Thanks for the prompt -No. This was investigation into out -of -service tank on the property that was not properly
decommissioned reported by a landscaper hired by tenant. I'm unsure of his credibility and intent of his suspicions. I have no
installation or regulatory records for a tank on this site, only that this property served an automobile leasing company at one
time.
There are no identified leaks or peripheral flammable/combustible issues as cause for continuing an investigation that is
onerous for the owner/lessor/tenant. There has been environmental inquiries on the property, typical for buyer evaluation and
this document is now part of property record for evaluation at a point when redevelopment may be proposed
or environmental contaminant indicators are made known.

His evaluation of approx. 190 s.f. of pervious surface found a 6-10" depth limit
throughout the planting area. His concern and inquiry was brought for the limitations of
his landscape project. My concern is the presence of an underground fuel storage tank.
International Fire Code requires that fuel storage tanks out -of -service for more than one
year be removed from the ground or properly abandoned in place (IFC 3404.2.13.1).
Edmonds building department records show no tank permitting activities. Fire
department records also have no inspection/installation documentation for this site.
Deduction is made by the presence of an automobile leasing company that your
property may have used on -site fueling activities.
My concern is for the environmental and property hazards presented from an aged tank
with fuel products inside. I am sure you share that concern, environmental clean up can
be expensive operations. I ask your assistance in evaluating your property for
undocumented storage tanks and resolution if investigation shows the presence of any
underground storage tanks.'

I didn't find anything. That area along Hwy 99 was annexed in 1978 so it could very well have been done at any time prior
to that. The buildings were all constructed in 1952, 1966 and 1977 (not including Funtasia), according to Snohomish
county. I called and let Mr. Linden know that we don't have any indication of a tank being installed or decommissioned and
that it could have been done in the county.

We have reviewed the plans and associated data for the
project mentioned above to see if it conforms to the
Uniform Building Code as well as parts of the Uniform
Mechanical Code. We have not reviewed them for requirements
of federal, or other state and local regulatory agencies.
In most cases, the designer should modify the plans
and/or specifications to satisfy these comments.
NONSTRUCTURAL
1. The plans are somewhat confusing showing both Phase
11 and Ill. I looked at everything just to be careful.
2.. The new toilet rooms in Suite A should have a ceramic
tile or equivalent 41011 h'lgh wainscot on the walls. Section
510(b). You should decide if sheet vinyl is equivalent
to ceramic tile on the floor. The vinyl should be smooth
without indented patterns if you do accept it.

6. How will the reinforcing bars shown in details I and 2/3 be attached
to the existing concrete?
7. For the wall footing, detail 213, it should be justified for wind
uplift resistance. Section 2311 (f)
8. How are the joists connected to the existing soffit �t the front?
9. Do the details to the left and above detail 3/3 havel anything to
do with the porte-cochere? If not, how is it connected'to the existing

soffit? What does it apply to and how is it connected if it isn't for
the cover?
