The residence is located at 19314 94th, Edmonds, WA. The assessment was necessitated by owner/builder concerns, as well as City of Edmonds requirements for sensitIvelsloped areas. gefe Project Plans by Ron Johnson, Architect Project Photographs (available) Backgroun ; i't 1 01 An existing residence, approximately 25 to 30 years old, has occupied the westerly sloping lot without any detrimental Seatechnical impacts. Mr. Anderson proposes to demolish some/most of the existing residence and construct a new larger residence. (See City of Edmonds approved plans). The new residence requires additional foundations to the southwest of the existing house. Assessment: On February 20, 1995 this engineer performed soil test pit investigations to determine foundation design criteria. Test pits were dug by a large backhoe to reveal subgrade conditions and engineering notations were written on the approved set of plans. Dense sands and dense silty sands were verified. Beating capacity of 2,000 p.s.f. (Mill.). The southwest corner footing was modified to result in a 4 ft. by 4 ft. square, 10 inches thick, with #4 rebar placed 12 Inches on center, each way. The remainder of the new west footing was widened to 24 inches, with 3 #4 reba r. * West deck supports were 24-inch diameter, 7 4. deep reinforced concrete "sono" tubes placed on dense undisturbed native soils, as verified by this engineer. * A new rockery was placed west of the new residence. This rockery provides erosional stabilization and slight yard grading. Previously, some storm drains SOILS - FOUNDATION$ - SITE DEVELOPMENT - INSPECTION - DRAMAGE - DESIGN& PERMIT - LEGAL 178`14 Bill Ave. N.W. - Seattle, Washington 98177 - (206) 540-9217 released directly on the western slope. A new spreader dispersion pipe was placed within the upslope rockery drainage zone, per this engineer's recommendations. (Photographs available). Summary: • Soil investigations verified proper geotechnical criteria for expanded residence. • Contractor complied with this engineer's recommendations as confirmed by on - site inspections and photographs. s- Foundations installed per engineer's criteria. "Hello Ann, this is the engineer Dennis Bruce 546-9217 and I'm calling regarding Mr. & Mrs. James Anderson project 8808 184th, Permit #95-0064, at 193 14 94th Avenue West, and I'm the en-ineer for the foundations and I looked at this north building wall with it's questionable 2x4 construction, rnade an engineering determination that it had to be replaced with the code 2x6. I understand, there's sorne Issue now that they should have left the inadequate structural wall LIP. I don't think the City of Edmonds wants to take liability for poor earthquake design. I'm looking at approved set of plans by you dated February 6th on Sheet 2 of 11, and there's some red lines with setback distances. The north line is very clear, we're putting, the new house at the sarne spot [as] the old house but it's an engineerina decision for the integrity of that wall, and call me, Dennis Bruce 0 0 enorineer 546-9217, 'cause I run into this all the tirne and no City or County wants to tell people to build a structurally Inadequate house. Sounds like a little sloppiness on the architect's part, but let's get on with it here before we jeopardize the foundation, 'cause its raining and we can have some problems here if we wait.
