McDowell Northwest, Inc., who carries liability insurance with
$500,000.00 in property damage coverage.
A #1 Vulcan hammer and driving system will be used and all opera-

We are pleased to present this geotechnical engineering
report for the single-family residence to be constructed on 7th
Avenue North, north of Bell Street, in Edmonds, Washington. The
purpose of our work was to explore site conditions and provide
earthwork and foundation design criteria. The site location is
indicated on the vicinty Map, Plate 1.
Based on preliminary plans furnished to us, we anticipate
that the residence will consist of a one to two-story structure
with a garage on the north end. The residence dimensions are
approximately 28 feet by 74 feet and it will be located on the
eastern portion of the site. The garage slab will be placed at
approximately the existing site grade and will be accessed by a
gravelled alley which extends to 7th Avenue North.
SITE CONDITIONS
SURFACE
The tra . ct is rectangular in shape, measuring 60 feet by 110
feet. It is located on the east side of 7th Avenue North
approximately eight blocks east of the Edmonds -Kingston ferr�
dock. The topography of the site is relatively flat with a
slight downward slope to the north, and is lower than all
surrounding properties except for the northern property. We

small wooden shed exists on the southeastern corner of the site.
The site vegetation is mostly bare due to the recent demolition,
but there is some grass and dense trees along the western edge
of the site. The adjacent properties to the north and east of
the site contain single-family residences, while along the
southern edge of the site, there is a ten -foot -high wood
retaining structure.
SUBSURFACE
The subsurface conditions were explored by two test pits at
the approximate locations shown on Plate 2. The test pits were
excavated on December 12, 1988 with a rubber -tired backhoe owned
and operated by Evans Brothers Excavating. A geotechnical
engineer from our staff observed the excavation process, logged
the test pits and obtained representative samples of the soils
encountered. The Test Pit Logs are attached to this report as
Plate 3.
The uppermost soil unit consists of four to five and one-
half feet of loose, gray/brown, si'lty sand fill. The fill is
underlain by two and one-half to nine feet of soft peat. Th e
peat i s underlain by loose to medium -dense, blue-gray/tan,
slightly silty sand with gravel to a maximum explored depth of
fourteen feet.
The final logs represent our interpretations of the field
logs and the results of the laboratory examination and tests of
f ield samples . The stratification lines on the logs represent
the approximate boundary between soil types. In actuality, the
transition may be gradual. The relative*',,densities indicated on
the test pit logs are interpretative descriptions based on the
conditions observed during the excavation.
GROUNDWATER
Groundwater seepage was observed at a depth of six to
thirteen feet. The test pits were left open only for a short
time period, therefore, the seepage levels recorded represent
the location of water seepage in the side of the test pit. it
should be noted, however, that groundwater levels vary with
rainfall and other factors. We anticipate that groundwater
could be found between the near surface fill soils and the
underlying peat or within the sand soils beneath the peat.

The fill soils and underlying peat are very susceptible to
settlement, and potential excessive settlement could occur
following the completion of the residence.. For this reason, the
fill soils will not adequately support the residence. The
foundation loads should be transferred to the sands underlying
the peat layer.
Due to the large depth of fill and peat and the extensive
groundwater beneath' the peat, there are two feasible
alternatives for foundation support. The first alternative is
to place the foundation on drilled, auger -cast piers, while the
second alternative is to place the foundation on driven wood
piles. We understand that that the driven wood pile alternative
is being considered. This alternative is suitable if the
vibrations encountered d ur ing pile i-nstallation can be
tolerated. If the vibrations cannot be tolerated, then the
drilled auger -cast pier alternative should be used. We
recommend that the garage slab also be supported by the piles.
Utility connections to the residence should be flexible so that
leaks will not occur due to settlement of the utilities.
TIMBER PILES
The proposed structure may be supported on sound pressure -
treated Class B piles driven into the -.,underlying sand soils.
The piles should conform to the specifications as outlined in
the Uniform Building Code Standard 25-14 for end bearing piles.
Timber piles should have a minimum tip diameter of eight inches.
Timber piles should be placed no closer than three pile
diameters, center to center.
A pile design bearing capacity of twenty (20) tons can be
used. The piles should be driven to refusal. Refusal is
defined as thirty (30) blows per foot for the last one foot of
driving, when driven with a hammer having a rated energy of
fifteen thousand (15000) foot-pounds. The minimum penetration
is eighteen (18). feet below grade. The piles should be.marked
in one foot increments to facilitate the recording of blow
counts during the driving process . The pile number should be
clearly marked on the location stake. We recommend that the
piles be driven with a steam, air or.diesel hammer with fixed
leads.

