In reference, to your letter of February 14, 1977, we have the following counts to make regarding the completion of street improve is for Mr. Eff6ree. The completion date was extended at the request of Mr. Behree as his empleymont takes him out of town for long periods of time. We are holding a sum of money in an escrow type of account which guarantees completion of subdivision requirements. We have made written communication with Mr. Erbree advising him of thw,City's intentions to ,go forward with the completion of the improvements using the posted money if he fails to complete the improve ments . In reference to the completion of the curb and sidewalk on 164th Street, Mr. Emeree was directed to construct to the point at which the blending of future improvements on 164th Street would connect with existing improvements without removal of curb and sidewalk because it was not on grade. Regarding the comparison between development on the Plat to the south of you versus the development of this subdivision, we find that the differences are the result of various additions on the part of the developer completing the package improvements. While one developer aims for the minion requirements,, others will go to extra eaepense in construction expenses and engineering to make a more complete package. In reference to the condition of 72nd Avenue West, the original street improvements consisted of oil coat over a gravel base. The neighborhood has experienced considerable growth since 1970 as a result of subdivisions of land. As a result of the increased traffic, 72nd Avenue West will mve to a higher priority for maintenance March 7, 1977 Page 2 and construction. The City's Public Works Ileliartment will monitor this situation and make every attempt to maintain or iq)rove the road within the limited City priority budget. In summary, we are currently waiting for a response from Mr. Dnbree regarding the completion date of improvements required. We Dope to have this matter completed in the shortest time possible.
