Data and plans for the above project have been reviewed for
conformance with the Uniform Building Code and some parts
of the Uniform Mechanical Code. They have not been reviewed
for compliance with requirements of federal, or other state and
local regulatory agencies. Most of the following comments should
be reflected as changes and notes on the plans and in the spec-
ifications.
GENERAL COMMENTS
1. The availability for the sewer connection for the added
flow from the addition should be verified.
2. You may wish to clear with your Fire Department on the
installation of the portable fire extinguishers. Section 10. 301
UFC and UFC Standards 10-1.

3. The Washington State provisions for Barrier Free Design:
a. The ramp or elevator access to the second floor should be provided
unless you determine that exception #4, Section 003 applies.
b. The stairway should have at least one handrail that extends
not less than 12" beyond the top nor less than 22" beyond
the bottom riser. Section 3306(j)
c. The run of the stairway and the nosing detail should be shown.
Nosings should be flushed and slip resistant. Section 3306(m)
d. The floor or landing should be not more than 1/2" lower than
the threshold of the doorway. Section 3304(h)
e. The toilet should comply as an accessible toilet if access to the
second floor is required. Section 511 (a)
4. The "R11 value of the rigid insulation should be specified. (minimum
R=11) Table 6-5 Washington State Energy Code.
OCCUPANCY AND CONSTRUCTION COMMENTS
1. The exterior stairway should not be located within 10' of the property
line. Table 5-A and Section 3306(n), 2nd paragraph.
2. The door opening on the north wall should be 3/4 hour fire protection
assembly. The north wall scales 91 from the north property line. Table 5-A
3. The wall heaters should not encroach into the 1 hour occupancy separ-
ation walls. Section 4304(e)
4. The size of the H2 occupancy should be defined on the plans. If this
building is an existing oversized building, no further additions should be
permitted. Section 104
5. The roofing specifications should be provided. A fire retardant roof
is required. Section 3202(b)
6. Unle ss toilet facilities are available on the premises for the new addition,
the toilet should be completed. Nonabsorbent wall and floor finish should
be provided in accordance with Section 510(b)
7. The specifications of the insulation should be provided. The foam
plastic should have a flame spread rating not to exceed 25 and a smoke
develop rating of not more than 450. Other insulation materials including
facings should have a flame spread not to exceed 25 and smoke density not
to exceed 450. Section 1712(a) and 1713(c)

8. Additional natural light should be provided for the office. (Light
provided by window = 14 sf < 19 sf required.) Section 705(a)
9. The exit door should be openable from the inside without use of key,
special knowlege or effort. This should be noted on the plans. 3304 (c)
10. If the stairway is used by the public, the rise should not exceed 711
and the run should be at least ill'. Section 3306(c)
STRUCTURAL COMMENTS
1. The concrete design is based on f'c = 2000 psi. The footings do not
require special inspection. Section 306(a), exception. -
2. The masonry design is based on 1/2 s.tress. No special inspection
is necessary. Section 2406(c)
3. Shop welded steel components should be constructed by fabricators
approved and registered by you. Section 306 (f) . We suggest you require
WABO certified welders. Section 2714(a)
4. The specifications of the expansion bolts and inserts should be provided.
It should be of a type approved for installation in masonry. See ER 2391,
Table 6 for guide.
5. A partition load equal to 20 psf should be added to the 50 psf office
live load. Section 2304(d)
6. The structural details of the prefabricated stairway should be provided
for review. Section 302(b)
7. The Simpson PA anchors are not applicable to masonry construction;
PAM and PATM should be used. However, the PAM and PATM anchors
must be embedded in a cell of a hollow concrete block which includes at
least one #4 reinforcement bar which extends until engaging other rein-
forcement. See Table 10, footnote 9, ER 1211. Detail 3/2 does not comply.
Also, a continuous horizontal bar appears advisable in the base masonry
unit above the existing wall shown in Detail 2 and 4/2. A tension splice
should lap a minimum 40 diameters. The required splice with the existing
vertical steel is not provided in Detail 2/2. Section 2409(e)6. Removal of
the existing wall exposing the existing vertical steel sufficiently to provide
the 40 bar diameter splice length with the new parapet steel appears necessary.
9. The details of the opening in the existing masonry wall should be
shown and the jamb steel at each side of the opening should be justified
to sustain the wind load perpendicular to the wall. The minimum steel

should be at least one #4 at each side of the opening and also at the top and
bottom of the opening. The bars should extend not less than 24" nor 40
diameters past the opening. Section 2407(h)3 B
10. Section AA, Sheet 1 :
a. A minimum 12" wide footing placed a minimum 1211 into natural
undisturbed grade should be provided for the interior bearing wall.

b. The details of the 2x stripping should be shown with positive bearing
at the bottom and intermediate lateral support to reduce the length -
to -depth rato (1/d) to less than 50. Section 2507(b)
11. The Detail 6/2:
a. The pedestal that supports the stairway should be reinforced as a
compression member. (Minimum 4 bars with ties are required.)
Section 2610(j) and 2312(j)2 B
b. The base plate and anchor bolt details should be shown. Note that
edge distance of the anchor bolts should comply with Table 26-G.
c. For additional ties at the top of the pedestal, see Section 2607(k)3 D,
page 344.
12. The raised roof over the addition is a separate diaphragm. An opening
has been created in the original roof diaphragm. A complete lateral analysis
should be provided which justifies this change. Please see the 1986 supplement,
page 11 where vertical plywood shearwalls may be used to resist earthquake
forces in masonry and concrete buildings. Section 2515(b)

Dear Mr. Stallcop:
After reviewing the proposed Imports Unlimited alarm system
plans, I have the following requirements:
1. The system shall be supervised on a 24-hour basis
2. The system shall operate as a continuous -sounding
system until it is manually silenced or reset.
3. All alarm signals shall be automatically "locked -
in" at the control panel until the operated device
is returned to its normal condition,.and the con-
trol panel is manually reset.
4. The system shall have battery capacity to operate
the alarm system in standby for sixty hours, and -
after that time, initiate an alarm.
5. There shall be a low/no.battery trouble 'Indicator
that shall also operate the general trouble de-
vices as specified herein, but shall not cause an
alarm to be sounded.
