The purpose of our. site visit was to evaluate curtain drain performance. and subgrade soil conditions for foundation bearing, and to provide geotechnical engineering recommendations for site preparation and. foundation design. This work was authorized by you on 15 September 1986 and has been completed in accordance with generally accepted geotechnic.al engineering practice. SITE CONDITIONS The property is situated in a topographic depression with ground surface elevations on the order of 15 to 20 f eet bel ow adj oi ni ng street 1 evel . The street embankment along 8th Avenue West slopes downward onto your property at an inclination of approximately 1.5H:lV (Horizontal :Vertical), and presently appears to be relatively stable. Based on our observations of the surrounding area and conversations with Himmelman Construction 7 October 1986 W-4949-1 Page 2 one of the local residents, it appears that the site is located within a former stream valley, with the two adjoining streets and several houses constructed on fill . that was reportedly placed some 20 years ago. The pavement s ection of 8th Avenue South shows considerable evidence of settlement, indicating that the fill may not have been placed in a controlled manner (i.e. compacted uniformly to a specified density). At the time of" our site visit on 16 September 1986, a curtain drain had been installed along the east and north sides of the property. The water that was intercepted by this drain was directed to the northwest corner of the site, where it formed a small pond. Due to site constraints, the northwest corner could not be further ditched to expedite drainage of this water of'fsite A drainage tight -line had also be installed for the purpose of capturing surface water which emanated from an existing culvert located at the southeast corner of the property, as recommended in the previous letter report. This water was directed across the property and discharged into an existing creek channel at the west side of the site. This creek channel was topographically higher than the pond located at the northwest corner, by approximately 2 to 3 feet. An embankment had been�constructed at the south end of.the site providing access for construction equipment from Maple Street. Within the building footprint a surface layer of saturated, anHj�c-rich topsoil had been stripped and stockpiled along the west side of the property. The exposed subgrade was generally soft to 7_de_pth­of_Zou�ghly 6 inch'es, a�ndse`veral ground water seeps were observed. The water which drained from the stockpile and the seeps also collected at the northwest corner of the site. At a depth of approximately. 6 inches, the soil consisted of medium dense, wet. to saturated, f i ne to coarse sand wi th some gravel This material was generally consistent across the building site. SITE DEVELOPMENT To avoid anticipated problems associated with ground water, both during and following construction, we recommend, raising the. grade of the building site by placing a layer of quarry spalls (4 to 6 inch crushed rock) and an overlying section of structural fill , separated from the quarry spalls by a layer of geotextile fabric. The purpose of doing this is to provide a passive d rainage system beneath the house which, in turn, would help to minimize accumulation of moisture in the crawl space area. The geotextile fabric would serve to prevent filling of the_ void spaces between the. rocks, thereby maintaining a free -draining layer. Drainage Layer To minimize the thickness of the drainage blanket, the quarry spalls should be plac ed on a subgrade which has been stripped of the soft, saturated layer of disturbed soils (approximately 6 inches in thickness). To accomplish this, we suggest using a trackhoe or backhoe with a smooth -bladed bucket to minimize traffic — on the saturated subgrade. Given this condition,—t�e quarry.spall drainage blanket should have a minimum compacted thickness 12 -in. hes. If the disturbed soils OL are not stripped, the minimum compacted thickWnould be increased to(..24 inches. �P' In both cases, the drainage blanket should extend at least 5 feet outside of the building footprint. Geotextile Fabric The quarry spall layer should be covered with a geotextile fabric such as Mirafi 140N, or equal. The fabric should be placed in parallel strips with a minimum overlap of 6 inches on each side. C? Himmelman Construction 7 October 1986 W-4949-1 Page 4 Structural Fill All fill placed over the quarry spall layer should be placed in accordance with the following recommendations for "structura 1 fill". Structural fill should be placed in loose lifts not exceeding 8 inches in thickness. Individual lifts should be mechanically compacted to a density of at least 90 percent of the modified Proctor maximum dry density using ASTM:D 1557 as the standard. We recommend that a qualified engineer or technician be present during the placement of structural fill, to observe the work and perform a representative number of insitu density tests. In this way, the adequacy of the earthwork may be ev aluated as grading progresses. The suitability of the soils for use as structural fill depends primarily on the gradation and moisture content of the soil when it is placed. * As the amount of fines (that portion passing the U.S. No. 200 sieve) increases, the soil becomes increasingly sensitive to small changes in moisture content and adequate compaction becomes more difficult or impossible to achieve. Soils that contain more than .about 5 percent fines by weight cannot be consistently compacted to a firm, non - yielding condition when the moisture content is more than a few percent above optimum. The stockpiled site soils (along the west side of the property) are very wet to saturated, and organic -rich in composition. These soils are considered unsuitable for use as structural fill. It appears that no other onsite soils are available for construction of the structural�fill layer.. We therefore recommend importing 11clean" non -moisture -sensitive granular material for structural fill use. Such imported soils should contain no more than 5 percent fines by weight, that portion passing the U.S. No. 200 sieve when measured against the minus No. 4 sieve fraction. Material of this type may be successfully.placed over a wide variety of moisture conditions. immelman Construction 7 October 1986- W-4949-1 Page 5 For this project, we recommend a layer of structural fill ranging from 18 to 24 inches in thickness, as a minimum. Following construction, an impervious moisture barrier should be placed over the structural fill within the crawl, space area, and code provisions regarding minimum clearance should be strictly followed. FOUNDATIONS Driveway bridge foundation recommendations were presented I in our previous letter report. The following paragraphs specifically address the building foundation system. The proposed structure,may be supported by conventional spread footings. These foundation elements may be supported by the quarry spall drainage layer or by str"uctural fill , prepared in accordance with our previous recommendations, placed above the quarry spall drainage layer. We recommend