Subject: Old Milltown Toilet Room (Space 6) remodel
Dear Ralph,
Thank you for inviting City Officials to the site today to discuss specific issues on the Old Milltown demolition
project and Old Milltown Space 6 toilet room remodel project. The purpose of this email is to address the Toilet
Room remodel in Space 6 (south wing of the complex) and use/access to the existing Old Milltown toilet rooms
(located directly north of the south wing tenants). Regarding the toilet room remodel a brief synopsis is as follows
(if any portion is incorrect or not clear please immediately notify my office in writing):
• Property owner agrees the toilet room remodel in Space 6 is the priority project and will push for a speedy
completion (4-6 weeks after permit issuance)
• The City will make the Space 6 project a high priority and the Architect of Record will be timely in all
submittals and resubmittals as necessary to the City
• Temporary construction fencing is proposed to be placed to direct people to the existing Old Milltown toilet
rooms for the duration of the Space 6 remodel once this project is complete fencing will be adjusted to
prevent entry into the existing Old Milltown toilet rooms
• The contractor wants building sewer plumbing (for Old Milltown and the Space 6 remodel) to be addressed
on the Space 6 remodel project
• The property owners' engineer is working on the building sewer plumbing drawings to accommodate the
contractor's request, which may be submitted as early as next Monday or Tuesday for City review (separate
permit application required for sewer work)
• The property owners' design team is designing for one and perhaps two restaurants in the Old Milltown
building; the design team understands the importance of planning for grease interceptor(s) and gaining City
plan approval for interceptors
The City requires the following:
A construction fencing/pedestrian fencing plan shall be immediately submitted for the toilet room remodel
project (maintain a minimum 44 inch width aisle)
A construction fencing/pedestrian fencing plan shall also be submitted for the Old Milltown demolition project
he City can agree to the following:
• The existing Old Milltown toilet rooms may be used for the duration of the Space 6 remodeling project (the
building permit shall be conditioned with a deadline to ensure a speedy completion)
• Building sewer plans may be submitted with the Space 6 remodeling permit but it is possible that additional
comments may be generated by the City based on this submittal
• Once the Space 6 project is complete and approved by the City, construction fencing shall be altered to
prevent entry into the existing Old Milltown toilet rooms —location approval based on the Old Milltown
demolition construction fencing/pedestrian plan approval
The City shall also require the future Space 6 remodel permit to be conditioned as follows:
No demolition work shall occur on the south exterior wall of the Old Milltown building until City approval is
granted or the Space 6 project is complete and approved by the City and
No demolition work shall occur on the interior of the building above the existing toilet rooms until City
approval is granted or until the Space 6 project is complete and approved by the City
Regarding the traffic control plan, the use of parking spaces and sidewalks, construction fencing on City right-of-
way, street crossing access issues, etc.; these issues will be addressed separately in writing by Lyle Chrisman,
