Project Description: Property Tax Acct #: The 2.4 acre site is characterized by fairly level topography near N. Meadowdale Beach Road and steep inclines on the southwestern portion. A year around creek traverses the property in a north/south direction. Two dwellings are sited on the southeastern quarter of the property. Considering the steep inclines on the southern portion of the property, the site is probably categorized as a potential "geologically hazardous area" and possibly a "Steep Slope Hazard Area" in accordance with ECDC Section 20.15B.020. The submitted plan does not appear to be scaled; consequently, a definitive classification of the property cannot be made until a scaled topographical map is submitted. The applicant has indicated that the subject property may be short platted in the future. The current proposal, however, does not include a development plan. Consequently, staff has determined to conditionally waive any further sensitive area review of the site until a development proposal, either in the form of a building plan, clearing or grading permit, or a subdivision, has been submitted.
