a) Section 3205(c) UBC 1976 now requires that "Where eave
or cornice vents are used to provide the required
ventilation of combustible attic spaces, vent openings
shall not be located within three feet measured -laterally
above window or door openings in the wall of the story
immediately below"..
b) Proposed revisions to the 1976 Code by ICBO include a
change to eliminate the requirement from one and two
family dwellings. (see attached)
c). The Building Division recommends that the change be
made to Chapter XI of the Edmonds City Code at this
time.

a) Table 5-A UBC 1973, does not permit openings less than
five feet to a property line.
b) The proposed structure requires two exits, adequately
separated. (3302(c)).
c) An 'exit is defined as a continuous and unobstructed
means of egress to a public way, including yards.
(Section 3301)
d) The proposed letter (copy attached) from the adjoining
property owner does not appear to be an adequate guarantee
of maintaining an exit.
e) The Building Official does not recommend approval.
