Along the Northwest portion of property is a hill approximately

on the west side and 65' on the north side which would preserve

natural beauty of the topography, allow privacy for the house on

proposed lot..

The main body of land lies between two hills.
3. Will this variance be detrimental to the public or damaging to
other property or improvements in the vicinity?

To create the proposed lot, approximately 600 yards of dirt.will

to be moved for anleasement to create a panhandle shaped lot.

to retain the natural beauty and privacy of the proposed lot rather thani
bulldozed to create a 20' wide easement for a panhandle shaped lot.
Also, there is another hill located,,on the southeasterly portion of�
the property that will require cutting and alteration of the natural
setting to create a reasonable area for the new house. In addition,
trees may have to be removed due to the damage of that hill.
By subdividing the property without a,variance, the natural back
yard of the existing home will be severely limited and the natural privacy.
Our goal is to preserve the natural hills, trees, and topography by a
better location of lot boundaries.
By a variance, we can establish a more traditional front and back
.Yard setting with as much -street frontage as possible. The proposed lots
would be larger than the codes require.
B. Special Privile ge I do not believe the approval of this proposed
variance would grant a special privilege. The proposed variance is only

trying to preserve the natural topography.
In the area, similar minimum lot width variances have already been
approved' For example, lots 20102 and 20110 on 80th Ave. W. are similar
to our situation in that their lot width is less than 70'. In addition,
across the street, 20020, 20024, 20030, and 20104-81st Ave. W. require
an 801 width, yet do not meet this minimum I requirement.
C. Comprehensive Plan Yes, the approval of this proposed variance
will be consistent with the comprehensive plan. The anticipated use of
the lot is single family residential. By codes in the area, lot size is
a minimum of 8,000 square feet. Our proposed lots will be greatet than
the minimum lot size and will be positioned for maximum street frontage
on 81st Ave.. W.
D. Zoning Ordinance The proposed variance follows the intent of the
Edmonds zoning ordinance. The variance is presented strictly to remain
consistent with the lot lines in the area and as previously stated, to
preserve the natural topography.
E. Not Detrimental The primary purpose of this variance request is
to allow for development without significantly altering the existing
topography. Major landexcavation, whichWould be required without a
variance, would take place on the boundary lines of the property and
