It is my understanding that you have had conversations with Wendie Schulenburg and Gordy Hyde of our staff. I The City's Official Street Map indicates that a full right-of-way(ROW) for 80th Avenue West is proposed as 60 feet. Currently, the secured R (ON along your section of this street is only 30 feet.. Of the additional required 30 feet, 20 feet is located on your property. In order to secure building permits for your proposed addition', City staff informed you that you would be required to make the 20 foot ROW dedication along the entire frontage of your property. There is a reason for the City requiring this dedication. The City considers this a mitigation for potential impacts crated by new development or additions to existing developments. The addition of people and vehicles would potentially impact the street system along 80th Avenue West. In order for 1, or any City official, to render a decision, you need to submit a setback adjustment application or your building permit application. To minimize your cost exposure, I would suggest that you first submit a Setback Adjustment application. At that point, the City will issue its decision. As you are aware, there is a procedure for you to appeal the City's decision on your application. It is the City's desire that a decision could be reached which is mutually acceptable to the applicant and the City. However, you must recognize that the City's decision is based solely on its review of the application and its conformance with the Edmonds Community Development Code.
