I checked with our Engineering Division, and 91't Ave. W in this location is a private access easement, not City right-of-way. Since this access easement serves less than 5 lots, the property addressed 18312 91st Ave. W is considered a flag lot. Setbacks for flag lots in the RS-12 zone are 10-foot side setbacks from all property lines. Any proposed accessory structures would need to be a minimum of 10 feet from all property lines. You had enquired about the City's nonconforming structure regulations. You may refer to these regulations (ECDC Section 17.40.020) by clicking here. You also had questions regarding our geologically hazardous areas. You may find additional information related to these areas in Edmonds Community Development Code (ECDC) Chapters 23.40 and 23.80. Section 23.80.020 contains figures indicating how to calculate slopes. Also, the attached map indicates approximate 2-foot contours on the subject site and surrounding properties.
