INTRODUCTION
We understand that the subject residence site is to be platted into two lots, and that the existing
residence on the east lot will be demolished and replaced with a new residence of larger
footprint. We also understand that stormwater collected over this new residence will be disposed
on site through an infiltration or dispersion system. Presented in this report are our findings of
the subsurface conditions of the site and our recommendations for on -site stormwater disposal
for the new residence.
SITE CONDITIONS
SURFACE CONDITIONS
The general location of the residence site is shown on Plate I — Vicinity Map. The site is a
rectangular tract of land, with a frontage of 82 lineal feet along 84th Avenue West to the east and
is about 314 feet deep. The site is currently occupied in about its eastern one third by a house
which is to be demolished for the proposed development of the site.

The site is situated on a gentle, westerly -declining plain. Within the site, the ground slopes down
gently to very gently westward across the depth of the site. The unpaved open space over the site
is mostly covered with lawn grass with very -tall, mature, evergreen trees dotting the perimeter of
the site. The proposed stormwater infiltration or dispersion system for the new residence on the
east lot is to be located behind (to the west) of the residence.
GEOLOGIC SETTING AND SOIL CONDITIONS
The Geologic Mgp of the Eastern Half and Part of the Western Half Quadrangles, Washington,
by James P. Minard, published by U. S. Geological Survey in 1983, was referenced for the
geologic and soil conditions of the lot. According to this publication, the surficial soil unit at and
in the vicinity of the residence site is mapped as Vashon Till (Qvo.
The geology of the Puget Sound Lowland has been modified by the advance and retreat of
several glaciers in the past and subsequent deposits and erosion. The latest glacier advanced to
the Puget Sound Lowland is referred to as the Vashon Stade of the Fraser Glaciation, which has
occurred during the later stages of the Pleistocene Epoch and retreated from the region some
14,500 years ago.
The Vashon till soil unit was deposited directly by glacial ice during the most recent glacial
period as it advanced over an eroded, irregular surface of older formations and sediments. It is a
very dense mixture of unsorted clay, silt, sand, gravel, and scattered cobbles and boulders, often
referred to as "hard pan". The Vashon till over the top two to four feet is normally weathered to a
medium -dense state, and is moderately permeable and compressible. The underlying fresh till is
very dense and is practically impervious to stormwater infiltration. The fresh till has the strength
of low-grade concrete and can stand in steep natural slopes or man -make cuts for a long period.
If remains undisturbed and well -drained, the fresh till can provide excellent foundation support
with little settlement expected.

We manually pushed a steel T-bar into the ground in the area of the proposed infiltration or
dispersion system to get an indication of the density of consistency of the surficial soils over the
site. The probe bar could penetrate no more than 2.0 to 2.5 feet deep. The ground probing
results indicate that the residence site is most likely mantled by loose topsoil and medium -dense
weathered till soils to about 2.5 feet below the existing grade, underlain by very -dense fresh till
soils.

GROUNDWATER CONDITION
The fresh till deposit underlying the site at shallow depth is of extremely low permeability and
would perch stormwater infiltrate into the more permeable surficial soils. This perched
groundwater would fluctuate seasonally, depending on precipitation, vegetation cover, site use,
etc. The perched groundwater may dry up completely in the dryer summer months and
accumulate and rise during the wet winter months.
DISCUSSIONS AND RECOMMENDATIONS
GENERAL
The fresh till deposit underlying the site at shallow depth is practically impervious and'would
perch stormwater infiltrating into the more -permeable surficial soils. Therefore, it is our opinion
that the subsurface conditions of the site are not suitable for supporting on -site infiltration
systems, such as infiltration trenches, to dispose stormwater. Storm- runoff over impervious
surfaces of the new residence -should be collected and tightlined to discharge into a storm sewer
under 84h Avenue West, if permissible. Otherwise, we recommend that a retention trench and
dispersion system be used to dispose stormwater on -site for the new residence.
RETENTION TRENCH AND DISPERSION SYSTEM
This system allows' stormwater to be stored in a retention trench and to overflow from the
retention trench and disperse onto a well -vegetated area of the site during off-peak storm hours.

The retention trench and dispersion system should be constructed in the downhill area west of the
new house to be constructed on the east lot. A typical section of the retention trench and
dispersion system is shown on Plate 2 attached hereto. The captured stormwater over impervious
surfaces of the new residence should be routed into an sediment control structure/oil-water
separator before being released into the retention trench. Between the retention trench and the
vegetated dispersion area should be a minimum 2-foot-wide transition zone. This transition zone
should be covered with a layer of non -woven filter fabric stacked with a minimum 4-inch-thick
layer of 2-to-4-inch rock spalls.
The retention trench should be filled with clean, one -inch minus, washed gravel. The total
volume of the void in the gravel fill will be about 35 percent of the total gross volume of the
trench. The size of the trench should have sufficient void volume to store at least 75% of the
total runoff over impervious surfaces calculated based on the design storm event. Based on a
total impervious area of 3,000 square feet for the new residence and a 2-year storm event with
1.86 inches of stormwater in 24 hours, we calculated that the retention trench should be at least 6
feet wide by 6 feet deep by 37 feet long. For the actual total impervious area different than the
assumed 3,000 square feet, the above size of the retention trench should be prorated accordingly.
The top of trench along its downslope side should be about 6 inches lower than its upslope side
to allow water stored in the retention trench to overflow in sheet flow onto the rock-spall-covered
transition zone and the vegetated dispersion zone. The side walls of the trench should be lined
with a layer of non -woven filter fabric before being filled with washed gravel to within about 12
inches of the finished grade, wrapped in non -woven filter fabric. A 6-inch perforated PVC pipe
through which stormwater is to be released into the retention trench should be set level in the

gravel -filled retention trench. The perforated PVC pipe should have at least 18 inches of gravel
cover. The remaining trench should then be filled with 2-inch-minus washed gravel to the finish
grade.
The t6tal area of the vegetated dispersion area should be at least 35 percent of the total
impervious area served by the retention trench and dispersion system. The retention trench and
vegetated dispersion zone should be set back at least 10 feet from adjacent buildings and at least
5 feet from property lines. Water dispersed onto the vegetated dispersion area will mostly
evaporate and be absorbed by the root systems of the vegetation. The remaining water will
infiltrate into the ground and merge into the groundwater flow pattern under the pre -developed
condition.

Backfill for utility trenches may consist of either clean, free -draining, granular soils (such as pit-
twi material) or fine crushed rock (such as pea gravel or 5/8-inch crushed rock). If granular soils
are used, they should be placed in lifts no more than 10 inches thick, with each lift compacted
with a vibratory compactor to at least 95% of the maximum dry density determined by ASTM
D'I 557 (Modified Proctor method) for the top 4 feet of backfill and at least 90% below. If pea
gravel or 5/8-inch crushed is used, the pea gravel or crushed rock fill should be placed in lifts no
more than 4 feet, with each lift thoroughly densified to a non -yielding state with a concrete
vibrator.
