We have reviewed the plans and associated data for the
project mentioned above to see if it conforms to the Uniform
Building Code as well as parts of the Uniform Mechanical
Code. We have not reviewed them for requirements of
federal, or other state and local regulatory agencies.
In most cases, the designer should modify the plans and/or
specifications to satisfy these comments.
GENERAL
I. You should ensure that all involved city agencies,
such as Planning, Zoning, Public' Works and Fire Department,
etc, approve of the project.
2. Your Fire Department should approve:
a. The access to the building for Fire Department
apparatus. Section 10.207 UFC.
b. The hydrant location. Section 10.301 UFC and
UFC Standard 10-1.

3. This site contains more than 10 dwelling units and therefore should
comply with the state of Washington regulations for Barrier -Free Facilities.
Section 1213 WSRBFF. See the attached sheets as a guide.
4. This appears to be electrically heated. However the insulation
shown does not comply with the Washington State Energy Code. See
the attached sheet as a guide.
5. A drainage plan should be submitted for your review.
OCCUPANCY AND TYPE OF CONSTRUCTION
1. The building will be evaluated using the 1988 UBC as follows:
Build.ing A - RI Occupancy; Type V-N Construction
Building B - RI Occupancy; Type V-1 Hour Construction (more
than 3000 sq ft on second floor)
Garages - M1 Occupancy; Type V-N Construction
2. A weather resistive barrier should be provided on the exterior
beneath the lap siding. Section 1707.'
3. The flame spread and smoke density of the insulation should be
specified. All insulation materials including facings, such as vapor
barrier or breather papers installed within roof/ceiling assemblies and
walls should have a flame spread rating not to exceed25 or a smoke
density not to exceed 450. Section 1713(c) .
4. The exact amount of the underfloor ventilation should be specified.
Section 2516(c)6. The location of the vents should be shown on a foundation
plan.
5. There should be a minimum of 18" clear to the bottom of the joists
and 12" clear to the bottom of the beams. Section 2516(c)2.
6. The space between the party walls should be fire stopped at a
maximum of 10' o.c. both horizontally and vertically. Section 2516(f) .
7. The draft stop should be provided in line with the walls separating
each unit. Section 2516(f)4B.
8. If the spread footing are used then the footings should be set into
the adjacent grade a minimum of 7". Table 29-A, footnote 2. However,
see structural comments.
9. The masonry veneer should be provided with ties supporting no
more than 2 sq ft of veneer. A #9 gauge horizontal joint reinforcement
should be provided at each tie. Section 3006(d) .

10. A class B roof covering should be provided. Table 32-A. The
use of the asphalt shingles should be justified.
11. The attic access for building B should be a listed one hour fire
resistive assembly. Section 4303(b) .
12. Since only one attic access is provided, a self -closing door should
be provided through the draft stops at each unit. Section 3205(a) .
13. The exact amount of attic ventilation should be justified and indicated
on the plans. Section 3205 (c) .
14. The exact width of the stairways should be indicated on the floor
plans. They do not appear to be 36" wide. Section 3306(b).
15. The enclosed usable space (walls and ceiling) beneath the stairs
should be protected on the enclosed side as required for one hour fire
resistive construction. Section 3306(m).
16. You should make sure that the shaft for the chimney extends through
both the floor/ceiling and roof/ceiling assembly. (Building B only).
17. The factory built fireplaces should be installed in accordance with
their listing. Section 5705.
18. All glazing within doors and within 12" of all doors, sliding doors,
shower and bath enclosures, should be labeled impact type per UBC
Standard 54-2. Section 5406.
BUILDING B
1. The second floor of building B exceeds 3000 sq ft and therefore
should be of one hour fire resistive construction. Section 1202(b).
Section AA on sheet A6 indicates 1/211 gypboard. The detail on sheet
A6 and A7 should be correlated.
2. All 5/8" gypboard shown on sheet A7 should be type X.
3. The roof/ceiling assembly should be of one hour fire resistive construction.
Roof trusses would normally require two layers of 5/8" type X gypboard.
This should be indicated on the plans.
4. What type of exterior siding is being used? Note that vinyl siding
cannot be used unless the amount and spacing complies with section
3007 #2.
5. The location of all exhaust systems should be shown on the plans
including the dryer, kitchen and bathroom exhaust ducts. The dryer
and kitchen exhaust systems should be enclosed in a rated shaft through

