A site inspection has revealed a steep slope which appears to slope downward at a slope of 40%
or more, with a loss of elevation of at least 20 feet on or adjacent to the subject property.
Based on the above findings, it is determined that there is potentially a critical area on or adjacent
to the site. A Critical Areas Study is required to delineate the boundaries of this potential critical
areas, the buffers and setbacks. A licensed land surveyor must prepare a map which delineates
the location of all slopes of 40% or more, with a vertical elevation gain or loss of at least 20 feet.
If the property owner wishes to apply for a specific development permit which they feel would
not impact the Critical Areas located on the site, they may submit their proposal to the Planning
Department for review. If the Planning Department finds that the proposed development permit
will not adversely impact a Critical Areas or its buffers, a conditional waiver may be issued on a
project by project basis.

8. Repair or replace all defective existing curb, gutter, and sidewalk adjacent to the property. If an intersection is involved a
handicap ramp may be required. Contractor shall meet with the City Engineering Staff to determine the extent of repair prior to
issuance of the permit. (ECDC 18.90)
9. Driveway slope shall not exceed 14 % without a waiver. Every attempt should be made to keep the slope below 14
