General Information (Model 1451)
The THORN Ionization Smoke Detector,
Model 1451, has a dual-source/dual-chamber
unipolar sensor that provides stable operation
up to 2,000 feet per minute (10 meters per
second) air velocities.
The unique design of Model 1451 will sense
the presence of smoke particles produced by
fast combustion as well as slow smoldering
fires. This chamber exhibits increased stability,
significantly reduces nuisance alarms, and
provides better performance.
The THORN Photoelectronic and Ionization
Smoke Detectors, Models 1451 and 2451, are
designed to seal the sensing chamber from
back pressiure air flow, dust, dirt, and insects.

The THORN Photoelectronic Smoke
Detector, Model 2451, contains a unique op-
tical sensing chamber designed to sense the
presence of smoke particles produced by a
wide range of combustion sources. A new
custom integrated circuit incorporates signal
processing to reduce false alarms and sample/
hold circuitry to provide easy field metering of
sensitivity.

The GX-90 is a high -quality remote piezo signal-
ing device rated 90 db at 10 ft, Available in select
colors, the GX-90 is ideal for applications where
a dependable alarm signal is required in hotels,
dormitories, apartments, hospitals, and other in-
stallations. The high -impact, grain -finished plastic
housing permits attractive flush mounting.
Unlike expensive electromechanical horns, the
GX-90-4 draws only 15 mA at 24 VDC. The device
meets Underwriters' Laboratories requirements for
use with Fire Protective Signaling Systems and is
warranted for one (1) year from date of purchase.

The alarm horns shall be Gentex Model No. GX-90

General Information
THORN heat detectors are designed for
property protection only. These are available
in 1350F and 194*F ratings, in fixed or fixed
and rate -of -rise categories, single -circuit con-
figuration, and with normally open contacts.
Operation of the fixed temperature thermo-
stats is clearly indicated by center disc falling
free from detector upon activation. The rate -of
rise units are self -restoring and thereby elim-
inate manual resetting.
Installation
The rate -of -rise and fixed temperature ther-
mostats are easily installed by setting into a
sturdy base. A simple twisting motion locks
the unit in place.
Mounting
The mounting plate supplied can be used
for both the 31/4 inch and 4 inch octagonal box.
An open mounting system is also available.
Notes
• The rate -of -rise feature on heat detectors may be subject
to reduced sensitivity over time. Therefore, the manufac-
turer recommends testing the rate -of -rise feature at least
once per year by qualified fire protection specialists.
• Not for use outdoors. Use only in normal interior applica-
tions free from condensation and airborne contaminants.
in Independent studies indicate that heat detectors should
be used when property protection alone is involved. In
cases where life safety is a factor, smoke detectors
should be used.

General Information
The THORN rate compensation heat detec-
tors can handle a response to a wide range of
temperatures, from normal interior ceiling
temperatures to 194 0 F. Models rated at 1350 F
can be used for areas where ceiling tempera-
tures normally do not exceed 100OF Areas
with an intermediate heat range of between
1000 F and 1500 F can be covered by the
194 0 F-rated model. All-weather and explosion -
proof models are also available in the 135 OF
and 194 OF temperature range.
A special feature of this series of detectors
is durable construction, Fine silver contact
points, a Devcon hermetic seal, a high -
expansion sensing shell of .040 anodized
Model 302 Technical Specifications
aluminum and a sturdy heat -anticipation con-
trol sleeve insure maximum reliability.
The Model 302 rate anticipation heat detec-
tor responds and activates the fire alarm im-
mediately whenever the ambient temperature
reaches the pre-set temperature setting,
regardless of how fast or slow the temperature
rises. Under rapid heat rise conditions, the
rate anticipation feature enables the detector
to respond one to three degrees ahead of the
setting. At the same time, however, it does not
respond to momentary temperature fluctua-
tions below the selected protection level thus
eliminating false alarms. When temperature
drops back down below the protection level,
the detector automatically resets itself.

We have reviewed the plans and associated data for the project
mentioned above to see if it conforms to the Uniform Building
Code as well as parts of the Uniform Mechanical Code. We
have not reviewed them for requirements of federal, or other
state and local regulatory agencies. In most cases, the designer
should modify the plans and/or specifications to satisfy these
comments.
GENERAL
1. Your Fire Department should ensure that the fire hydrants
are within 1501 of the site. Article 10, UFC
2. Your Public Works Department should review the plans prior
to permit issuance.
3. You should ensure that the Washington State Barrier Free
Design requirements are followed. I am including a guide sheet
for your convenience.

