Mr. Allen said there were no problems for engincering. He said the sewer line wa

which should be submitted within 90 days.

proposal meets all Planning and Zoning requirements and it was Mr. Logan's recommenda
tion that the subdivision be approved subject to the necessary dedication being made
within 90 days.
Mr. Logan said that the Official Street Map calls for 88th Ave. West to be a 601 street
and that the City would require from Mr. Hovde 30 feet. The lots are a minimum 12,000
without the area of the pipe -stem. Mr. Logan said that the applicant was proposing,
a 15 foot pipe stem because if a 20 foot pipe stem were used it would make the lots
sub -standard. However the Commission has in the past allowed sub -standard lots when
street dedication has been required

Mr. Hovde asked if after he has deeded the land for 88th Ave. W. and made the improve
ments, would he still not be able to build on Lot "A"? Mr. Allen said this was a
standard requirement of the Engineering Department. He said an L.I.D. could be formed
to improve the street. fir. Allen sa;.d that the Enpinecrinp Department would accept a

fir. Maxwell asked fir. Hovde how far he would have to build a road to serve one lot
and was told about 400 feet. Mr. Allen said that to serve the lot from 205th the
pavement would be approximately 200 feet long. Mr. Maxwell asked if there were any
houses between 203rd and this property and Pir. Hovde said one house at the corner of
203rd and 88th. Mrs. Shippen asked if it was necessary that the street go through
and fir. Allen said that the Official Street Map indicated that 88th was to be a
through street. Mr. Hovde said he could get water from 86th, for the, west lot and 1; ' h ' at
sewers are already in on 88th Ave. W. Mr. Murphy said that a water line could be put
in on a Late Comer Agreement. Mr. Maxwell asked what was on either side of this pro-'
party. Mr. Hovde said there were houses on the west side of 86th, and that his lot
and the adjacent properties were 394 feet deep and extended from 86th to 88th.
A motion was made by Mr. Maxwell, seconded by Mr. Hayes that S-30-71 be appro.yed.,sub-
