Therefore, since parking is provide on the garage level for the office spaces, accessible parking must be provided for that office parking, and must be located ... on the shortest possible accessible route of travel to an accessible building entrance. The accessible route of travel cannot be routed down the alley since it is directly in the path of vehicle travel which is prohibited under WAC 1107.1.6. Since the building exceeds 3000 sqft. and requires an elevator, the accessible building entrance for this level would be the elevator. • Based on the total number of parking spaces on site, an additional barrier free parking space is required and must be provided near the elevator, since it is the accessible entrance to the building for this floor. WAC 1107.1.6 0 An accessible route of travel must be provided from the sidewalk to the North front entrance to the elevator accessing the residential floors. It appears that there may be steps proposed at this entrance, which must be ramped or redesigned to allow accessibility. The exit court appears meet the requirements of UBC 1006.3.5. Based on our discussion and your preliminary plans, it appears that part of the exit court extends from the 2 d floor through the roof and maintains a minimum 10 foot width open and unobstructed to the sky, and the remaining part of the exit court extends from the main floor though the roof and maintains a minimum 10 foot width open and unobstructed to the sky. The balconies/eaves/planter boxes on the 3rd floor must allow natural light to the habitable spaces located on the 2nd floor as required by UBC 1203.4.3. When you submit for permit, please dimension all eaves, exterior exit balconies, decks, and the actual open/unobstructed area of the Incorporated August 11, 1890 Sister City - Hekinan, Japan 0 0 exit court for verification. This could be included in the covenant. • The access to two exits from the 2 nd and 3 d floor is interrupted by the exit court, which will require an alternate design per UBC 104.2.8. With your permit application, submit a request to the Building Official for alternate design approval of your exiting scheme and state how it is equivalent to that prescribed by the code in "...in suitability, strength, effectiveness, fire resistance, durability, safety and sanitation. • In order to determine exterior wall and opening protection for courts, an assumed property line must be established, typically down the middle of the court. There is particular concern of the exterior wall and opening protection on the B office level. Openings are not permitted within 5 feet and must be protection within 10 feet of the assumed property line.
