lateral load for the top of the high foundation/basement wall. The 4' O.C. spacing does not appear to be structurally adequate for the lateral loads shown. Also, any floor joists perpendicular to the wall should be connected to the plate with anchors A35's or equivalent. The floor joists parallel to the wall should have blocking shown for at least three joist spaces away from the wall. Plan Check 2744 Dick Mumma, Edmonds April 26, 1990 Page 6 8. The footings should be stepped in accordance with the requirements of Section 2907(d). STRUCTURAL 1. A detailed section of the brick veneer and foundation support including dimensions should be shown. It should have a 1" air space between the veneer and backing, 15# felt 22 gage x 1" non -corrosive ties at 1 for each 2 square feet. of wall surface. The tie should connect to a #9 tie embedded in the mortar. Weep holes should be provided at the lowest course. Section 3006(d)(1) 2. Structural notes should show the following: a. Equivalent fluid pressure for retained earth. b. The design loads for the office and deck floor and partition loads, etc. C. The wind exposure should be the same as the structural calculations. The plans show exposure B and the calculations show exposure C. d. The glu-lam beam camber. 3. The garage/carport walls do not meet the prescriptive requirements for lateral resistance (minimum 48" panel at each end of wall and at each 25' of wall length). A design should be submitted to justify it or extra brace panels should be provided. The plan should also show any shear wall nailing, hold downs and connections of the walls to the diaphragms and posts to beams to footings. Section 2513(c,d) 4. The following should be clarified for the lateral design. a. The 3' length walls should be analyzed and detailed to resist net overturning forces. Note that some walls are not continuous to the ground. b. The connections between the interior shear walls and the floor diaphragms should be shown. 5. The rafter ties and their connections in the entry should be designed to resist the roof live and dead loads. The calculations should be provided and the details of the connections should be shown including the connector size, spacing and edge distances. 6. A general rule for cantilever of structural members is 1/3 cantilever 2/3 back span. There are several places where the backspan is 1 /2 of the total length. The hangers that are shown are not approved for uplift loads. Hangers approved for uplift loads should be shown such as Simpson HU212 or equivalent. Plan Check 2744 Dick Mumma, Edmonds April 26, 1990 Page 7 7. The roof plan shows a bearing wall below the east end of the 40' long trusses. The second floor plan shows a wall but the second floor framing plan does not show bearing support for the wall. Support to bearing at the foundation should be shown for the trusses. 8. The location of all posts should be shown. There are several places where the location of the post support is not clear. 9. The weight of the light weight concrete should be shown on the plans. 10. The second floor framing plan shows framing and stair stringers for the west exit from the apartments. The framing for the exit landing and stringers at the bottom on the stairs should be shown on the first floor framing plan. Both framing plans should be altered. 11. The 2 x 12 rim joists at the master bedrooms supporting the load from the roof trusses do not appear to be structurally adequate for the loads shown. Design calculations should be submitted for review. 12. The 2 - 2 x 6 HF #2 headers do not appear to be structurally adequate for the loads shown in the following locations. Design calculations should be submitted for review. a. The north office wall windows. b. The south office wall windows except for the private office. C. The north and south master bedroom windows. d. The west living room windows. e. The north and south dining room doors. 13. The beam 2B3 shown at the second floor framing does not appear to be structurally adequate for the loads shown. The design calculations show that a 5 1/8"x 18" beam is required. The loading on the design calculation does not reflect the actual loading shown on the plans. Design calculations should be submitted for review. 14. The 5 1 /8"x 15" glu-lam beam B2 shown under the east stair walls does not appear to be structurally adequate for the loads shown. The design calculations provided do not appear to include loads from the second floor. Design calculations should be submitted for review. 15. The 5 1/8"x 15 glu-lam beam located under the south handicapped bathroom wall does not appear to be structurally adequate for the loads shown. MECHANICAL AND ENERGY 1. Domestic clothes dryers should be exhausted to the outside. The plans should show where and how this is vented. Section 1903 UMC 2. Ducts for exhausting clothes dryers should not be put together with sheet metal screws or other fastening means which extend into the duct. Section 1903(a) UMC 3. Combustion air supply should be provided to the furnace if it is gas fired. The method of providing the air should be shown on the plans. Section 603(d) UMC 4. The water heater should be anchored to resist earthquake displacement. Section 504(d) UMC 5. A minimum R 19 insulation should be shown for the floor over the unheated crawl. 6. The windows should be double glazed. This should be shown on the plans. 7. The heating system should be justified to be less than 150% of the calculated heat loss. 8. Thermostats are required in the building. Code sections cited refer to the amendments in WAC51-10 dated 2-15-85.) 0 Site accessibility: a. 12'-6" wide HC parking spaces should be provided. Section 7503(a,c). spaces are required. b. Handicap parking spaces should be located so that the accessible routes of travel from it do not enter the parking lot or driveway. A revision is required and curb cuts and sidewalks adjacent to the spaces should be shown. Section 7503(b). c. The sidewalks should be widened or set back at the curb cuts so the ramps are not between parking spaces, do not obstruct the sidewalk and have a landing at -top. Section 7502(e,:). d. An accessible route of travel should be provided between the accessible buildings on the site and from the public sidewalks to the buildings. Section 402, definition of ACCESSIBLE SITE. e. A maximum slope of 2% should be shown in the HC spaces and among the accessible routes of travel from the HC parking and public sidewalks to the primary entrance(s) to the buildings. Section 7502(e), 7503(d). f. Slopes steeper than 2% should be considered as ramps and should be provided with complying landings top and bottom. If ramp slopes exceed 1:20, handrails should be provided. Section 7502(e,k). g. The side slopes of the ramp appear to exceed a 1:6 ratio and should be modified. h. Walks and ramps should be of firm, stable, smooth material with a nonslip surface and at least 44" wide. Section 7502(d,i). i. Signs should be shown at every primary public site entrance and at the major junctions leading to the HC spaces and primary public building entrances, displaying the International Symbol of Access and indicating the direction of travel. Section 7502(m). Site lighting of 1 foot-candle at grade level should be provided along the accessible routes of travel and at the parking spaces. Seciton 7502(I). 1. The passenger drop off space should be 12' wide x 25' long (parallel to the accessible route of travel). A curb cut (is/is not) required. Section 7504(c). m.
