In response to your plan review comments stated in your letter of 3/27 and phone comments of 4/14
please note the following changes to our submittal for AD13...
An analysis of the Trip Generation chart for the 6th Ed. of the ITE book for LU Code 220 for mult-
family residences shows peak a.m. trips of 0.51/hr.per unit and peak p.m. trips of 0.61/hr. per unit
which, when multiplied by the 6 units which we are proposing yields 3.06 peak a.m. trips and 3.71
peak p.m. trips. These.figures are respectively well below the 10 peak hour threshold set by State
standards. It is my opinion that these figures represent a project which will have little if any effect
upon local traffic.
2. 24' drive aisle width is present on revised plan.
3. Engineering requirements will be brought out in ADB review and will be incorporated for bldg.
permit submittal. Engineering has said the site plan,is currently complete and subject to further
review and comment at a later date.
4. Street frontage improvement note has been added to the site plan to acknowledge the need to
intregate City of Edmonds requirements yet to be determined.

The Engineering Division has reviewed the application. The Engineering
Division has the following comments at this time
1 . The applicant will need to comply with all the terms of any future permits.
2. The driveway access will be required to have curbs separating the driving
surface from the surrounding landscaping.
3. Storm water detention must be provided for all impervious area. The
water released from the detention system must be released into the
public storm system. That may require extension of the existing facility.
Infiltration, as shown in the driveway, will not be allowed
4. The developer will be required to install curb, gutter and sidewalk across
the entire frontage of the property. Pavement widening on 84t" Ave. W.
will likely be required as well. Asphalt tapers from the new
improvements will need to be constructed to match to existi . ng conditions.
The application is considered complete at this time.
