Subject: Locke Residence — 110 Pine Street
A City of Edmonds building permit will need to be obtained and work completed prior to any
occupancy of the detached 2 -story garage structure. The scope of work for the permit may be
stated to the effect of "completion of 2 -story garage structure previously built under expired
permit BLD2000-0547. Please note that the garage structure cannot contain a dwelling unit.
Any features in the garage that would qualify it as a dwelling unit must be removed (e.g. kitchen
facilities).
The building permit submittal documents shall include, at a minimum, the following:
1. Permit Application Dorm A
2. Plot Plan (Site Plan) - Three (3) copies, scaled V=20'.
3. Working Drawings - Two (2) complete sets with the following:
a. General Notes
b. Floor Plans
c. Construction and Section Details
d. Elevation Views
e. Height Calculations (Note: The garage is an accessory structure which cannot
exceed 15 feet from original grade.)
f. Note that the building plans must show compliance with current code. See building
official for exceptions and potential alternatives.
4. Drainage Plan —Three (3) copies, scaled V=20'
When preparing the above plans, please address the following:
• In compliance with Edmonds Community Development Code Chapter 18.30,
stormwater management shall be provided for all impervious surface areas on the site.
• Driveway access for the property shall be from Pine Street, from the most easterly
access only. The most westerly driveway access shall be removed.
• An on-site vehicular turnaround shall be constructed.
Required inspections will likely include: Height Check, Plumbing, Framing, Insulation, Drywall,
Building Final, Engineering Final. The City has no inspection records that indicate the building
meets the maximum allowed height. Also, the City has no inspection records approving the
installation of drywall, as prerequisite inspections for framing cover have not yet occurred.
