Critical Areas. Checklist,
The Critical Areas Checklist contained on
this form is, to. be filled out by any person
preparing a Development Permit
Application for the City of Edmondspnor
to his/her submittal of a development'
permit to the City.
The purpose of the Checklist is to enable
City staff to determine whether any
potential Critical Areas are or may be
present on the subject property. Ile
information needed to complete the
Checklist should be easily available..from
observations of the site or data available at
City Hall (Critical Areas inventories, maps,
or soil surveys).
An applicant, or histher representative,
must fill out the checklist, sigp and date it,
and submit it to the City. The City will
review the checklist, make a precursory site
visit, and make a determination of the'
. subsequent steps necessary to complete a
development permit application.
-With a signed copy of this form, the
applicant should also submit a vicinity map
or plot plan for individual lots of the parcel
with enough detail that City staff can find
and identify the subject parcel(s). In
addition, the applicant shall include
other pertinent information (e.g. site
plan, topography map, etc.) or studies in
conjunction with this Checklist to assist
staff in completing their preliminary
assessment of the site.
I have completed the attached Critical Area Checklist and attest that the answers provided are
factual, to the best of my knowledge (fill out the appropriate column below).

TABLE OF CONTENTS

2. Existing Site Conditions,
3. Developed Site Conditions
4. Erosion Sedimentation Control
5. Downstream Analysis
1. Purpose and Scope
The purpose of this report is to address any changes to the existing drainage that
will be caused by the construction of a residence on the site.
Development will change the runoff characteristics of the site. The addition of
impervious surfaces would increase the rate and volume of stormwater runoff.
Without the provision for mitigating measures downstream drainages could be
adversely impacted. In addition, during construction, on -site erosion could result
in sediment being transported downstream with associated negative impacts.
Temporary and permanent water quality measures are proposed to mitigate
potential impacts.
2. Existing Site Conditions
The site is covered with grass, blackberries and scotch broom. See attached
photo. Runoff coming off the road has caused small grass lined channels to form
for about 10' to 75' from the road. At this time the slope flattens a little and the
flow disperses back to sheet flow and infiltrates or continues as sheet flow.
No channels or erosion is evident on the downslope side of the lot so it must
infiltrate pretty well.
3. Developed Site Conditions
The developed site conditions will consist of a single family residence and
associated driveway, paths and landscaping. A 90' long 24" diameter pipe will
provide detention for the 8264 sq. ft of impervious surfaces. This will discharge
downhill in a 6" pipe to the existing catch basin. Based on the site inspection and
slopes present the system will not be adversely impacted by this flow.

4. Erosion Sedimentation Control
Erosion control will be provided by putting in a 50' long quarry rock Construction
Entrance, and about 200 1. f. of silt fence. After backfill of the foundations and
retention system the disturbed areas will be hydroseeded or/and straw mulched.

17110 - 74th Ave. W.
Edmonde; WA 98026
1 . Upslope there is 74th Ave. Across the street to the east are a number of lots with heavy
blackberry growth adjacent to the street. Drainage flowing downhill to the west flows onto the
road and to the north where the road continues and there is a house and garage. The street
slopes to the north.
2. On the west side of the street someone has placed a small curb about to the south property
line. This forces flow to stay on the road until it gets to the subject property
3. Flow from the road flows onto the grassed shoulder and then downhill onto the subject
property where it has cut a number of small channels at the week points of the sod. These
extend from 10' to 75' downhill to the northwest.
4. Where the lot slope gets marginally flatter the channels stop and the flow appears to go back
to sheefflow.
5. To the northwest the house at 17020 has cut down about 12'to have a level concrete
play/parking area. There was no indication that flows have been going down the face of this
cut and rockery.
6. The storm and sewer easement has been completely filled and landscaped. A swale starts
near the base of this slope. Based on the sewer drawings a creek used to flow down this
easement.
7. The house and driveway drainage from 17020 discharges into a blackberry covered ravine.
On the day I was there I could find the outlet by the noise of the discharge.
8. The house at 17103 has a catch basin and french drain at the toe of the slope in the storm
easement. A 6" pipe extended up hill to the east but I could not find its point of beginning.
There was a strong flow coming from this 6" pipe. The outflow runs in a 6" pipe parallel to the
swale. It discharges at 9.
9. The flow from the swale and the 6" pipe combine in a ditch and cross the yard of a yellow
house located at 17029 76th Ave W. There is a 12" concrete culvert crossing the driveway.
The ditch has a rock lined ditch coming into -it which is the flow from 17020 (7.)
10. The ditch picks up flow from another swale to the south of 17021. This enters the storm
system at 76th Ave. W. through a steep drop onto a 12" aluminum culvert. The flow then flows
through a number of 12" concrete culverts and crosses 76th. It goes down into the ravine
where a 36" culvert discharges and becomes a stream which flows toward the sound and the
Lynnwood sewer treatment plant.
There were no indications of overtopping or constrictions at any point.
This Is aeacl on a site walk inj Rick Holde, P.E. on Friday 4/26/96 In the morml
had been raining a lotjuring the week but war, clear during the site visit.