the
assembly to the exterior of the
building. The bathroom
exhaust
may
be provided with a ceiling fire
damper or enclosed in a
shaft.
A shaft could be constructed in the
joist space by lining the
joist space
with
5/8" type X on the sides and two layers of 5/811 type x
on the
top.
A detail should be provided.
6. The porch roof framing and support posts should be of one hour
construction. Details should be shown.
MECHANCIAL
1. If the water heater has a non -rigid water connection and is over
4' in height, it should be anchored or strapped to resist horizontal
forces. Section 504 UMC.
2. The bathroom and laundry room should be provided with a mechanical
ventilating system capable of supplying 5 air changes per hour. Section
12 05 (a).
3. The heating' load calculations should be submitted prior to the issuance
of a building permit. The size of the HVAC equipment should be shown
on the plans. Section 407 WEC. -
4. See the attached sheet for additional Energy Code comments.
STRUCTURAL
1. Roof trusses:
a. The truss shop drawings and calculations should be submitted
for our review prior to fabrication. Section 302(b) .
b. The truss fabricator should be one you approve of and their
trusses should be manufactured under a quality control program
of an independent third party. The trusses should bear their
quality control mark. Section 2510(h).
c. Approved hangers should be used at all connections of rafters,
jack or hip trusses to the main girder truss.
d. The non -bearing walls should be held down from the truss
bottom chord with an approved fastener (such as Simpson STC)
to ensure that the truss bottom chord will not bear on the
wall.
e. The gabled end trusses should have vertical web members at
2411 o.c. for attachment of the exterior siding.

f. Light metal plate connected wood trusses with spans greater
than 35' should have the heel plates designed considering the
effect of eccentric loading. UBC Standard 25.1735.
2. The header beneath the end of the girder truss near the stepped
roof should be justified particularly for horizontal shear. Normally
the girder truss is placed approximately 81 from the end wall.
3. The 4 x 8 header over the sliding glass door in the dining room
should be justified. The end of the header support for the window
above falls directly at midspan of this header.
4. How is the cantilevered portion of the second floor over the entry
supported? This supports the entire weight of the roof above. For
building B these joists should be individually wrapped with gypboard
since they support loads from more than one floor. Section 4303(b)6.
5. The 4 x 8 header over the door opening should be justified for
the loading from the cantilevered joists.
6. The soils report appears to require a pile foundation for both buildings.
The foundation drawings provided on sheets A4 and A4 are not compatible
with a pile foundaiton. Grade beams should be provided, beneath all
bearing walls. A complete foundation plan should be submitted for
both buildings.
7. All piles should be'interconnected with a- member capable of transferring
a horizontal force of at least 10% of the largest pile load. Section 2908(b)88
or 2312(j)3B, 1985 UBC.
8. The soils report should provide recommendations for transferring
the lateral loads to the soil. If passive soil pressure is permitted between
the foundation and soil, a value should be stated.
9. The front elevation of building A should be justified for lateral
loading. This does not comply with the prescriptive requirements of
section 2517.
10. There are two unit type B shown on sheet A4. One is approximately
21' wide and appears to be used for the elevations. The other (18,
wide) appears to be used on the site plan although no dimensions are
given. The plans should be clarified as to which one is actually used.
11. If the 18' wide unit is used then lateral calculations should be
submitted to justify the front elevation.
12. The plans appear to be incomplete. Several referenced details
are missing.

13. Truss clips should be provided for attaching the trusses to the
sidewalls to resist wind uplift forces.
14. Standard structural notes should be provided indicating the roof
loading, seismic zone, etc.
15. The panel index for the floor and roof sheathing should be specified.
Our headquarters accounting department in Whittier, California will
send you an invoice for this plan reviewing service based on a valuation
of $ 741,000.