that foundations be designed with a maximum allowable. bearing pressure of 2500 psf (pounds per square foot). This allowable bearing pr essure may be increased by up to one-third to accommodate seismic and transient loads. Exterior footing s should penetrate at least 18 inches b elow f inal exterior grade, for frost protection. Interior footings need penet�rate 1 12 —below—Unal grade. Footings should have a minimum dimension of 16 inch All footings must penetrate _i-nto—t1YV prescribed bearing stratum and,the foundations should not be set in or above loose or disturbed soils, topsoil or any exl-`q fill. We anticipate total settlements may be on the order of 3/4 inch with differential settlements equal to roughly half of the total If loose or soft materials are left within the foundation areas, settlements may be increased. Therefore, it would be appropriate to have the condition of all footing subgrades observed by the soil engineer's representative immediately prior to concrete placement. The water originates from a storm w�ter drainage system located in 8th Avenue South, and the A amount and rate of discharge are controlled by the restricted size of the by-pass culvert. To accomplish this, we recommend that you use a foundation system consi sti ng of one (or two) pai r(s) of shal 1 ow spread footi ngs wi th Sonotube col umns located adjacent to the house (and mid -span), and one pair of deeper drilled piers located at the top.of the embankment slope. The spread footings should have a minimum dimension of 2 feet by 2 feet and should extend at least 1 foot into dense native soils, with a minimum depth of 18 inches below final grade for frost Himmelman Construction 23 July 1986 W-4949 Page 3 protection. The footings may be designed using an allowable bearing capacity of 2000 psf (pounds per square foot). The drilled piers should have a minimum diameter of 18 inches and should extend at least 3 feet into dense native soils at depth. The drilled piers may be designed using an allowable bearing capacity of 6000 psf, assuming A pier depth of 15 feet. We recommend that a representative from our firm be on -site at the time of excavation to confirm the presence of suitable bearing materials. A structural engineer should also be consulted for design of the foundation elements. Based on the observed site conditions, the shallow spread footing excavations may be accomplished using a conventional,backhoe, provided that adequate drainage is installed, as discussed below. The foundation soils are likely susceptible to disturbance from foot traffic and therefore it may be appropriate to slightly overexcavate the footings and place a gravel mat or lean concrete pad in the excavation prior to forming and reinforcement bar placement. The drilled piers may be excavated using a truck -mounted "Hiway" Auger, Bucket Auger, or similar type drill rig. The sandy soils at depth may be susceptible to flowing conditions below the ground water table. To prevent undermining of the roadway and to minimize the need for excess concrete, the driller should be prepared to install casing to the total depth of the hole. Concrete placement should be initiated immediately after drilling is complete to minimize the potential for caving and loss of ground. The concrete should have a high slump and an excess head of concrete should be maintained within the casing as the casing is removed. If water is present in the bottom of the hole prior to concrete placement,. the concrete should be installed using a tremie pipe or "elephant trunk" extension from a concrete pump truck. Afoundation system such as this would tend to resist lateral thrust resulting from settlement or displacement of the roadway embankment. Nevertheless it may be appropriate to employ j�a%9_naj_conn.e_ctj.o..ns,. if the double span foundation alternative is selected. The diagonal members could extend from the base of the Himmelman Construction 23 July 1986 W-4949 Page 4 center span columns to the top of the columns located adjacent to the house. It should also be noted that continued differential settlement of the embankment fill with respect to the bridge may result in a perceptible "bump" at the bridge entrance. Drainage Considerations Prior to clearing the site.and excavating the foundations, we strongly recommend that a drainage system be installed to minimize the presence of surface water and to lower ground water to a depth below the maximum depth of adjacent foundation excavations. To accomplish this, we recommend first that the surface water emanating from culverts be intercepted and directed around the site, and second that a curtain drain be installed along the east side of the property. By intercepting and directing the surface water around the site, this water could be kept away from site operations, thus improving general working conditions, and could simultaneously be kept clean of silt and debris. This drainage system could be installed on either a temporary or permanent basis. The curtain drain should be installed along the east side of the site, and should be no closer than 5 feet to the toe of the existing roadway embankment. The trench may be excavated using a backhoe with either a 12 or 18 inch bucket, and should extend to a minimum depth of 2 feet below the maximum depth of adjacent foundation excavations. The trench should be excavated and backfilled in segments not exceeding 10 to 15 feet in length. A perforated drain pipe should be installed in the bottom of the excavation and should lead to a tight -line located along the south side of the site. The perforated pipe should be surrounded on all sides by at least 4 inches of trench backfill consisting of clean, coarse granularmaterial (i.e. free -draining) such as pea gravel or washed rock. If the curtain drain is installed as a permanent drain, the backfill material should be encapsulated in a geotextile (filter fabric) material such as Mirafi 140 N, or equal . If the curtain drain excavation is greater than 4 feet in depth, it would be appropriate to brace the excavation or slope the sidewalls or both. In all cases, the excavation work should be conducted in accordance with State, County, and local safety codes and provisions. Himmelman Construction W-4949 23 July 1986 Page 5 If, after installation of the curtain drain, additional drainage is warranted, .this may be accomplished by installing transverse drains through the building site and/or installing sumps with submersible pumps. The transverse drains may be constructed in a similar fashion to the curtain drain previously discussed. To minimize future potential problems associated with moisture accumulation in the crawl space area of the house following construction, it may also be appropriate to install shallow transverse drains on 15- to 20-foot centers during construction of the foundations. These drains should discharge by gravity to an appropriate outfall. CLOSURE The conclusions and recommendations presented in this report are based on visual examination of the site and conversations with the contractor and a local resident. The integrity of the foundations depends on proper site preparation and construction procedures.
