CASSLfrT - Review of sign for Anthony's On Pain st 526 Main St. (80 0 Mr. Bowman said the total allowable sign area was 40 sq. ft.. but the total allowable projecting sign area is 16 sq . ft. The existing projecting sign area was 24 sq. ft. for one sign and 4.5 sq. ft. for a second, exceeding the maximum allowable. The signs project into the right-of-way and have exposed braces and angle irons. Their amortiza- tion period ended August 5, 1979. The signs existed prior to the applicant's having his business there and he changed the design of the signs. The signage was nonconforming and Mr. Spanfelner noted that as the amortization period ran out the applicant knew it would have to be brought into conformance with the current Sign Code. The applicant said he bought the property a year ago in August and at the time he asked what the requirements were and received no information. MR. SPANFELNER MOVED, SECONDED BY MR. ADB-106-79 MIKE OLSON - Review of addition of two units to site of existing singl ily house at 21721 80th Ave. ' W. (RML) The proposal was to modify an existing single family residence to provide for the development of a triplex. The layout for parking and provision of open space was limited because of the conditions on the lot and the utilization of the existing house in the devel . opment. There was a problem with the parking configuration because of the dumpster but that could be remedied by eliminating a small planting area. The planting strip along 80th Ave. W. was not wide enough, being proposed at 2' and the requirement being 5'. Mr. Bowman said the ADB could modify this requirement, and he suggested a fence at that location to screen the parking. Specific plant types and loca- tions were needed, as well as lighting samples. The applicant explained the landscaping and provided prints of a modified plan to accommodate the dumpster. He said the siding will be cedar for the whole unit and there is some existing brick on the front. The roofing will be light brown composition. and the building will be a semi -transparent dark brown. MR. SPANFELNER MOVED, SECONDED BY MR. The application was for a free standing sign which conforms to the Sign Code, although discouraged in the BC zone. Landscaping will be required beneath the sign and Mr. Bowman recommended that if the sign were approved the canopy sign should be eliminated by painting. Chai man LaFon said he was Opposed to this kind of sign along 5th Ave. where they are spending a lot Of money to improve the area. The applicant's only other option would be to remove the house com- pletely, or to remove that portion of the house which does in- vade the setback. The house is in good condition, and it does not appear that removal of the house would be feasible. This is a minimum variance, the house is existing on the property, and all new portions which would be constructed would meet all of the RML requirements as far as setbacks go. The staff feels that it would be an undue hardship for the applicant if he were required to remove the 4 foot invasion from the existing home, or to remove the entire home. Ms. Luster said that any remodeling the applicant will do is to be reviewed by the Architectural Design Board and they will address the parking situation as well as the plan the applicant has to blend in the single family unit with the multi -family addi- tion. The applicant's plan does meet the general intent of the code, and the staff does not feel that it would be detrimental to the neighborhood. Furthermore, there i ' s sufficient square footage to accommodate a triplex. The staff recommended approval of this variance because they feel it is a minimum variance and it will not create a safety hazard if it is allowed to remain in its present location.
