Re: Klepinger Variance Application
21010 76th Ave. West
The subject property is situated between two much larger developed sitesv-
both with perimeter areas used for parking; to the property linesq without'
buffering of any kindy as evidenced in the attac hed photos.
Approval of our requ eat for variance would not constitute the granting of
a special privilege because our proposed design and use is consistent
with surrounding properties. In fact, our plan calls for a 4 foot land-
scaped area along the north line from the street to the northeast corner
of our building which will enhance the appearance of both propertie at
parking areasq and will provide the buffer called for in the code.
Fu.rtherg we intend to maintain thellarge evergreen trees conveniently
located near the north and south lines and will provide for ample land-
scaping and a decorative fence between the building and the west pr oerty
line.
As you can see from the photos and site plan, our ability to use the full
width of the site for parking and access is essential and is consistent
with existing uses in the neighborhood. Our request is for the minimum
necessary to enable us to use the propertyv is not detrimental in any way
to the public safety or welfarey and is consistent with the Comprehensive
Plan and purposes of the zoning ordinance.
