Dear Mr. Sullivan:
As requested and following conversations with your architect, Mr. James Jenkins, we have
recently conducted an evaluation of the soil conditions around your residence. The
purpose of our work was to assess the shallow soil and groundwater conditions around the
existing residence in order to determine the feasibility of placing a second story above the
existing level of the house.
PROJECT DESCRIPTION
Based on plans provided to us by The Hearthstone Company, it appears that the proposed
construction will consist of the addition of a second story of wood frame structure above
the existing house. The addition will measure approximately 30 to 45 feet in plan
dimension, and will probably consist primarily of wood frame construction. We anticipate
that the additional structural loads along the continuous perimeter footings will vary from
approximately 500 to 750 pounds per lineal foot.
SITE EXPLORATION
To assess the subsoil conditions around the existing house area, a series of probe holes
and hand auger holes were excavated around the perimeter of the house. The
approximate location of these test holes is as shown on the Site Plan, Figure 1,
accompanying this report.

The soil logs of the individual test holes are as indicated on the accompanying Table A,
Probe Hole Data. The holes varied in depth from approximately two feet near the front
of the garage area to approximately eight feet deep at the back eastern and northern walls
of the house. The holes were generally excavated through the older wall backfill and
penetrated to depths below the existing footing levels of the house. The present house
contains a half basement with the lower level slab lying approximately four to five feet
beneath the northern and eastern sides of the house.
Site Conditions
The soil conditions below the slab and footing levels consist of generally clean to silty
sand materials with occasional silt interbeds. It does not appear that the house is
supported on any older fill materials based on our observations in the three test hole
areas. The clean to slightly silty sand present beneath the house area are remnants of
glacial outwash deposited from meltwater streams during the last glacial event in the
Puget Sound region approximately 12,000 to 14,000 years ago. These sands are
moderately compact and relatively well -drained in all areas. We did not observe any
groundwater seepage in any of the test holes, although soils in several of these test holes
appeared to be somewhat damp at the time of excavation.
The existing house is partially brick faced with wood framing and has one story over a
lower half basement level. The garage is located in the southwest comer of the residence
with the driveway extending out to Talbot Road. It appears that cuts of four to five feet
were made into a gentle ridge area to create the house pad when it was constructed many
years ago.
We examined the exterior walls and brick work around the house and observed only
limited minor localized cracking which indicated any older settlements of the concrete
walls.
DISCUSSION AND RECOMMENDATIONS
Based on our explorations, it appears that the existing footings of the house are probably
supported on firm native soils in most areas. Observations of the surrounding ground
surface, including older trees and other areas seems to indicate that the house was placed
generally in an excavated area, rather than in areas of older fills. The cut soils probably
consist primarily of clean to silty sandy materials deposited during the last glacial episode
in the Puget Sound Area. These soils are generally well drained and dense in nature and
provide adequate foundation support.
Based on observations of the footing elevations in the western portion of the house and
on the anticipated footing depth along the east and northern walls, it appears that the
footings probably bear on the firm sandy soils observed at that elevation. The exact
existing foundation conditions are not known, but based on the footing elevations, they
should bear on the sandy soils observed in the probe holes.

The exact width of the existing footing was not determined as part of this study. Based on
our observations of the one footing visible near the garage, it appears that the footings
may be about 15 inches wide. Based on the soil conditions anticipated at the footing
elevation, a soil bearing capacity of 3000 pounds er square foot can be used in the design
and cons ruction 75r t e proposed new second floor ad ition to the existing house.. The
sandy soils present beneath the site are not conducive to long term substantial settlements
under the higher foundation loads. We anticipate that any new settlements would occur
rapidly during construction. Some minor localized settlements may occur at the time of
construction in areas where localized loosened soils were present during the construction
of the residence. When adding additional loads to existing structures, there is always
some risk of some differential settlements occurring between interior isolated footings
and perimeter footings. However, as we indicated earlier in this report, it appears
feasible to construct the second floor to the existing residence on the existing oun anon