4. Yoij should ensure that the State Energy Code requirements are
foilowed. 1 am including a guide sheet for your convenience.
5. All ground surface water should be directed away from the building.
Explain how this will be accomplished between the new and existing building.
A note should be provided on the plans.
6. The sewage disposal system for the new building should be shown
on the plans.
7. The roof drainage system for the new structure should be a tight -line
system near the ground surface independent of the footing drains.
8. You should ensure your zoning requirements are met. There is
an E-3 occupancy in an area of residential zoning.
9. A soils report has not been provided for review. However, I will
review 'the foundations according to Chapter 219 of the UBC.
OCCUPANCY COMMENTS
1. The exact use of the new structure and its occupancy as well as
the type of construction ShOUld be noted on the plans. (Occupancy
E-3 and Type V-N Construction) Section 302(c)
2. The legal description of the property should be submitted for review.
Section 302(c)
3. The designer should specify whether or not the existing and the
new structures are being considered as one building or as two separate
buildings within the same property:
a. If the new and existing structures are considered one building,
a 1 hour occupancy separation between the new and existing
structure should be provided. Section 503(a,b,c)
b. If the new structure is considered a separate building, the location
of an imaginary property line between the new and existing
structure should be noted on the plans. Section 504 and Table
5-A, Group E, Footnote 1. (3' from either structure would
be adequate. 11
c. Projections shall not extend more than 12" into areas where openings
are prohibited. Section 1710. At locations over windows used
for light and ventilation, the projections should not be more

surface such as portland cement, concrete, ceramic tile or other approved
material which extends upward onto the wall at least 5".. Section 510

EXIT COMMENTS
1. Two exits are required from the new structure. Two exits have
been provided. Therefore, this is in conformance to Section 3303(a)
2. The two exits provide the distance of at least one-half of the diagonal.
Therefore, their arrangement is in compliance with Section 3303(c).
3. Exit doors should be openable from the inside without the use of
a ke,,.,, special knowledge, or effort. Section 3304(c)
4. The height of the door should be at least 618". This should be
noted on the plans. Section 3304(f)
5. The floor or landing should not be more than 1/2" iower than the
threshold of the doorway. Landings should be leveled except for exterior
landinqs which may have a slope not to exceed 1/411 per foot. Section

residence requires to be discharged through an exit passageway. Section

be. serving more than 10 occupants. Therefore, it should be protected
for 1 hour fire -resistive construction.
9. Details should be provided for the two ramps shown on the plans.

TYPE OF CONSTRUCTION
1. All the exterior openings exposed to the weather should be flashed.
A note or detail should be provided on the plans. Section 1707(b)
2. All weather exposed surfaces should have a weather- res i stive barrier
to protect the interior wall covering. The barrier should be as specified
in UBC Standard 17-1 for Kraft waterproof building paper or UBC Standard
32-1 for asphalt saturated rag felt. The typical wall section should provide
a note.
3. The size and location of the attic access should be specified on the
plans. (Provide 2211 x 3011). Section 3205(c)
4. If the water heater has a nonrigid water connection and is over
41011 in height, it should be anchored or strapped to prevent horizontal
displacements due to seismic forces. Section 504 UMC
5. The flame spread and smoke density of the insulation should be
specified. All insulation materials including facings, such as vapor barriers
or breather papers installed within roof/ceiling assemblies and walls should
have a flame spread rating not to exceed 25 nor a smoke density to exceed
450. Section 1713(c)
ROOF TRUSSES, FLOOR & LATERAL SYSTEM
1. All roof trusses should be fabricated in a plant you approve. Section
306 ( f) . Each truss should be stamped with a quality control stamp by
the agency you approve.

2, The truss plans and structural calculations bearing the seal and
signature of a registered professional engineer from the State of Washington
should be submitted for review prior to fabrication.
3. There is no marriage wall as shown on the section. Therefore,
the (2) girder trusses should be able to span 3010". Also, the posts
supporting the (2) girder trusses at the side walls should be specified
on the plans.
4. Foundation plans should be submitted for review. The following
information is required:
a. Concrete strength (f'c = 2000 psi).
b. Foundation layout and footing details.
c. First floor framing plan and location of center footings.
d. Location of foundation vents. Section 2616(c)6
5. This structure falls within the "Conventional Construction Requirements"
of the UBC under Section 2517(g)3 for lateral bracing. However, the
following items should be specified on the plans.
a. The nailing requirements to provide a positive connection between
the roof diaphragm and the exterior shear walls.
b. Seismic zone and basic wind speed should be specified on the
plans. (seismic zone 3, basic wind speed 80 mph, exposure B)
c. The roof plywood panel rating should be noted on the plans
according to Table 25-S-2.
6. The size and spacing of the anchor bolts should be specified on
the plans.

and bottom. If ramp slopes exceed 1.:20, handrails should be provided. Section 7502(e,k).
The side slopes of the ramp appear to exceed a 1:6 ratio and should be modified.
Walks and ramps should be of firm, stable, smooth material with a nonslip surface and at least 44" wide.
Section 7502(d,i).
0 Each HC space should be shown as having a ground sign 41-51 high centered at the head of the space and
bearing the. words, "State Disabled Parking Permit Required". Section 7503(e).
Signs should be shown at every primary public site entrance and at the major junctions leading to the HC
spaces and primary public building entrances, displaying the International Symbol of Access and indicating
the direction of travel. Section 7502(m).
Site fighting of I foot-candle at grade level should be pr I ovided along the accessible routes of travel and at
the parking spaces. Seciton 7502(l).
I. The passenger drop off space should be 121 wide x 251 long (parallel to the accessible route of travel). A
curb cut (is/is not) required. Section 7504(c).
m. The passenger loading spaces should be 41 wide x 201 long and parallel to vehicle space and accessible route
of travel. Section 7SO4(d).
Accessible toilet room facilities:

