The September 4, 1996 meeting of the Architectural Design Board was called to order at 7:00 p.m. by Chairman Oaklief
at the Plaza Meeting Room of the Edmonds Library Building in Edmonds.

C. Introduction: The subject property was originally constructed in the 1950's. The
applicant is proposing to make a small addition to the building to create additional dining
space.
D. Background:
1. Zoning: The property is zoned Multiple Family Residential, I unit per 1,500 square
feet (RM 2.4) which allows one dwelling unit per 2,400 square feet of lot area. The
subject lot area is approximately 8,250 square feet. Thus four dwelling units are
allowed for this project.
2. Issues: Design of the building, site, and landscaping have all been addressed by
the applicant in their proposal, and the Architectural Design Board must determine the
appropriateness of the proposal.
E. Staff Analysis:
1. Building Design: The existing apartment complex consists of three rectangular
buildings placed parallel to the side and rear property lines. The applicant is proposing
additions to the north side of the northern building, and to the south side of the
southern building.

The applicant is proposing to continue tihe flat roofs over the new addition using the
same roof material. The wall siding will be I by 10 beveled siding to match the
existing. The applicant has also proposed a small paved patio area adjacent to the
additions.
