DEVELOPED PROPERTY
This project will convert an existing house to a medical office building with parking
contained at the west end of the property. The new parking area for 8 vehicles will
cover 2,450 sq ft of the site. Due the small amount of square footage of the parking
area, I was advised by Don Fiene to use the standard tables for design of the required
detention system and that water quality would not be an issue for this project.
Detention Reguirements
Detention for the subject project will be provided for in a detention system using 52' of
. .. ..... 15."..CMP and 2 type 1 catch basins. This detention system provides a storage capacity
of 68 cu ft
Water Qualit
Addressing water quality concerns is not necessary due to the size of the parking area.
Offsite Drainage
Offsite runoff has little or no impact on this project.

The Critical Areas Checklist. contained on this form is
to be filled out by any . person preparing a
Development Permit Application for the City of
Edmonds prior to his/her submittal of a development
permit to the City.
The purpose of the Checklist is to enable City staff to
determine whether any potential Critical Areas are, 'or
may be, present on the subject' property. The
information needed, to complete the Checklist should
be easily available,from observations of the site or
data available at City Hall (Critical Areas inventories,
maps, or soil surveys).
An applicant, or his/her representative, must fill out
the checklist, sign and date it, and submit it to the
City. The City will review the checklist, make a
precursory site visit, and make a detennination of the
subsequent steps necessary to complete a development
permit application.

This is the tenant improvement for Dr. Upton's doctor's office located at 221 — 4 1h
Avenue N. and this information has been submitted in response to your request. In case
you are looking for the driveway cross section, I swear that I have sent you a copy of
everything submitted, and I did not find it either.

This project will convert an existing house to a medical office building with parking
contained at the west end of the property. The new parking area for 8 vehicles will
cover 2,450 sq ft of the site. Due the small amount of square footage of the parking
area, I was advised by Don Fiene to use the standard tables for design of the required
detention system and that water quality would not be an issue for this project.
Detention Reauirements
Detention for the subject project will be provided for in a detention system using 55' o.f
15" CMP and 2 type 1 catch basins. This detention system provides a storage capacity
of 68 cu ft
Water Quality
Addressing water quality concerns is not necessary due to the size of the parking area.
Offsite Drainage
Offsite runoff has little or no impact on this project.

The City Engineer must approve a site plan designed by a licensed professional civil
engineer prior to construction. Surface water management in accordance with ECDC 18.30 to
include detention and water quality amendments for outside parking area.
The applicant should work with the Public Works Department/Water and Sewer Division to
determine backflow requirements.
The traffic engineer requested the following information for a complete application:
1. Submit traffic report.
2. Specify the driveway slope and cross section.
3. Specify the number of doctors using the facility.
The application is not complete until the traffic engineer approves the requested information.
