Edmonds, WA. 98020 Dear Mr. Koronko: SUBJECT: NORTH MEADOWDALE L.I.D. 210 EASEMENTS LARRY S. NAUGHTEN MAYOR In order to construct the North..Meadowda-le Sewer Project, Tt was necessary for the City to obtain several easements i'n the Meadowdale area. Most of the easements were given to the City, however, a few - people required monetary compensation before they -would grant the City the necessary easements. It was necessary that the City retain an appraiser to determine the fair market value for the easements. He did a study of the area and concluded that the fair market value for the land that is encumbered with the easement should be worth seventy-five cents per square foot of permanent easement, and thirty cents per square foot of temporary ease- ment. Both the permanent easement and the temporary easement were strips of land ten feet wide. It appears that where the easement went across your property, the length of the easement was about 155 feet long. Using the values above for compensation on your property, you would have received $1,162.50 for the.permanent easement and $465 for the temporary easement. Prior to starting the project., we had the opportunity to discuss the easements with the people from Snohomish County. They pointed out that any of the people who did not request compensation for the easements, would be able to list the value of the easements as a donation on their tax return. Since we are neither tax experts nor attorneys, you may want to make some additional inquiries about this. Thank you again for the easement and your continued cooperation during the construction of the project. If you have additional questions, feel free to contact Jerry Hauth or me at 771-3202.
