ADB-97-45 REOUEST FOR FINAL APPROVAL OF A NEW
FREESTANDING SIGN AND A NEW WALL
MOUNTED SIGN FOR AN APPROVED MOTEL
CURRENTLY UNDER CONSTRUCTION
A. Applicant/Property Owner Applicant's Representative

B. Site Location: 22127 Highway 99
C. Introduction: The ADB has approved a proposed motel ' at 22127 Highway 99
and the building permit has been issued. The applicant has. returned tot the Board
for approval of a freestanding sign and a new wall mounted sign.
This application is before the Board because all freestanding signs must be
reviewed by ADB.
D. Staff Analysis, wall mounted sign:
1. Material: The applicant is proposing individual pan channel letters.
2. Lighting: The sign will be internally illuminated.
3. Colors: The applicant has proposed Red for the wall mounted sign.
4. Sign Area and Sign Height for Wall Sign:
Propose Allowed
Sign Area 22 square feet 40 square feet
Sign Height 13 feet 14 feet
E. Staff Analysis, Freestanding Sign:
1. Material: The applicant is proposing plastic faced sign with an
aluminum frame and aluminum pole skirt.
2. Lighting: The sign will be internally illuminated.
3. Colors: The applicant has proposed a white letters and trim on a red
and blue background with a red frame and a red sign pole skirt.
4. Sign Location: The signs proposed are to be located'at the north east
comer of the property.
S. Landscaping: The Community Development Code r6quires an area
of landscaping twice the size of the square footage of the proposed sign. In

this case the board required adequate landscaping with the approval of the
building and site development pl . This landscaping is not yet- led,

but will be required prior to occul ancy of the building.

F. Compliance, with Findings:
In order for the application to be approved, the Board must find that the application
is in compliance with the following criteri i:
A. That the proposal is consistent with comprehensive plan and other adopted
city policies.
B. That the staff has found that the proposal meets the requirements of the zoning
ordinance, or, the city has approved a variance or a modification under the
zoning ordinance.
C. That the proposal as approved or conditionally approved satisfies the criteria
and purposes ECDC section 20.10, ADD Criteria, ECDC section 20.12
landscaping, and ECDC section 20.60 sign code.
G. Recommendation: The Board must detem-tine if this proposal is consistent with
the general theme of the building, and if the s gn relies to heavily on attention creating
devices, and whether or not the sign.creates sign clutter. The Board may only approve
this item if the findings show compliance wit these issues.
A. The proposal is found to be consistent with the comprehensive Plan and other
adopted city policies.
Section B.8.a of the Comprehens ve Plan states that an establishment
should ... not rely on attention attract . devices...
Section B.8.b of the Comprehensive Plan states that signs should be kept as
simple as possible, relying on symbols to avoid needless clutter.
B. Staff has found that the proposal �eets the requirements of the zoning
ordinance.
C. The proposal satisfies the criteria and purposes ECDC section 20.10, ADB
Criteria, ECDC section 20.12 , landscaping, and ECDC section 20.60, sign,
code,
ECDC section 20.10.070.5 states th t signs should conform to the general
design theme of the building.
