CONDITIONS OF APPROVAL:
1.
Comply with all Engineering Department requirements stated in Exhibit 5.
2.
A tree cutting plan shall be submitted to the City of Edmonds for approval
by the Planning Manager prior to any tree cutting and prior to subdivision
recording. This tree cutting plan shall be made available to neighbors of
the property for one week for review and comment. If, in the future, any
revisions to the approved tree cutting plan are requested, the plan shall be
submitted to the Planning Manager of the City of Edmonds for review and
approval. Tree cutting restrictions shall be in force until final occupancy
approval for the residences.
3.
The tree cutting plan for each lot shall be accompanied by comments on tree
'health
and safety by a professional tree specialists, such as an arborist,
forester or horticulturist.
A $5,000 irrevocable cash bond shall be posted with the City of Edmonds
prior to subdivision recording. The City has determined that trees on the
site are of significant aesthetic value. Their unnecessary removal, except
as indicated in Item 5, below, would result in significant loss that would
be difficult to replace, due to their age, size and number. The purpose
of the bond is to compensate the general public for damages due to loss of
the trees that are not designated for removal and that are intentionally or
negligently removed. Forfeiture of the principal bond sum shall occur upon
a determination made by the City of Edmonds that trees not designated for
removal have been removed, except as indicated in Item 5, below.
5.
Clearing on each lot shall be restricted to building pads and driveways,
except as indicated in Item 5, below.
6.
Clearing on other portions of lotsshall be limited to those trees that are
dead, dying, diseased, or otherwise hazardous.
