The existing residence was recently demolished and a new single-family residence constructed on the lot. The new residence will have a slightly larger foot -print than the existing house but will be located near the eastern side of the lot in basically the same location. as the old house. The old roof down spouts discharged into both splash pads onto the ground surface surrounding the home and into pipes into the ground to an unknown location. Past dispersion of storm water on the lot hasnot caused erosion onsite nor was there visual evidence of past standing water onsite. From the slope of the lot and observations of existing flow paths, all excess surface runoff that discharges onto the lot from the splash blocks, which does not infiltrate, flows west to a large green belt area west of the property - The lot currently contains a single story slab -on -grade shop near the north central portion of the lot. The old residence was located near the east side of the property. The front (east) yard consisted of a gravel driveway to the old house location. and a small grass lawn. The south central portion of the property and the west end consisted of grass lawn. There were no trees on the property. The property was surrounded on the north and south by other residential properties. The lot sloped down gently from the west side of 80" Avenue W across the east end of the property. At the location of the old house, presumably a daylight basement, the slope steepens down to the east and then flattens across the central and western portion of the property. Total elevation change across the lot was on the order of about 8 feet. There was no standing or flowing water on the lot. I We excavated five 1.5 to 3 feet deep hand holes in the south central lawn area (south of the existing garage). The soils encountered consisted of medium dense, damp, grey and brown layers of mixed silty sand with some gravel, fine to medium sand with some gravel, and gravely sand -,vith some silt. This material was fill soil that was placed over the entire central and western portion of this lot and the neighboring lots to the south, we presume during the intial development of the area. Under the fill soil were medium dense to dense, damp, orangish grey, silty fine to medium sand with some gravel. Water was placed in three of the hand holes to depths of 8 to 10 inches. After an. hour, the water levels had dropped from 1.5 to 4 inches from the holes. Using the worst case, the rate of infiltration in the upper soil horizon. based on our tests was 1.5 inches per houn It is our opinion that a rain garden will be suitable to allow the mz(jority of storm water.the opportunity to return. to the ground water regime. with only the heaviest storms discharging as sheet flow to ground surface. Overflow from the rain garden will flow as surface flow -to the green belt area west of the property. For design purposes, a factor of safety of 2 should be applied to the tested infiltrationrate. The existing residence was recently demolished and a new single-family residence constructed on the lot. The new residence will have a slightly larg ,er foot -print than the existing house but will be located near the eastern side of the lot in basicallv the same location as the old house. The old roof down spouts discharged into both splash pads onto the -round surface surrounding the home and, int o pipes into the ground to an unknown location. Past dispersion ofstorm:water on the lot has hot caused erosion onsite nor was there visual evidence of past standing water onsite. From the slope of the lot and observations of existing flow paths, all excess surface runoff,that. discharges onto the lot fTom the splash blocks, which does not infiltrate, flows west to a larg$ .,green belt area.. west of the property. The lot currently contains a single story slab -on -grade shop near the north central portion of the lot. The old residence was located near the east side of the prop . erty. The front (east) yard consisted of a gravel driveway to the old house location and a small grass lawn. The south central portion of the property and the west end consisted of gram lawn. There were no trees on the property. The property was surrottrided on the north and south by other residential properties. The lot sloped down gently rrom the west side of 861 Avenue W, across the east end of the property. At the location of the old house, presumably a daylight basement, the slope ast and then flattens across the central and.western portion of the property. .steepens down to the e, total elevation change across the lot was on the order of about 8 feet. There was no standing or flowing water on the lot. We excavated five 1.5 to 3 feet deep hand holes in the south central lawn area (south of the existing garage). The soils encouxitered consisted of mediwu derise, damp, grey and brown. layers of mixed silty sand with some gravel, fine to medium sand XxAth.some gravel, and gravely sand Mth some silt. This material was fill soil that was placed over the entire central and. western pord . on of this lot and the neighboring lots to the south, we presume..dui�ing the intial. -developnientof the area. Under the fill soil were medium dense- to dense, damp,orang-ish grey, :siltv fine to medium sand with some gravel. This material was weathered Vashon lodgement till deposited at the base of the last glacial advance into the Puget Sotind region about. 15,000 years ago. Water was placed in three of the hand holes to depths of 8 to 10 inches. After an hour, the water levels had dropped froin 1.5 to 4 inches from the holes. Using the worst case, the rate of. i I rifiltration in the tipper soil horizon based on our tests was 1.5 in.ches,per hour. It is our opinion that a rain g arden will be suitable to allow the majority of storm:water the opportunity to return to the ground water regime with only the heaviest storms discharging as sheet flow to ground surface. Overflow from the rain garden will flow as surface flow to the green belt area west of the property. For design purposes, a factor of safety of 2 should be applied to the tested infiltration rate.
