We have reviewed the plans and associated data for the project
mentioned above to see if it conforms to the Uniform Building
Code as well as parts of the Uniform Mechanical Code. We have
not. reviewed them for requirements of federal, or other state
and local regulatory agencies. In most cases, the designer
should modify the plans and/or specifications to satisfy these
comments.
NONSTRUCTURAL COMMENTS
1. General comments:
a. You should ensure that all involved city agencies such
as Planning, Zoning, Public Works, and Fire Department,
etc. approve of the project.
b. Drainage plans should be submitted for your review
prior to permit issuance. The drainage plans should
address the following:
i. The roof drainage should be a tight -line system
near the ground surface independent of the footing
drains. Both systems should be tight -lined.

ii. All the ground surface should be directed away from the building.
iii. All fills, if any, should be compacted to a minimum of 90% of
maximum density by UBC Standards 70-1. Section 7010(e)
c. A soils report has not been submitted for review. However, I will
be checking the foundations and related structures according to
the prescriptive requirements of Chapter 29 of the UBC.

2. Sanitation, Light, and Ventilation:
a. A material used in the walls of showers should be of a type which
is not adversely affected by moisture to a height of 7011 above the
drain inlet.
b. A mechanical venting system should be provided at the bathrooms
capable of providing five air exchanges per hour. The size of the
fans should be noted on the drawings; 50 cfm may be adequate.
Section 1205(a)
3. Exits, Detectors:
a. The door between the garage and the dwelling unit should be solid
wood, 1-3/811 in thickness.
b. The thresholds of the doorways should not exceed 1". A detail
or note should be provided on the drawings. Section 3304(h)
c. The dimensions of the concrete porch should be shown on the plans.

d. A detail should be provided for the handgrip at the stairs. Section
3306(j)
e. The handrail should be designed for 20 #/ft load applied to the top
perpendicular to the hand grip. The connection details should be
included on the plans.
f. There is a reference note on sheet five for the landing indicating
to see Sheet 6. However, Sheet 6 was not submitted for review.
This should be clarified.

g. All foam plastics used in building construction should have a flame
spread rating of not more than 75 and a smoke -developed rating
not more than 450 when tested.

h. Provide an approved flashing for all exterior openings. Section
1707(b). A note or cletial should be specified on the drawings.
i. Glass within 1211 of doors should have impact -resistive glass. See
windows at the dining room. Section 5406
j. The location of the water heater and the furnace should be noted
on the plans. The type of furnace should be specified on the plans.
k. If the water heater is over 41011 in height, and has a nonrigici water
connection, it should be strapped to the wall to resist lateral loads.
Section 504 UMC
I The locations and size of the access to the attic space should be
noted on the plans.
m. A net area equal to 2492 square inches is required for attic ventilation.
It appears that twenty-two 811 diameter roof jacks and the four 12"
x 16" screened gable end vents are not enough. Vents for the lower
roofs should be provided.
STRUCTURAL COMMENTS
1 .. General:
a. The following notes should be added to the plans:
i. The wind velocity and exposure (80 mph and exposure B)
ii. The type of wood and grade used for studs, posts, top and
bottom plates. Specify Fb, Fv & E.
dii. The piywood panel roofing shou:d.be:s1jecified on 'the plans.
2. Roof trusses:
a. All the trusses should be fabricated in a plant you approve. Section
306(f) . Each truss should be stamped with a quality control stamp
by the agency you approve.
b. The truss draw ' ings and structural calculations should be stamped
by a registered professional engineer from the State of Washington.
c. The truss drawings and structural calculations should be submitted
to you prior to fabrication for approval.
d. The size of post supporting the girder truss and the headers should
be noted on the drawings.

e. At all building corners, the trusses should be checked for uplift
due to wind loads. The Cq factors should be as specified in Table
23-H(3). You may specify Simpson H2.5 hurricane anchors for uplift.
3. Floor framing:
a. The camber requirements for the 5-1/8" x 131" g1b should be specified
on the plans.
b. The posts or laminated studs supporting -the. headers should be. noted
or detailed on the plans.
c. The TJ I drawings and structural calculations should be Wbmitted
to you for approval prior to fabrication.
d. An approved connector should be specified for the connection between
the post and the glu-lam beam.
e. The stair landing framing should be specified on the drawings.
4. Lateral system:
a. The shear walls should be labeled on the plans. The type of nailing
and whether plywood or gypsum wallboard is.to be used,should be
specified.
b. The shear walls labeled xj, x3, and x5 on the structural calculations
that are less than 3'8" should be specified as plywood shear walls
according to Sections 4712(d) and Table 25-1.
c. The shear walls labeled Y2 on the structural calculations should be
investigated for uplift. These are nonload bearing -,walls. Simpson
straps. may. be. specified to resist uplift.
d. A typical detail for the connection of the hold-downs at the floor
level should be provided.
e. Uplift calculations for shear walls labeled Y5 on the structural calcu-
lations should be submitted for review.
f. The location of the plywood shear walls should be labeled on the
plans. The hold-down locations should be specified also.
5. Foundation:
a. The minimum wall horizontal and vertical reinforcement should be
specified on the plans. Section 2312(j)2 B & Chapter 26

b. Foundation inspection should be made after excavation before footings
are completed and any reinforcing steel is in place.