Based on the test boring information, we expect that pile
lengths will vary between eighteen (18) and twenty-five (25)
feet below existing grade. Because soil conditions can be
variable, we recommend that at least two test piles be driven
before ordering of production piles to obtain a more accurate
estimate of pile lengths and to determine driving
characteristics. The piles and hammer used should be the same
type as to be used in production driving. Geotech Consultants
personnel should observe the installation of both the test piles
and production piles on a full-time basis.
we anticipate timber piles which are driven to refusal,
will have total or differential settlements on the order of one -
quarter inch.
DRAINS
Foundation drains should be provided around the grade beams
to prevent ponding of water in the crawl space. The crawl space
should be covered with two layers of plastic and the area well -
ventilated to prevent the build up of methane gas from the
underlying peat.
We recommend that the existing buildings immediately north
and east of the project site be professionally surveyed for
existing damage prior to the commencement of earthwork. Al 1
cracks or other signs of structural distress should be
documented for protection against construction damage claims by
the owners of adjacent properties.
LIMITATIONS
Geological factors such as stratigraphic discontinuities
that occur between test pits and soil exposures, or variations
in groundwater conditions are not predictable with a limited
exploration.program or conventional engineering analysis. Such
non -quantifiable risks must be borne by the owners.
This report has been prepared for specific application to
this project and for the exclusive use of Bjorn Thuesen, Inc.
and their representatives. Our recommendations and conclusions
are based on the site materials observed, selective laboratory
testing and engineering analyses. The conclusions and,
recommendations are professional opinions derived in accordance

methods, techniques, sequences or procedures, except as
specifically described in our report for consideration in
design. We recommend that this report, in its entirety, be
included in the project contract documents for the information
of the contractor.
ADDITIONAL SERVICES
It is recommended that Geotech Consultants, Inc. provide a
general review of the geotechnical aspects of the final design
and specifications to verify that the earthwork and foundation
recommendations have been properly interpreted and implemented
in the design and in the construction specifications.
It is also recommended that Geotech Consultants, Inc. be
retained to provide geotechnical consultation, testing, and
observation services during construction. This is to confirm
that subsurface conditions are consistent with those indicated
by our exploration, to evaluate whether earthwork and foundation
construction activities comply with the intent of contract plans
and specifications, and to provide recommendations for design
changes in the event subsurface conditions differ . from those
anticipated prior to the start of construction.

This letter is in regard to paving the first 20 ft. of the alleyv which is
our only access to our house and the rental house east of ours.
We have arranged with J. B. Paving to do this work, but I understand we need
to submit this to your department, per Roy Whitcutt.
J. B. Paving will put the necessary foundation of rock under the paving and
Put 5/8- rock eastward the rest of the alley. This is primarily to keep
down the dust and mudt which we experience from the numerous times our cams
for the two houses come and go in a day. These two houses are the only ones
which use this dead end drivewayq which ends at the propertyline on the east
of the rental house.
Do we need to do more regarding the permit or is the original permit good
for this work?

Please come into the yard so you can see what a severe problem this is.
If they could once be out down and the dry ones removed (this is a fire
hazzard due to the several feet of build up) and then spravedg we could
perhaps keep them under control.
We now have a new house on this property and our patio is on the South
oide so we are daily looking at this mesa. We would very much appreciate
your efforts in this regard.

SUBJECT: SETTLED SEWER LATERAL - 202-7TH AVE. N. -

In June, 1985, 1 was asked to provide any information to
Mr. Francis regarding recurring problems with sewer back-
up at 202-7th Ave. N. With the information available, I
suspected that the poplar trees on their property had
caused the blockage due to roots and notified them of
same. The Francis' contacted Russ Johnson to dig up and
repair any problems found with their side sewer in the
suspect area.
On July 31, 1985, Johnson's workers found that the problem
was with the 6" concrete City lateral between the property
line and City sewer main. On August 1, 1985, City sewer
crews dug up and replaced 38 feet of pipe, 25' of which
had settled to a reverse grade. The problem was with the
City lateral.serving this property and has been repaired.
