CONSTRUCTION 3826 Woodland Park Avenue North Seattle, WA 98103 Subject: Evaluation of Concrete Foundation, 23628 76th Avenue West Edmonds, Washington Dear Mr. Jones: Pacific Testing Laboratories was retained to perform an evaluation of the subject residence foundation walls for damage due to fire exposure. The residence is a rambler with a daylight basement. The bas ' ement has a fall height wall along the east side of the house that tapers down on the north and south sides to a low stem wall �long the west side. The inspection was conducted December 6, 1996. The fire was reported to hav . e occurred approximately 6 months prior to this inspection. CONCRETE EVALUATION There were only minor indications of heat damage to some sections of the basement walls. These locations were the north wall at the northeast comer of the basement, and the east wall directly under the front entry ' way. Minor micro -cracking of the concrete surface was noted in these areas, but the only discoloration was a blackened surface due to* soot deposits. Chipping at the concrete revealed that -there was no penetration of excessive heat into the concrete, as evidenced by the lack of discoloration. These observations indicate the concrete did not reach temperatures high enough or sustained long enough to cause damage to the concrete. The majority of the basement walls are either discolored from soot deposits (without any cracking), or were never exposed directly to flames where the drywall was left still partially intact. The first location was the wall beneath the entry way, which exhibited slightly more micro -cracking I than the north wall. The second location was selected approximately 10 to 1.5 feet south of the first location, where the concrete was protected from direct flame by drywall. The concrete here had no discoloration or micro - cracks and was not affected by the heat of the fire. The results of the test, performed in accordance with ASTM C803, indicated that the compressive strength at the two locations were identical, and have an indicated'compressive strength well over 3,000 psi. This testing confirms the visual observations that no damage was done to the concrete which could sacrifice its structural integrity. REINFORCING STEEL SPACING The wall reinforcement was verified in three locations using a pachometer. The spacing of the bars typically fell in the range of 16 to 18 inches on center, both vertically and horizontally. The locations checked were the east wall near the southeast comer, the north wall near the northeast comer, and the east wall under the entry way. These locations were the north wall at the northeast comer of the basement, and the east wall directly under the froht entry * w ay. Minor micro -cracking of the concrete surface was noted in these areas, but the only discoloration was a blackened surface due to soot deposits. Chipping at the concrete revealed that there was no penetration of excessive heat into the concrete, as evidenced by the lack of discoloration. These observations, indicate the concrete did not reach temperatures high enough or sustained long enough to cause damage to the concrete. Ile majority of the basement walls are either discolored from soot deposits (without any cracking), or were never exposed directly to flames where the drywall was left still partially intact. The first Ito'cation was the wall beneath the entry way, which exhibited slightly more micro -cracking than the north wall. The second location was selected approximately 10 to 15 feet south of the first location, where the concrete was protected from *direct flame by drywall. The concrete here had no discoloration or micro - cracks and was not affected by the heat of the fire. The results of the test, performed in accordance with ASTM C803, indicated that' the compressive strength at the two locations were identical, and have an indicated compressive strength well over 3,000 psi. This testing confirms the visual observations that no damage was done to the concrete which could sacrifice its structural integrity. REINFORCING STEEL SPACING The wall reinforcement was verified in three locations using a pachometer. The spacing of the bars typically fell in the range of 16 to IS inches on center, both vertically and horizontally. The locations checked were the east wall near the southeast comer, the north wall near the northeast comer, and the east wall under the entry way.
