4. You should ensure that the sewer is large enough to handle the increased
flow due to the discharge from the new building.
The size, location and slope of the sewer line should be shown on
the site plans. Section 302 (b) .
6. The legal -description of the property should be reviewed and approved
by you. Section 302(a)2.
CL7. The drainage plans should be submitted for review prior to permit

a. All the ground surface water should be directed away from the
building. A note should be added to the plans.
b. The roof drainage system- should be a tight -line system near the
ground surface. The footing drains should be independent from
the roof drainage system. Both systems should be tight -lined.

4. The building is within the height and area limitations according to
sections 505 and 507.

5. All the structural members supporting the horizontal two hour occupancy
separation should also be protected by a two hour fire resistive construction.
Section 503(b). This should be noted on the plans and details should
be provided.
6. Section 510(a) requires that a room with a water closet should be
separated from food preparation rooms or ---storage rooms by a tight -fitting
door. The bathroom doors near the kitchens should be a tight -fitting
door. Refer to units 1, 2 and 4.
7. Accessories such as grab bars, towel bars, paper dispensers and
soap dishes provided on or within the walls should be installed and sealed
to protect the structural elements from moisture. Section 510(b). This
should be specified on the plans.
8. The shower compartments should be finished with smooth, hard, nonabsorbent.
materials such as ceramic tile to a height of not less than 70" from the
drain inlet. This should be noted on the plans. Section 510(b).
9. The gypsum wall board specified as a base for the tile on the shower
enclosures should comply with the requirements of section 4712 and UBC
Standard 47-14. This should be specified on the plans.
10. The water closet.stools should have a clear space not less than 30"
in width and a clear space in front of not less than 24". The dimensions
for the clear space should be noted on the plans. Section 511 (a).

All the bathrooms, water closets and utility rooms have been provided
with mechanical ventilation as required by section 1205(c). However,
the size of the fans for all the above mentioned rooms should be specified
on the plans. The mechanical ventilation should be capable of providing
fire air changer per hour. The point of discharge of exhaust air should
be at least 5' from any mechanical venting intake.
15. The kitchens, halls and bathrooms may have ceiling heights of not
less than 7'. You should ensure this is followed.
16. The bedroom in the second level close to stair 2 should be provided
with operable windows approved for emergency escape. The escape windows
should have a clear openable area of 5.7 sq ft with a minimum net clear
height and width dimensions of 24" and 20". The sill height should not
be more than 44" above the floor. Section 1204.
17. The required smoke detectors should receive their primary power
from the building wiring when such' wiring is provided from a commercial.
source. The wiring should be permanent and without a disconnecting
switch. Section 1210(a)3. This, should be noted on the plans.
18. The smoke detectors should be installed on each story. This should
be provided. The smoke detectors should sound an alarm audible in
sleeping rooms. Section 1204(a)4.
19. The smoke detectors should be installed on the ceiling or wall at
Al- a point centrally located in the corridor area giving access to the bedrooms.
Section 1204.(a)4. The location of the smoke detectors should be shown
on the plans.
20. The heating system should. be capable of maintaining a room temperature
of 700 F at -a point of 3' above the floor in all the habitable rooms. The
heating system should be ju-s-tified.
TYPE OF CONSTRUCTION
1. For the purpose of this plan review I will assume all the materials
to be compatible with type V-N construction. Sections 2201 to 2205.
However, the following conditions must be met so the building structure
falls within the type V-N classification:
a. The building must comply with all the requirements of section
403 (basements)
b. The finish grade elevations should be measured as specified in
section 408 (GRADE: Adjacent Ground Elevation)
/ - c. The first story should be in compliance with section 420 (STORY).

The architect should submit calculations of the finish grade elevations

around the perimeter of the building to justify the building is a two story

over basement structure. If the finish grade is such that the building

does not qualify as a two story over basement the type of construction
must be type V-1 hour throughout. Table 5-D and section 1202 (b) .
2. The floor ceiling assembly between the garage and the dwelling units
should be of two hour fire resistive construction. The assembly shown
on the plans on sheet A-5 does not comply -with the required fire rating.
This should be corrected. I am including a copy of UL design for the
designers information.
3. All the columns supporting the floor system over the garage should
be protected by two hour fire resistive construction. Details for the
fire resistive protection should be provided for review.
4. The column's fire protection covering is exposed to injury from moving
vehicles within the garage. Therefore, column jacketing or other means
of protecting the fire covering should be specified on the plans. The
method of column protection should be approved by the building official.
Section 4303(b)5.
5. The steel beams and glulam beams supporting the two hour fire resistive.
assembly and loads from the second level and roof should be individually
wrapped with the same fire protection as the floor assembly. Section
4303 (b) 6. Details showing the individual protection of the steel and wood
beams should be submitted for review.
6. Details for the penetrat ions on the two hour floor ceiling assembly
should be provided for review. Fire stopping should be of an approved
material, securely instatled and capable of maintaining its integrity where
subject to the time temperat_ure curve of UBC Standard 43-1. Section 4305.

Details should be provided on the plans. A design from the Fire Resistive
Manual from the Gypsum Association may be specified.

should be such that any arec-rwithin the unit with 10 or more occupants
should have access to two required exits. Section 3303(c).
2. Stair 1 exits into a garage. The overhead door is not acceptable
as a required exit. Section 3304(n) . This should be corrected.
3. All the exit doors should be openable from the inside without the
use of a key or any special knowledge. This should be noted on the
plans. Section 3304(c) .
4. The height of all exit doors should be specified on the plans. Section
3304(f) .
5. There should be a floor or landing on each side of the door. The
door or landing should be not more than I" lower than the threshold
