REGIONAL ENGINEER We have reviewed the plans and associated data for the project mentioned above to see if it conforms to the Uniform Building Code as well as parts of the Uniform Mechanical Code. We have not reviewed them for requirements of federal, or other state and local regulatory agencies. In most cases, the designer should modify the plans and/or specifications to satisfy these comilicnts. NONSTRUCTURAL 1. The legal description and site plan show a land locked piece of property which doesn't meet the requirements of Section 504(a). Has your zoning department allowed this subdivision? 2. All of the windows and doors will have to be changed to 3/4 hour assemblies and the overhangs will have to be cut back 4' from the property lines. See 504(b) and Table #5-A 3. Also the amount of window area on the North elevation will have to be cut back to 50% and the framing will have to be steel framing with glass area limited to 1286 sq in/light. The exit at line 6 would not be allowed since it swings over the property line and actually no opening would be allowed that close to the property line. 5. Sections 2 and 3/A5.1 should show the parapet 30" above the upper roof deck. See 1709 6. The parapet in Section 3/A5.1 should be covered with stucco or other noncombustible surface on both sides. Section 1709(b) 7. The firewall should extend through the overhang in detail 1/A5.2 and should have a parapet. See 4304(c) 8. Also the overhang should be cut back to within one foot of the exterior wall. The finish material should be justified for one hour on the soffit and the finish on the vertical portion should be covered both sides with one hour protection. See 1710 (Drivit systems are not allowed on the hour walls. Evaluation Report #4663) 9. The screening around the HVAC equipment will have to be of one hour construction on the south facing side. It can be of noncombustible unprotected cx)nstruction on the other sides (if it is only 4' high, it may be of wood on these other three sides). See 3601 (d) exceptions. 10. The size of the HVAC equipment should be given in order to determine if enough outside air and circulated air is provided. See 705. Also its size should be justified for compliance with the energy code (150% of calculated heat loss). 11. Note 41 on sheet AO.0 should specifically call out class B fire retardant minimum. Table 32-A 12. The access in the canopies should be one hour fire assemblies due to closeness to the property lines. 13. Note 25 on sheet AO.0 is conservative for roof ceiling assemblies. See 2516 (f) 4-3000 square feet is allowed between draft stops. 14. Since the canopy dimensions are shown, note 26 is superfluous. Each canopy on sheet A3.0 should be divided in half by a draft stop. There should be access to both sides of the draft stop- 1.5. Note 36 should be modified to meet the actual conditions shown on sheet A3.0. The front doors should have double cylinder locks with a sign above it reading "THIS DOOR TO REMAIN OPEN DURING BUSINESS HOURS". See 3304(c) Exception 16.
