We present herewith a summary of our findings, conclusions, and recommendations. Site Description The site is a rectangular area having a Vir—d—th of 35 ft, and a length of 112 ft, located beyond the cul- de-sac of 72nd Place W. in Edmonds, Washington. It occupies a northwest -facing hillside whose total topographic relief is approximately 100 ft; relief within'the actual building site is 30 ft. Site is devoid of structures or improvements, and is covered by native vegetation. Soil exposures are of dense gla- cial till, with an overburden of forest duff. Proposed Residential Development We understand the site is to be developed as a single family residential structure with a daylight basement set into the hillside. Soil conditions are known from published information, notes in our files, and from an examination of soil exposures in the immediate area. The site is comprised of extremely dense gla- cial till, beneath which is found a dense glaciofluvial sand. Groundwater is not anticipated to be a factor in the develop- ment. Tri-Pacific Corp. . February 9, 1990 Page 2 Conclusions and Recommendations On the basis of our examina- tion of the site and the proposed plan of development, we draw the following principal conclusions: 1. We believe the site to be a stable one and that it will remain so, given attention to precautions as outlined in the following paragraphs. 2. Excavations for the structure will encounter the dense glacial till which covers the upland surfaces throughout this area. We anticipate that the bearing horizon will be encountered in the greater part of the construction site, and that it will be within easy reach (by overexcavation) in those locations in which it is not actually exposed. 3. Foundations in the the parent soil unit (if properly identified) may be loaded to 4000 psf. All spread founda- tions should be at -least 16 inches in width. 4. Excavation slopes in the glacial till formation may be made near -vertical to heights of 10 ft or more; however, care should be exercised in the making of steep cuts to insure that loosened portions of the formation or extrane- ous upper deposits are not a part of the steep excavation face. 5. Lateral earth forces against retaining walls or founda- tion walls may be caf-c—uTated on the basis of an imaginary fluid having a density of 30 pcf (where the backfill is level) or 60 pcf (for steeply sloping backfill). 6. We anticipate that the lateral resistance of the foun- dation elements will be found in base friction; this may be calculated on the basis of a coefficient of friction of 0.6 (ultimate). A safety factor of 1.5 is customarily used when appraising the stability of retaining walls in both sliding and overturning. 7. Settlement of foundation elements will occur from*com- pression of newly loaded zones within the soil structure and recompression of disturbed portions of the bearing sur- faces. Recompression of fine-grained bearing surfaces will depend, of course, on the degree to which disturbance takes place. We anticipate that a careful effort in the prepara- tion of bearing surfaces will limit settlement to less than one-half inch. 8. Precautions Any bearing surfaces prepared in fine- grained soil units must be protected from the effects of ponded surface water or groundwater. In the event of pro- Tri-Pacific Corp February 9, 1990 Page 3 longed precipitation at the time of construction it may be necessary to suspend operations or provide protection for exposed bearing surfaces. If the bearing surface should become disturbed at any time it should be removed and replaced with compacted granular fill before foundation construction. 9. All material from excavation must be removed from the site and disposed of elsewhere. Surplus material cannot be loose -dumped on the slope. Should a retaining wall be con- templated to hold fill on the steep portion of the site, we should be contacted for guidance. I 10. Any springs or obvious zones of groundwater encoun- tered during the excavation work should be provided with a lateral drain placed in a trench excavated as far as pos- sible into the wet area. When the trench has reached the maximum practical depth a filter -wrapped perforated pipe, with the end plugged or capped, is thrust in without delay, and the annular space backfilled with coarse washed sand. 11. All below grade spaces (including retaining walls) should be protected with carefully designed and constructed foundation drains. These should be of perforated plastic, wrapped with filter cloth and placed in a bed of washed pea gravel. A number of details are available to facilitate the drainage of the single -formed soldier pile foundation wall; these will be provided upon request. 12. All surface drainage (roofs, patios, driveways and water from off -site upland sources) should be collected and disposed of to an approved location. Under no circum- stances should surface water be led into foundation drains, dry wells, or infiltration trenches. 13. Upon completion of construction, all exposed earth surfaces should be protected with a vegetative cover having a close-knit root system and a broad leaf.