a. A 44" x 4811 minimum unobstructed floor space inside and outside the doors leading to the HC baths and a
minimum 48" wide aisle to the accessible water closet compartments should be provided. Section 511(a).
A 60" minimum diameter unobstructed floor space should be provided within the toilet rooms (with 12"
maximum door encroachment). Section 511(a).
c. Accessible water closet compartments should have a minimum clearwidtl- of 4'611 and a depth of W-13" and a 32"
minimum clear entry width. Section 511(a).
The details of grab bars to be provided at the front and sides of the toilet should be shown. Section 511(a).
The lavatories should have a rim height of 33'1-3411 and a 29" minimum clearance underneath. Section 511(b).
Lever -type faucet handles should be provided no more than 1711 from the front of the lavatory. The water
heater serving the lavatories should deliver water at a maximum temperature of 120* F unless the drain pipes
and hot water pipes are recessed, insulated or guarded to prevent contact. Section 511(b).
Where towel bars, dispensers, mirrors, shelves, dryers, etc. are provided, at least one of each should be
within 4011 of the floor. Section 511(b).
h. At least one urinal in the men's toilet room should have an elongated Ii p with the opening of the basin within
17" of the floor.
i. Accessible urinal(s) should have a minimum 30" wide by 48" long unobstructed floor space in front of them.
Section 511(a).
General requirements:
a. All areas in this building should be interconnected with HC accessible routes of travel (except storage and
mechanical rooms). Note that stairs do not comply. Section 402, definitions of ACCESSIBLE BUILDING and
ACCESSIBLE ROUTE OF TRAVEL, and amended Table 33-A.
b. Elevators should be provided for access to floors above the first story. Section 5106 and amended Table 33-A.

c. Omission of an elevator to the second floor is subject to your approval. Section 003, Exception 4 and
amended Table 33-A.
d. Access to R-I accessible /adaptable dwelling units abcve the first story may alternately be made by complying

Accessible openings should have a 32" minimum clearwidth. Section 402, definition of ACCESSIBLE OPENING.
(Note: V-11" doors may not achieve this.)

1. The international symbol of access should be displayed at the public building entrances, accessible pub!ic
toilet rooms and required accessible exits. Section S503(a).
m. Signs for the visually impaired should be provided to identify public toilet and reception rooms, stairs, elevators
and all hazardous rooms such as mechanical, electrical and storage. Section 5503(b).
04 Specific requirements:
GNon -slip floor finishes should be specified in the toilet rooms, shower rooms, and along the accessible route of
travel. Section 5502(c).
b. At least one shower in the common shower rooms should be accessible --it should have a seat or to be enlarged
to 60" wide, have lever -operating handles, a hand-held shower spray on 6011 long hose mounted at a maximum
of 4011 above the floor, a 311" long horizontal grab bar at the rear and side, etc. Section SlI(e). Thresholds
should be flush or beveled with a maximum edge height of P.
c. Water fountai * ns and public telephones should be revised and/or detailed so that compliance with Section 511(c,d)
can be verified.
The manual fire alarm should be mounted no more than.54" above the floor. Section 511(b).
e. A door or gate large enough to accommodate the disabled should be installed adjacent to turnstiles. Section 3304(g).
f. The bottom of the vision panels in doors should be within 4011 of the floor. Section 33040).
g. Corridor - is on the accessible route of travel and should have a turnaround area of 44" x 4811 within

S. (Accessible /adapt - able) dwelling units and guest rooms:
a. units are required for this building. They should be* divided approximately equally between the
T bed —room and multi -bedroom units. Section 1213.
b. Comments circled in item 2, 3, and/or 4 apply in general within these units.
c. Two-story (accessible /adaptable) dwelling units do not comply unless they have an elevator or all the requir-!d
accessible rooms are in an accessible level. Section 003.
0 - Structural supports and/or grab bars should be dimensionally located on the plans. Section 1213, exception.
Note that two grab bars are required at the water closet, three at the bathtubs. Section 511(f).
e. The showers in the HC units should have lever type faucets and hand field shower spray nozzles. Section Sli(ej).
f. The kitchens of the HC units should have a 51 uar minimum unobstructed floor space. Section 1213. (Please
see the Illustrated Handbook for Barrier Free Design if you want ideas.)
g. In the adaptable units if cabinetry or shelving is installed below the bathroom lavatories or kitchen counters
they should be installed with screws, nuts or bolts in such a way that they are easily removed. section 1213.
h. A counter should be Provided in the kitchen with a maximum height of 301", with a space beneath at least 29" in
height, 3011 wide and 24" deep. Section 1213.
i. Door and drawer pulls, electrical outlets, etc. in the HC units should be detailed so that ccnipliance with Section
5501 can be verified.
j. A non -slip floor finish should be provided in the bathroom. Section 5502(c).
