I am attaching a copy of the replacement quote from Fire One, Inc. You may wish to have them do the replacement work, as it will be their final approval as to which sprinkler heads require replacement in order to receive certification. The controllcommunicator shall be LIL listed or FM approved for under NFPA 72 for Central Station, Local Protection, Remote Signaling, and Auxiliary Signaling standards. It shall provide power and control for eight supervised detection zones, four.supervised alarm signal circuits and a dual phone line digital communicator. The control/communicator shall be expandable to sixteen supervised detection* zones and shall be able to communicate to a central station in SIA, SK FSK1, SK 4/2 or Radionics BFSK formats. The control/communicator shall be model 5207. There shall be two Class A and six Class B detection zones. They shall accommodate heat detectors, products of combustion detectors, manual pull stations, sprinkler flow switches and gate valve supervisory switches intermixed as permitted by NFPA 72. Products of combustion may either be 2- or 4-wire and shall be cross listed by LIL for use on the system. The detection zones shall be programmed to (1) be cross zoned so that two individual zones must sense products of combustion, (2) automatically reset a detector to verify that products of combustion exist, (3) see a single detector in alarm before the alarm is sounded and a signal is transmitted to -the central station. There shall be four 1 amp supervised (Style Y) alarm signal circuits. They shall cause the notification appliances to ring steady/pulsing/temporal throughout the premises until reset or silenced. The control shall be equipped with four auxiliary relays that shall be programmed to operate on (1) pre -alarm, (2) tamper alarm, (3) special alarm, (4) fire alarm, (5) trouble, (6) no -silence, (7) alarm by specific zone (1-16). The relays shall remain, energized until the panel is silenced, reset or the trouble condition is cleared, unless "no -silence" is selected. The control/communicator shall have an integral annunciator to indicate sequentially zones in trouble and system functions. LEDs shall augment the display to make clear to an operator the system status. Am integral touchpad shall be provided to operate and interrogate the system. Vital operations such as alarm silencing or reset shall be simple and obvious to an operator. Authorization pass codes may or may not be used. The control/communicator shall have the capability to supervise two telephone lines, seize the phone line, and send the alarm signal on one or both lines without the addition of any more equipment. It shall sound a local trouble signal if the telephone service is interrupted for longer that 45 seconds and it shall transmit a signal indicating the loss of phone line service to the.central station over the remaining phone line. A signal shall also be transmitted indicating the restoral of phone service. ADDITIONAL REQUIREMENTS - AUTOMATIC FIRE SPRINKLER AND STANDPIPE SYSTEMS 1 All buildings with Sprinkler or Standpipe systems must include signs (placards) showing locatlions of all control valves in plan view and in an elevation view. The placard shall be protected from moisture and physical damage. 2. All controlling valves shall be marked to indicate what portion of building they control. 3. Valve (sprinkler) control rooms shall have an exterior sign reading: "FIRE SPRINKLER CONTROL" or "STANDPIPE CONTROL". 4. All dry systems must deliver water to insp. test <= 60 seconds. 5. A constantly attended location shall be one where the "watchman" has no other duties than to monitor emergency, security, and environmental control systems. 6. Outside control valves may be padlocked "open" if approved by the Chief. 7. Off premises supervision does not satisfy the requirement for both inside & outside spkIr. alarm bells. 8. Automatic elevator sprinklers shall be provided with listed, indicating -type manual valves. These valves shall be easily accessible and marked "Elevator Sprinkler Shutoff". 9. Building A of Turnberry Condominiums contains 18 units. UBC 904.2.8 requires that an automatic sprinkler system be installed throughout every apartment house containing 16 or more dwelling units.. Residential or quick -response standard sprinklers shall be used in the dwelling units. Since the building is less than 5 stories, a 9-3 system could be used if no trade-offs were proposed. ICBO concurs that the gnliLe building must be sprinkled under this code section. Building A of Turnberry Condominiums proposes 11,857 s.f above the first story. UBC 310.2.2 requires that R-1 occupancies having more than 3,000 sq.ft. of floor area above the first story to be of 1 hour construction throughout. The applicant has proposed Type V-1 Hour construction throughout the building, including the garage. Turnberry has chosen to use UBC 508 and sprinkle the entire building in lieu of providing I hour construction, therefore the sprinkler system must be a 9-1 system throughout the building, including the garage. ICBO, concurs a 9-1 system is required. UBC 904.1.3 states that "when residential sprinkler systems (Standard 9- 3) are provided, exceptions to or reduction in, code requirements based on the installation of an automatic fire -extinguishing system are not allowed." In reading the UBC Handbook it states that "...area increases or substitutions for one -hour fire resistive construction are not permitted when a residential -type sprinkler system (Standard 9-3) is installed...
