' SITE DESCRIPTION The site is north of Edmonds Washington as shown on the Site Location Map, Figure 1. ' The lot is now vacant and sits between two houses on the east side of 70th Ave. W. as shown on the Air Photo, Figure 2. The lot is the center of three lots that are accessed off of 70th Ave. W. on a private drive along the south sides of the properties. The lot is approximately 112 feet from north to south and 60 feet from east to west. Figure 4 shows the lot with contours from LIDAR images from the City of Edmonds web site. When the LIDAR Images were taken the site sloped downward from the southeast corner to the northwest corner about 16 feet. The steepest section was in about the center of the lot with a height of about 10 feet and a slope of about 2 Horizontal to 1 Vertical. Since that time, the upper portion of the lot has been leveled and a rockery up to 4 feet high was placed near where the steepest portion of the lot was previously. ' A sketch of the house is shown on Figure 4 over the topographic map. The house footprint is irregular and has an area of about 1500 square feet. The garage is again ' irregular with a footprint of about 725 square feet. The house is essentially three stories. The lower floor is a full daylight basement and the second floor is a series of rooms set into the various sections of the peaked roof structure. We have no information regarding ' the elevation or the location of the house on the lot. We have placed it in the figure arbitrarily for scale. Te ' Fa: STREET FILE :.,: April 9, 2008 HWA Project No. 2008-000-21 TO18 BACKGROUNDSEARCH The Geologic Map, Figure 6, indicates the site is probably underlain by Vashon Till or possibly the underlying Advance Outwash. In their native (undisturbed) state, both materials are glacially overridden and very dense. There is probably a layer of weathered soil on the surface and there may be some fill on the site. The City has confirmed to Mr. Huebner orally that the site is not in the Meadowdale landslide area which is confirmed in our field evaluation. The LIDAR image, Figure 7 indicates the site and the surrounding area are relatively flat and are hundreds of feet away from either the Meadowdale slide or the slides along the erosion channels to the north and south. FIELD OBSERVATIONS An HWA geologist was on site on April 4, 2008 to make observations regarding site soil conditions. Several locations were probed using a steel, %2-inch diameter, T-handle probe to evaluate soil density. The probe met refusal at less than 6 inches at all locations. Two exploratory hand holes, HH-1 and HH-2, were advanced to evaluate subsurface soil conditions. In both hand holes a fill and/or topsoil layer was encountered from the surface to a depth of 1.1 to 1.2 feet. Fill consisted of dense, brown, silty, gravelly sand with roots and organics. A thin (1 to 2 inch) layer of charred organics was encountered in each of the hand holes at the base of the fill layer. Below this depth, dense, native Advance Outwash deposits consisting of gravelly sand were encountered, with a slightly weathered zone observed in HH-2 between depths of 1 and 2 feet. Figure 4 shows approximate probing and hand hole locations. Figure's 10 and 11 show graphic logs of the two hand holes. CONCLUSIONS AND RECOMMENDATIONS SURFACE CONDITIONS Based on our explorations, the site is underlain by Advance Outwash which is basically a glacially overridden sand and gravel that is very dense in its native (undisturbed) condition. The surface of the site has been changed by grading and filling. Based the information presented earlier, it appears the native very dense Advanced Outwash sand and gravel is near the surface north and west of the rockery and near the driveway and that there is fill behind the rockery which varies up to several feet thick. No groundwater was encountered and the site soils encountered are well draining and therefore should drain vertically to well below the project construction limits. Where probed, the fill is Huebner Residence 2 HWA GEOSCIENCES INC. April 9, 2008 HWA Project No. 2008-000-21 TO 18 dense and has some organic roots, etc. The fill was not controlled hence may contain anything at any location and therefore we do not recommend placing footings on the fill. FOUNDATIONS The foundation for the house and garage should be placed on the very dense native (undisturbed) Advance Outwash or on structural fill (described later) placed on the native Advance Outwash. Footings should be placed at least 12 inches below the top of any floor slabs or interior soil surface and 18 inches below exterior surface. Strip footings should be at least 18 inches wide and spread footing should be at least 24 inches wide. A maximum allowable bearing pressure of 4000 psf should be used which can be increased by 30% for dynamic loads. SLABS ON GRADE tAll of the soils encountered on site below the surficial organic and topsoil layer would be adequate for a slab on grade. Some of the site is covered by fill and there is no way of knowing if there is any deleterious material in the fill at any particular location. Therefore, if the slab is to be poured on anything but the native (undisturbed) Advance Outwash sand and gravel we recommend removing all surficial organic or topsoil, ' preparing the surface and then proof rolling it with a heavy piece of equipment. If soft areas are revealed, the soft materials should be removed and replaced with structural fill. The surface of any prepared surface should be compacted with a hand operated plate compactor before placing the vapor barrier, steel and pouring the concrete. Although we do not expect wet conditions under the slabs, in our opinion it would be prudent to underlay floor slabs and footings with a vapor barrier. Although we do not expect soft conditions, in our opinion it would be prudent to include a steel mesh in concrete slabs. RETAINING WALLS ' The only known retaining walls are those around the subsurface portions of the daylight basement. Those walls should be backfilled with structural fill in areas where there will be sidewalks, deck footings, and slabs on grade or other structural members relying on the fill stability. We recommend using the same material for backfill around walls where the backfill is not expected to support and structural element but the compaction criteria can be relaxed. Nothing larger than a hand operated vibratory plate compactor should be used within three (3) feet of any wall. ' The walls should be treated as rigid walls and be designed for an equivalent fluid pressure of 60 pcf. Huebner Residence J HWA GEOSCIENCES INC. ' April 9, 2008 HWA Project No. 2008-000-21 TO18 STRUCTURAL FILL Structural fill should consist of clean sand and gravel with a maximum size of 2 inches and less than 12 % fine passing the #200 sieve. The on site materials encountered in our explorations would be acceptable for structural fill if they do not have significant organics. Structural fill should be compacted to 95% of the modified proctor maximum density (ASTM D1557). SITE GRADING AND DRAINAGE The site should be graded such that any surface water runs away from the house and ponds can not develop on the lot. Yard drains, if used, and all drainage from impervious areas should be collected and tightlined to a suitable disposal location. Although we do not expect wet conditions, in our opinion it would be prudent to install perimeter drains around all exterior footings and tightline all that water to a suitable disposal location. WET WEATHER EARTHWORK There government regulations must be observed, however the soils at this site are not particularly sensitive to wet weather earthwork. They are not expected to erode rapidly or become excessively soft or muddy during construction. Normal BMP's should control the site if permission is granted to work during wet weather. Compacted fill should consist of less than 5% fines passing the #200 sieve. ' CONDITIONS AND LIMITATIONS We have prepared this geologic and geotechnical assessment report based on literature, visual observations, probing and limited subsurface excavations. The report and any other applicable geotechnical data should be viewed in its entirety; conclusions and interpretations should not be construed as a warranty of the subsurface conditions. Experience has shown that subsurface soil and ground water conditions can vary significantly over small distances and over time, hence we may not have seen every ' condition and even those we saw could change with time. The scope of work did not include subsurface soil investigation, environmental assessments or evaluations regarding the presence or absence of wetlands or hazardous substances in the soil, surface water, or ground water at this site. This firm does not practice or consult in the field of safety engineering. We do not direct the contractor's operations and we cannot be responsible for the safety of personnel other than our own on the site; the safety of others is the responsibility of the contractor.
